Fitted home offices in Chelsea, Kensington and Chelsea

Planning fitted home offices for a home in Chelsea? It starts with a design visit to measure and talk through ideas, then a quote in writing.

  • Cables trailing across the desk and floor
  • A corner too odd for a standard desk
  • Glare from a window on the screen

Need fitted home offices in Chelsea?

Questions we are often asked

Is Chelsea in the area you cover for fitted home offices?

Yes. Chelsea is one of the places we work, along with the rest of Kensington and Chelsea and London. You can message us from the contact page to arrange a design visit.

My home in Chelsea is a period house with walls that aren’t straight. Is that a problem?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Can a home office go in a loft room?

Yes, in a converted loft room. Headroom is the main thing to plan around, so you can stand at the desk. Lower areas can take cupboards and shelves.

How much does a fitted home office cost?

Your quote is written for your room once we’ve visited and measured. A simple desk with shelves involves less work than a full wall of cupboards and drawers. Everything is set out in a written quote after the visit.

How long does it take to fit a home office?

The time the fitting takes depends on how much desk, shelving and storage you want, and your quote sets out the fitting days. Every part is made in our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.

Do you wire in sockets for the home office?

That’s work for your electrician. We plan the furniture around them, with cable routes through the desk and units. They can then be fitted where we’ve allowed for them.

Fitted home offices in Chelsea

Each home office is made at our workshop, using moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits desks and long shelves, while MDF takes paint well for the doors and panels. It’s then spray-painted or hand-painted and fitted in your home in Chelsea. People usually come to us about no way to put work away and a corner too odd for a standard desk, and the answer is made in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Floors in older houses often slope, but a desk top needs to sit level, so desks in older homes are levelled on site. A large share of the homes around Chelsea were built before 1919, so levelling is part of the plan from the first visit. Shelves above are scribed to the wall so the gaps stay even.

We write quotes in plain English. You will see what will be made, the boards used and the finish, taken from what we agreed at the visit.

Flats, blocks and rented homes

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit, so fitting day is planned around them.

Landlords furnishing a let use fitted furniture too, as it makes good use of an awkward room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.

What it is made from

Pull-out drawers

We make the drawer boxes from birch plywood for strength. They carry papers, files and equipment. The fronts are painted to match.

Birch plywood

A home office shelf often carries heavy books and folders. We use birch plywood for shelves that carry a load. Where the span is long, we add thickness or support.

How fitting works for fitted home offices

When the fitting is done, we tidy the room. Before we leave, we go over the finished piece together and explain how to look after the paint. The time the fitting takes depends on the size of the room and the design, and we confirm the fitting days in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so each piece is trimmed and adjusted on site. Floors are protected, and dust is kept down as far as possible. Parking can be tight on terraced streets, so let us know about permits and bays during the design visit.

  1. You get in touch with some details about the room.
  2. At the design visit, we look at the room, the window and your equipment, and plan where the cables will run.
  3. A written quote follows, with the fitting days agreed.
  4. We make the desk, shelves and cupboards in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and leave it ready for work.

Before we arrive

  • Clear the walls of pictures and shelves
  • Keep pets in another room while we work
  • Move anything in the hall or on the stairs out of the way

Ask for a quote

We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a quote in writing. We quote each job for the room it’s going into, after the design visit. To arrange a visit, drop us a line using the contact form.

Advice

Is it time for fitted home offices?

The most common reason is working from home. The kitchen table works for a while, then it does not. A built-in desk and storage make working at home far easier.

A few of the things people ask us to solve include:

  • Flimsy shelves that won’t take the weight
  • A room with two jobs to do
  • An alcove or landing that could take a desk
  • A screen that is hard to read by the window

Near listed buildings like Church of St Luke, under half a mile west of the centre of Chelsea, older homes may keep original joinery that home offices can be designed around. For a listed home, fixing into original features can require listed building consent.

Choosing a carpenter

  • Will the doors close with even gaps?
  • Do they scribe the furniture to the walls?
  • Whether the quote says what the furniture is made from
  • Whether they can show you real projects they’ve done

Home working in Chelsea: local notes

In the neighbourhood around Chelsea, the largest groups of homes date from before 1919 (about 68%) and between 1919 and 1939 (about 13%), based on the Valuation Office Agency’s 2025 council tax data. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Within a mile of the centre of Chelsea, 20 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. More than half of the homes in the neighbourhood around Chelsea (about 68%) were built before 1919, in the VOA’s 2025 council tax stock figures. Houses of that age often have alcoves beside a chimney breast that can take a desk, with shelving above.

For a family home near Oratory Roman Catholic Primary School, closed cupboards above a desk keep work papers and school books apart. If your home is one of the older houses near Former Welsh Congregational Church, a small back bedroom can become a home office with a desk under the window.

Made for the room, or bought in a box?

Ready-made desks rarely plan for cables. A fitted desk can have routes built in for chargers, screens and printers. That keeps the desk and the floor tidy. Tall standalone furniture needs fixing back to the wall so it cannot tip, and in an older house that can mean fixing into brick or lath and plaster. With fitted pieces, the fixings are planned for the wall from the start.

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It helps to talk about parking at the design visit, so we can plan for it.
