Rosehill Fitted Home Offices
In Rosehill, we design fitted home offices around the room you actually have. We design your home office at a visit to your home, make it in our workshop and fit it.
- No way to put work away
- Shelves that sag under books and files
- A desk buried under papers

The problems fitted home offices solve
An alcove, a landing or a space under the eaves can often take a desk. Off-the-shelf desks rarely fit these spaces. A built-in desk makes the space useful.
Here’s what fitted home offices can help with:
- Cables trailing across the desk and floor
- No proper place to work from home
- A room with two jobs to do
- A desk in the wrong light
For a flat near Sutton Common station, the lift, the stair turns and the front door all set the largest piece that can come in.
Questions to ask before you hire anyone
- Whether they measure the room themselves
- Have they measured the stairs, lift and doorways?
- How doors and drawers are fitted
- Can you see real work of theirs?
Fitted home offices in Rosehill
Cables are easy to forget and hard to hide later. Cable holes and routes are built into the desk and cupboards. Any new sockets are fitted by your electrician, with the furniture designed to suit. We look at the sockets when we visit in Rosehill. If you’re living with glare from a window on the screen and a corner too odd for a standard desk, home offices made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
For occasional working, a small desk on a landing or under the stairs can be enough. If yours is one of the interwar houses or semis that make up much of the housing around Rosehill, the hall or landing may have room for one. Cupboards with doors keep files and the printer out of sight. Meters and fuse boards stay reachable.
You get the quote in writing, so you can read it at your own pace. It covers the design, materials and finish agreed at the visit.

Questions we are often asked
I live near Sutton Common station. Is that in your area?
Yes. We cover all of Sutton and the rest of London. You can fill in our short enquiry form to arrange a design visit.
Is Rosehill in the area you cover for fitted home offices?
Yes. We cover all of Sutton and the rest of London, and Rosehill is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.
What materials do you use for home offices?
We use moisture-resistant MDF and birch plywood. The desk, shelves and drawer boxes are birch plywood, which is strong and holds screws well, while the doors and panels are MDF, which paints well. Everything is finished by spray painting or hand painting.
Can a home office double as a guest room?
In many rooms, yes. We plan the office so there’s still space for guests, or with doors that hide the desk away. If space is tight, a wall bed can be built in alongside.
What do you do at the measuring visit?
We measure the room, check how level the walls and floors are and go through the design with you. Access and parking are worth talking about too, and afterwards we send a quote in writing.
Should I send photos?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough sizes. To send them, message us from the contact page.
From workshop to your room
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. If you have a driveway, it can make unloading simpler, so it is worth mentioning at the design visit. Otherwise, a visitor permit or a nearby bay helps. Doorways, stairs and floors are covered on the way in.
- First we hear about your work and the room you have in mind.
- We measure the room, look at the light and note the sockets.
- The design is agreed and a written quote follows, with the finish set out.
- The office is made at our workshop and painted in your colour.
- We fit it in your home and check every drawer and door with you. The cable routes are left ready to use.
Before we arrive
- Make sure pets are kept safely away
- Point out meters, boilers and fuse boards near the furniture
- Take down pictures, mirrors and shelves from the wall

Flats, leases and landlords
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit, so fitting day is planned around them.
We also make and fit furniture for landlords furnishing a let, often to make the most of a small or awkward room. It is made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.
What we do not do
It is useful to know what’s outside our work before you plan:
- Electrical work for the office, which your electrician carries out
- Painting the walls and ceiling
- Changes to the structure of the house

Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can require listed building consent. Ask the council’s conservation officer before anything is fixed. Each London borough runs its own parking controls, and Sutton is no exception. Depending on your street in Rosehill, a visitor permit, a paid bay or a council bay suspension may be needed. Let us know about parking at the measuring visit.

What affects the cost of fitted home offices
Every room is different, so every job is quoted on its own. These are the things that affect it:
- Where a van can park, like a permit bay or a bay suspension
- Stairs, lifts and the route to the room
- How square the room is
- How many doors and drawers there are
Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That is reflected in the quote, written once we’ve measured up.
Getting in touch
To give us a picture of the room, it helps to include:
- What kind of home it is, and which floor the room is on
- What you’d like to store or use the space for
- Where you live, with the postcode
- Rough measurements, even if they’re only to the nearest few centimetres
The quote is built from the design visit. We measure the room properly, check how the walls and floors run and discuss the design with you. A written quote follows the visit. To book one, drop us a line using the contact form.
