Looking after your furniture
People planning fitted home offices often ask about these. They’re worth knowing whatever the room:
- Measure your chair and how much room you need behind it
- Mention any parking rules on your street
- Note what sits on and around your desk
- Note the position of sockets in the room
We run each drawer and open each door with you before we go. We’ll show you the cable routes and how they’re meant to be used. You’ll be ready to set up your desk.
Every so often, look at the handles and hinges. Tightening early stops a small looseness getting worse. If something stops working smoothly, use our contact form and describe it.
About our fitted home offices in Kensington
A spare room often makes the best home office, particularly if it still needs to work as a guest room. The office can be planned to leave space for a bed or a sofa, or doors that close over the desk at the end of the day. It’s worth talking through during the design visit in Kensington. Most enquiries start with files and folders piling up and shelving that bows under the load; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.
Ceilings in homes built before 1919 are often tall, and a large share of homes around Kensington are that age. Shelving can go up high above the desk, with the top shelves for things you rarely need. Some internal walls in older houses are lath and plaster, so fixings are chosen to suit, and long shelves are sized so they don’t sag.
Where other trades are needed, for example an electrician to move a socket, we point that out. Our quote covers the carpentry: the design, the materials and the finish.

Materials and finishes
Moisture-resistant MDF
For the painted parts of a home office, moisture-resistant MDF is a sound choice. It holds its shape and takes paint well. It works with a spray-painted or hand-painted finish.
Shelves
Shelves can be fixed or adjustable. Fixed shelves add stiffness to tall units, while adjustable ones let you change things later.
FAQs: fitted home offices in Kensington
My house in Kensington is Victorian. Can you deal with uneven walls?
Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
What materials do you use for home offices?
Our home offices are made from moisture-resistant MDF and birch plywood, then painted. Long shelves are sized to carry books and files without sagging. The materials and finish are agreed in your quote.
Do I need to be in when you fit?
Someone needs to let us in. It is good to have someone there at the end to look over the work with us.
Should I send photos?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough measurements. You can send them when you send us a few details through our contact form.
How is the furniture painted?
There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Flats, conversions and lettings
If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations. We can’t advise on your lease.
For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising at the design visit.
Neighbourhoods near Kensington
Built-in desks and shelving in Kensington
About 69% of the homes in the neighbourhood around Kensington went up before 1919, and about 10% between 1973 and 1999, according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Kensington is partly covered by the Holland Park Conservation Area, one of the conservation areas recorded by Historic England. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If you’re unsure, check with the council before work starts. Purpose-built flats are home to about 56% of households in the neighbourhood around Kensington, in the ONS Census 2021 figures. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.
If you live in a flat close to Kensington Olympia station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. If your home is one of the older houses near Church of St Barnabas, a small back bedroom can become a home office with a desk under the window.

How fitting day works
Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Hand painting, if that’s your finish, can follow the fitting.
- It starts when you contact us with some details about the space, including the equipment you use.
- We come to measure and work out where the desk, shelves and cable routes should go. New sockets are for your electrician, so it helps to think about them early.
- You receive a quote in writing for the office we have discussed, for you to read through.
- Your office furniture is made in our workshop and painted to your chosen colour, using moisture-resistant MDF and birch plywood.
- We fit it in your home, scribed to the walls and set level, with cable routes left clear.
Preparing the room
- Take anything hanging off the wall we’re fitting to
- Leave a clear route from the front door to the room
- Let us know if your street is in a controlled parking zone
How to get a quote
It is useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough measurements. To share them, message us from the contact page, and we will arrange a design visit.
Advice
Do you need fitted home offices in Kensington?
Keeping work in its own space is a common wish. With doors over the desk, work can be put away at the end of the day. It makes the house feel like home again in the evening.
If any of these sound familiar, it is worth getting in touch:
- A spare room that has to be an office and a guest room
- A screen that’s hard to read by the window
- An alcove or landing that could take a desk
- Wanting to close the door on work at the end of the day
If your home is as old as some of the listed buildings nearby, like The Tower House, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.
Choosing a carpenter
- Will the doors close with even gaps?
- Whether the quote says what the furniture is made from
- Whether the quote follows a visit to your home
- Do they scribe the furniture to the walls?
