Fitted home offices for your home in Avery Hill

Your questions about fitted home offices in Avery Hill

Do you cover homes near Falconwood station?

Yes, homes across Greenwich and the rest of London are within the area we cover. To get started, you can fill in our short enquiry form with some details about the room, and tell us about parking and access at the same time.

Can parking be tricky on fitting day in Avery Hill?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit, and we’ll plan around it.

Does fitted furniture need planning permission?

Not usually. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Can you fit furniture on an external wall?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture. If there is damp, it should be sorted before anything is fitted.

Can a home office double as a guest room?

It depends on the size of the room. A compact office along one wall can leave the rest of the room for a bed. At the design visit, we’ll suggest what works.

Can the fitting be on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch.

How we make fitted home offices for Avery Hill

A fitted home office gives your work a proper place in the house. We design and make built-in desks, shelving and storage for spare rooms, alcoves, landings and the space under the eaves, planned around how you work. In Avery Hill, as everywhere we work, it begins with a visit to measure and plan. People normally come to us about no proper place to work from home and a tangle of chargers and leads, and the answer is made at our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

If you live in one of the interwar houses or semis around Avery Hill, the spare bedroom or dining room often doubles as the office. A built-in desk with doors that close over it lets the room go back to its other job at the end of the day. Cable routes and the position of sockets are planned into the design.

A written quote is the clearest record of what we have agreed. It describes the home office we have designed for the room, its materials and its finish, and the workshop works from it.

Materials and finishes

Pull-out drawers

Drawers can form a pedestal under the desk. Leave knee room in the middle. The design visit settles the layout.

Doors and drawer fronts

Doors can close over shelves, files or a printer. We make them plain or panelled, with handles to match. At the end of the day, work can be closed away.

Near the centre of Avery Hill, Historic England’s list includes Avery Hill Training College (main Doorway (Grade II), under half a mile south, and Church of Holy Trinity (Grade II), about 0.5 miles south-west. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, can require listed building consent from the council. It’s worth speaking to the council’s conservation officer before the design is final. A quarter or more of the homes in the neighbourhood around Avery Hill (about 25%) were built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Rooms from that era suit a full-width desk with shelving above.

For a flat near Falconwood station, each piece is planned so it can be carried up and joined together in the room. If you live near Shoulder of Mutton Green, a desk facing a window makes the most of the daylight.

Do you need fitted home offices in Avery Hill?

Clutter on the desk is a common reason to get in touch. Built-in drawers, cupboards and shelving give everything a place. The desk stays clear for work.

Typical reasons people contact us include:

  • No proper place to work from home
  • A tangle of chargers and leads
  • Paperwork and files with nowhere to go
  • A screen that is hard to read by the window

Eltham Palace, about 1.2 miles west, is one of the historic houses in the wider area. If your own home is a period one, an alcove beside the chimney breast is often just right for a built-in desk.

Questions to ask before you hire anyone

  • How they deal with uneven walls and floors
  • Whether the finish is set out in the quote
  • Whether the quote says what the furniture is made from
  • Can you see real work of theirs?

Fitting day, step by step

You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving the room tidy. How long fitting takes depends on the layout and how many pieces make up the office, and your quote sets out the fitting days. It helps to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. The pieces are levelled, fitted to the walls and fixed back.

  1. You get in touch and tell us about the work you do and the equipment you use.
  2. We visit to measure and plan the desk, shelves and storage, and look at where the light falls.
  3. You receive a quote in writing for the office.
  4. We make the desk and storage in our workshop from moisture-resistant MDF and birch plywood, with cable holes and routes built in.
  5. We fit it in your home, scribed and set level, with the finish sprayed beforehand or painted by hand on site.

Before we arrive

  • Let us know if your street is in a controlled parking zone
  • Keep pets out of the room and the hallway
  • Clear the area where the furniture is going

Pricing fitted home offices in Avery Hill

The price for your room depends on:

  • The number of doors and drawers
  • Access to the room, like stairs, lifts and narrow halls
  • Walls and floors that are out of level or out of square
  • Hanging rails, shelves, drawers and other fittings inside

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. Your quote is written for your room once we’ve visited and measured.

What we need to know

A little information at the start saves time later. Where you can, include:

  • Your postcode and the borough
  • Pictures of the whole wall or room, including the floor and ceiling
  • Rough measurements: width, height and depth
  • The type of home and how the room is reached

To make a start, send us a few details through our contact form and tell us a little about the room. From there, we arrange a design visit to measure up and talk through your ideas, and a written quote follows.

Honest limits

Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:

  • Changes to the structure of the house
  • Converting a loft to make room for an office
  • Electrical work for the office, which your electrician carries out

If in doubt, you can use our contact form and describe the room. Our process from visit to fitting.
