Beddington Fitted Home Offices

In Beddington, we design fitted home offices around the room you actually have. Your home office is designed at a visit to your home and built in our workshop.

  • A tangle of chargers and leads
  • An alcove or landing that could take a desk
  • No way to put work away

FAQs: fitted home offices in Beddington

Do you make fitted home offices for homes in Beddington?

Yes. Beddington is one of the places we work, along with the rest of Sutton and London. To get started, you can send us a few details through our contact form with a few details.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.

Do I choose the paint colour?

You choose it, and it’s agreed with you before painting. Whichever finish you pick, it’s in the colour you’ve chosen.

Can you come on a Saturday?

Yes, we can arrange Saturdays. Just mention it when you contact us, and we’ll see what we can do.

Do pictures help?

Yes. They give us a feel for the space before we visit, along with rough measurements. Show anything the furniture has to work around, such as radiators or sockets.

Can a desk be fitted into an alcove?

It depends on the width and depth of the alcove. Plenty of alcoves suit a small desk, with shelves and storage around it. We will tell you honestly when we visit.

Where the window sits affects how comfortable the desk will be. Glare from a window can make a screen tiring to use. We plan the desk position with the window in mind, often with the light to one side. We look at it early at the design visit in Beddington. If you are living with no way to put work away and an alcove or landing that could take a desk, that’s what home offices are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

A good part of the housing around Beddington is interwar, semi-detached or detached. If yours is a 1920s or 1930s house, the box room over the stairs is a classic home office, with a bulkhead in the floor that the desk can be built around. A room that size can take a desk, shelves and cupboards.

A written quote follows the design visit. It sets out the design we’ve talked through, the materials and the finish, so it’s clear what’s included.

Bespoke or off-the-shelf?

It is worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

Off-the-shelf cupboards come in fixed sizes, so there’s usually a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

Flats, blocks and rented homes

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit, and we’ll plan the fitting around them.

How fitting day works

You won’t need to do much on the day. We need someone to let us in at the start, and it’s useful to have the room cleared beforehand, as we will have talked about during the design visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on how much desk, shelving and storage you want, and we confirm the fitting days in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. Elsewhere in the house, the route is usually more generous. The pieces are joined and fixed once in place.

  1. It starts with a short note from you about the space.
  2. At the design visit we plan the office and measure the route in: stairs, landings, any lift and the doorways. It’s useful to let us know about parking, as much of London has controlled parking zones.
  3. A quote in writing follows, covering the design, materials and finish.
  4. We build the office in our workshop, in sections, from moisture-resistant MDF and birch plywood.
  5. The sections are brought in, joined and scribed to the walls, ready for work.

How to prepare

  • Clear the hallway and stairs so the sections can come through
  • Mention any parking restrictions on your street
  • Let us know where the boiler and meters are

Fitted home offices for homes in Beddington

The biggest shares of homes in the streets around Beddington were built between 1919 and 1939 (about 52%) and between 1973 and 1999 (about 22%), on the Valuation Office Agency’s council tax figures for 2025. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Beddington include Beddington Place (great Hall Only) (Grade I), less than half a mile west, and Parish Church of St Mary the Virgin (Grade II*), under half a mile west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. Ask the council’s conservation officer before anything is fixed. The ULEZ, run by TfL, takes in all of London, so Sutton is inside it. That includes the vans that bring and fit furniture in Beddington. Parking and access are planned at the measuring visit.

If you live in a flat close to Waddon station, home offices are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. For families living near Beddington Park Primary School, closed cupboards above a desk keep work papers and school books apart. If you live near Waddon Ponds, a desk facing a window makes the most of the daylight.

How it is made

Birch plywood

A home office shelf often carries heavy books and folders. We use birch plywood for shelves that carry a load. Long spans need a thicker shelf, a lip or a support.

Shelves

Shelves can be fixed or adjustable. Fixed shelves help tall units stay rigid, and adjustable shelves leave room to change.

Made for the room, or bought in a box?

Off-the-shelf desks leave you to work out the cables. A fitted desk can have routes built in for chargers, screens and printers. That keeps the desk and the floor tidy. Standard widths rarely add up to the length of a real wall, so fitted furniture is made to the wall’s own length. It can also go up to the ceiling rather than stopping short.

We don’t publish set prices, because every piece is designed for one room. Instead, we measure, discuss the design and then quote in writing, naming the materials and finish. To start, send us a few details through our contact form.

Why us?

  • Work across the whole of London
