The problems fitted home offices solve
People also want an office that looks good on video calls. Built-in shelves and doors give a tidy backdrop. It’s a small detail that many people appreciate.
Here are some of the needs we are asked about most:
- A desk buried under papers
- Working at the kitchen table
- Cables trailing across the desk and floor
- A spare room that has to be an office and a guest room
Danson House, about 1.2 miles east, is one of the historic houses in the wider area. For a period home anywhere nearby, a small back bedroom can become a home office with a desk under the window.

About our fitted home offices in Blackfen
Each home office is built in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood gives the desk and shelving their strength, and MDF gives the doors and panels a smooth surface for paint. Once painted, by spray or by hand, it is brought to your home in Blackfen and fitted. Most enquiries start with no proper place to work from home and glare from a window on the screen, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
A compact desk under the stairs or on a landing suits someone who works from home now and then. Around Blackfen, where interwar homes and semis are a big part of the housing, the hall or landing may have room for one. Closed storage keeps paperwork tidy. Any meters or fuse board stay easy to get to.
A written quote is the clearest record of what we’ve agreed. It sets out the home office designed for your room, its materials and its finish.

FAQs: fitted home offices in Blackfen
I live near Falconwood station. Is that in your area?
Yes, homes across Bexley and the rest of London are within the area we cover. To get started, you can get in touch through our contact form with some details about the room.
Will parking be an issue for fitting furniture in Blackfen?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, and we’ll plan around it.
What finishes do you offer?
There are two ways to finish it: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Is it possible to have an office and a guest bed in one room?
Often, yes. The desk, shelving and storage can be designed to leave room for a bed, or with doors that hide the desk away. A fold-down wall bed can also be built into the design.
Can you fit furniture to uneven walls?
That is normal in older homes, and it’s what scribing is for. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.
Does fitted furniture need planning permission?
Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.
What affects the cost of fitted home offices
The price for your room depends on:
- Doors and drawers, and how many
- Access to the room, like stairs, lifts and narrow halls
- Hanging rails, shelves, drawers and other fittings inside
- The finish: spray painted or hand painted
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. Every piece is quoted for your room after the design visit.
Getting in touch
You don’t need exact measurements or a plan. It is enough to send:
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Where you live, with the postcode
- The type of home and how the room is reached
- Any ideas or images you have saved
Rough measurements are fine at the start. Everything is measured properly when we visit, along with the walls, floor and ceiling. To get started, drop us a line using the contact form. You receive a written quote after the visit.
Home working in Blackfen: local notes
The biggest shares of homes in the neighbourhood around Blackfen were built between 1919 and 1939 (about 70%) and between 1945 and 1972 (about 15%), based on the Valuation Office Agency’s 2025 council tax data. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Within a mile of the centre of Blackfen, 4 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. More than half of the homes in the area around Blackfen (about 70%) date from between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. Many interwar houses have a small room over the stairs that suits a built-in desk, built around the bulkhead.
If you live in a flat close to Falconwood station, the lift, the stair turns and the front door all set the largest piece that can come in. For an older house near Church of the Good Shepherd, a small back bedroom can become a home office with a desk under the window.

Flats, leases and landlords
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so it’s worth raising at the measuring visit.
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind.
How it is made
Spray-painted finish
A spray-painted finish is smooth and even. It’s done in our workshop before fitting. The colour is agreed with you.
Doors and drawer fronts
Doors can close over shelves, files or a printer. They can be plain or panelled, with handles chosen to suit the room. At the end of the day, work can be closed away.
What happens on fitting day
However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the size of the room and the design, and the fitting days are agreed in your quote. A front path or side gate can make the carry from the van simpler. We measure the path, any steps and the front door as part of the route. Floors, stairs and doorways are protected on the way in, and the sections are assembled in place.
- It starts when you get in touch with a few details about the space.
- At the design visit we measure, look at the light and the sockets and plan the layout with you.
- A written quote follows, with the design, finish and fitting days set out.
- The desk, shelving and cupboards are built in our workshop.
- We fit it in your home, scribed to the walls and set level, with cable routes left clear.
