Questions from Hyde Park Estate

Will a conservation area stop me having fitted home offices fitted in Hyde Park Estate?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.

Do you make fitted home offices for homes in Hyde Park Estate?

Yes, we work across Westminster, Hyde Park Estate included, and across the rest of London. You can drop us a line using the contact form to arrange a design visit.

Is the furniture spray painted or hand painted?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you’ve chosen.

How do you get the furniture up the stairs?

It’s made in sections, sized for the route along with the room itself. That’s why we measure the stairs, lift and doorways during the design visit.

How long is the fitting for a home office?

The time the fitting takes depends on the layout and how many pieces make up the office, and the fitting days are agreed in your quote. The office is made at our workshop first, so the time in your home is spent fitting. We work tidily and keep the room as clear as we can.

How much does a fitted home office cost?

We quote each job for the room it’s going into, after the design visit. The size of the room, the amount of desk, shelving and storage, and the finish all shape the price. To get a quote, use our contact form and we’ll arrange a design visit.

Fitted home offices in Hyde Park Estate: what you get

In a period room, an alcove is often the right size for a compact desk. The desk and shelves are scribed to the alcove, as period walls are seldom flat. The opposite alcove can carry shelves or a cupboard to match. It makes a working corner that suits the room, in Hyde Park Estate or anywhere else. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are an alcove or landing that could take a desk and a tangle of chargers and leads.

Most households around Hyde Park Estate live in purpose-built flats, and in a flat, working from home usually means sharing space with something else. A built-in desk in an alcove, a hallway recess or the end of a bedroom keeps work contained. The furniture is built in sections that fit the route into the flat.

A quote in writing follows the design visit. It sets out the design we’ve talked through, the materials and the finish, so you know exactly what you are getting.

What it costs

There is no set price, because there is no set room. The things that affect it are:

  • How easy it is to get the furniture into the room
  • Doors and drawers, and how many
  • Where a van can park, such as a permit bay or a bay suspension
  • How big the furniture is

There is no price list, because every piece is designed for one room. Instead, we measure, go through the design and then quote in writing, naming the materials and finish. To start, fill in our short enquiry form.

Getting in touch

There is no need for exact sizes or plans. It’s enough to send:

  • Rough sizes: width, height and depth
  • Pictures showing the full wall, from floor to ceiling
  • What you’d like to store or use the space for
  • Whether it is a house or a flat, and if there are stairs or a lift

To make a start, send us a few details through our contact form and tell us a little about the room and roughly what you’d like. We then arrange a design visit to measure and discuss the design, and a quote in writing follows.

How fitting works for fitted home offices

Fitting day follows a set order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. How long fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. Where there’s no lift, each section is sized to be carried up the stairs safely. The tightest landing sets the largest piece. The pieces are assembled in the flat.

  1. First you tell us about the room and what your work needs, including the equipment you use.
  2. We come to measure and work out where the desk, shelves and cable routes should go. New sockets are for your electrician, so it is useful to think about them early.
  3. A quote in writing follows, with the design, finish and fitting days set out, for you to read through.
  4. We make every part in our workshop, sized for the room and the route in.
  5. The office is fitted in your home and checked, ready for work.

How to prepare

  • Get any new sockets or wiring done by your electrician before fitting day
  • Clear the area where the furniture is going
  • Move anything in the hall or on the stairs out of the way

Getting a quote

Getting a quote starts with a few details: which room it is, rough sizes and a couple of pictures if you can take them. To send them, tell us about the room on our contact form. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.

What it is made from

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. It goes into the desk, the carcasses and the drawers, with the edge either shown or painted.

Hand-painted finish

Hand painting gives a slightly softer look than spraying. It can be applied on site, in a colour agreed with you. It can match the skirting and doors.

Hyde Park Estate homes and fitted home offices

The biggest shares of homes in the neighbourhood around Hyde Park Estate were built before 1919 (about 42%) and since 2000 (about 18%), going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Hyde Park Estate include Church of St Mary (Grade I), about 0.5 miles north-east, and Home House (courtauld Institute) (Grade I), about 0.5 miles east. If your own home is listed, internal works that affect its character, like fixing into or removing original joinery, can require listed building consent. The council’s conservation officer is the person to ask before work starts. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. In Hyde Park Estate, a van will normally need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. It is useful to tell us about parking at the design visit.

Living in a block of flats near London Paddington station? Then it helps to book the lift and tell the concierge before fitting day. If your home is one of the older houses near Church of St John the Evangelist, an alcove beside the chimney breast is often just right for a built-in desk. Close to Hyde Park? A desk facing a window makes the most of the daylight.

Caring for painted furniture

A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:

  • Note the position of sockets in the room
  • Note what sits on and around your desk
  • Mention any parking rules on your street
  • Decide how much should be open shelving and how much behind doors

Heavy files are best kept low or close to the supports. It helps shelves stay straight. The shelves are made for what you said you’d keep on them.

Use the cable routes so wires do not rub the paint. Tight cables can mark edges over time. A little tidying now and then keeps the office calm.

Bespoke or off-the-shelf?

If you only need a simple desk against a straight wall, an off-the-shelf desk may be enough. A fitted office earns its place where the space is awkward or the storage matters. We will give you an honest view at the measuring visit. Standard furniture does not allow for boxed-in pipes, risers or meter cupboards, so it ends up with gaps or blocks access. Fitted furniture is built around them.

Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote, written once we have measured up.

Why us?

  • Spray painted or hand painted, in the colour you choose
  • Built in our workshop and fitted in your home
  • Scribed to uneven walls
  • Designed for the room you have
