Questions from Sutton

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you are unsure, the council can confirm.

Do you make fitted home offices for homes in Sutton?

Yes. We cover the whole of London, all 32 boroughs and the City of London. The first step is a design visit, where we measure and discuss the design, followed by a quote.

Is the furniture spray painted or hand painted?

There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you’ve chosen.

Do you work on Saturdays?

Yes, we can arrange Saturdays. Just mention it when you contact us.

What does a built-in desk cost?

Prices are quoted for your room, once we’ve measured and talked through the design. A simple desk with shelves involves less work than a full wall of cupboards and drawers. Everything is set out in a written quote after the visit.

Do I get to choose the colour?

You choose it. We agree the colour with you.

How we make fitted home offices for Sutton

A good home office has a place for everything. Drawers for stationery, cupboards for files and a printer, and shelves for books and folders, so the desk stays clear. Doors can hide the working things when you are done. For a home in Sutton, we design it all around what you need to store. We make home offices from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are no way to put work away and a laptop that moves from room to room.

Paperwork, printers and chargers are what make a desk look untidy, so cupboards with cable routes built in keep them hidden. For a home in Sutton, the design can include a printer cupboard and file drawers. Cables run to your existing sockets.

A written quote is the clearest record of what we’ve agreed. It sets out the home office designed for your room, what it is made from and how it is finished.

Sutton homes and fitted home offices

In the streets around Sutton, the largest groups of homes date from between 1973 and 1999 (about 25%) and between 1945 and 1972 (about 22%), on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Part of Sutton is in a conservation area, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. If in doubt, the council’s planning team can confirm. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. That includes the vans that bring and fit furniture in Sutton. How the van gets to your door is planned at the measuring visit.

Near listed buildings like Church of St Nicholas, under half a mile south of the centre of Sutton, older homes may keep original joinery that home offices can be designed around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near Sutton (London) station? Then home offices are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. For a family home near Robin Hood Junior School, a built-in desk can be shared between home working and homework.

Materials and finishes

Spray-painted finish

For a crisp, even look, many people choose a spray-painted finish. It is applied in our workshop, so treat it gently while it cures fully.

Moisture-resistant MDF

Moisture-resistant MDF is stable and takes paint well. It suits doors, drawer fronts and panels, where the finish is most on show.

Flats, leases and landlords

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it.

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the measuring visit.

Fitting day, step by step

Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. If you live in a block, check any rules on lifts, deliveries and working hours; for a house, steps, paths and parking are the things to mention. Either way, the day is planned at the design visit. Saturdays can be arranged.

  1. To begin, use our contact form; a brief note on the room and your desk set-up is plenty.
  2. We visit to measure and plan the desk, shelves and storage, and look at where the light falls.
  3. A written quote follows with the design, materials and finish.
  4. The office furniture is made at our workshop from moisture-resistant MDF and birch plywood, with gaps for cables planned in.
  5. We fit it in your home, scribed and set level, with the finish sprayed beforehand or painted by hand on site.

Tips worth knowing

Fitted furniture is part of the room, so it’s worth looking after. A few pointers help:

  • Consider your chair when planning the desk
  • Let us know about parking near your home
  • Decide how much should be open shelving and how much behind doors
  • Bring paint colours you like to the design visit

A soft, damp cloth is the best way to keep the furniture clean. Avoid scourers and harsh cleaners. The front edge of the desk picks up marks first.

Use the cable routes so wires don’t rub the paint. Wires pulled across an edge can wear it. A little tidying now and then keeps the office calm.

Could you do it yourself?

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.

Off-the-shelf cupboards come in fixed sizes, so there’s normally a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.
