Fitted home offices for your home in Hayes

About our fitted home offices in Hayes

Where the window sits affects how comfortable the desk will be. Glare from a window can make a screen tiring to use. We’ll suggest where the desk should go to make the most of daylight without glare. It’s one of the first things we look at in Hayes. We make home offices from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the usual reasons to get in touch are an alcove or landing that could take a desk and shelving that bows under the load.

A compact desk under the stairs or on a landing suits someone who works from home now and then. If yours is one of the interwar houses or semis that make up much of the housing around Hayes, a landing or the space below the stairs could hold a compact desk. Cupboards with doors keep files and the printer out of sight. Any meters or fuse board stay easy to get to.

You get the quote in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

Flats, conversions and leaseholders

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall.

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising at the design visit.

What it is made from

Moisture-resistant MDF

Because it cuts cleanly, MDF suits panels and angled pieces. We use a moisture-resistant grade, which is stable and takes paint well. It makes up most of the visible parts.

Birch plywood

Shelves full of books and files carry real weight. We use birch plywood for shelves that carry a load. Long spans need a thicker shelf, a lip or a support.

Hayes homes and fitted home offices

In the area around Hayes, the largest groups of homes date from between 1919 and 1939 (about 50%) and the years since 2000 (about 19%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account during the design visit, since older and newer walls take different fixings. 3 conservation areas have at least part of their area within a mile of the centre of Hayes. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. About 49% of households in the area around Hayes live in detached or semi-detached houses, based on Census 2021. A house like that normally has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.

Northolt Manor, about 3 miles north-east, is one of the historic houses in the wider area. For a period home anywhere nearby, lath-and-plaster walls need the right fixings for shelves above a desk. Near listed buildings like Church of St Mary, less than half a mile north of the centre of Hayes, older homes may keep original joinery that home offices can be designed around. For a listed home, fixing into original features may need listed building consent. Living in a block of flats near Hayes & Harlington station? Then each piece is planned so it can be carried up and joined together in the room.

Pricing fitted home offices in Hayes

Not every room costs the same, for these reasons:

  • Where a van can park, like a permit bay or a bay suspension
  • Hanging rails, shelves, drawers and other fittings inside
  • The overall size of the piece
  • How square the room is

In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It’s useful to talk about parking during the design visit.

Helping us understand the room

The more you can tell us at the start, the better the design visit goes. When you contact us, it’s useful to send:

  • What kind of home it is, and which floor the room is on
  • What you’d like to store or use the space for
  • Approximate measurements of the space
  • Your postcode and the borough

Getting a quote starts with some details: the room, rough sizes and some pictures if you have them. To send them, tell us about the room on our contact form. After that, we arrange a visit to measure and talk through the design, then send a written quote.

Questions from Hayes

Does a conservation area in or near Hayes affect fitted furniture?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do you cover homes near Hayes & Harlington station?

Yes. We cover all of Hillingdon and the rest of London. To get started, you can send us a few details through our contact form with some details about the room.

What if the wall is cold or damp?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. If there’s damp, it should be sorted before anything is fitted.

Do pictures help?

Yes. They give us a feel for the space before we visit. It helps to show radiators, sockets and anything else on the wall.

What if my walls and floors are out of level?

Walls and floors that are not true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth.

Which materials go into your home offices?

The office is made from moisture-resistant MDF and birch plywood. Birch plywood gives strength to the desk, shelves and drawers, and MDF takes paint well for the doors and panels. The finish is spray-painted or hand-painted.

Honest limits

Not everything around fitted home offices is carpentry, such as an electrician, a plumber or a Gas Safe registered engineer. Here is what to bear in mind:

  • Plastering and decorating around the office
  • Connecting printers and screens
  • Knocking through or opening up rooms

Not sure whether your space suits fitted home offices? You can tell us about the room on our contact form and we will tell you before you arrange a visit. How it works.

How fitting works for fitted home offices

At the end, we tidy up and take up the floor coverings. Before we leave, we go over the finished piece together and explain how to look after the paint. How long the fitting takes depends on the layout and how many pieces make up the office, and we confirm the fitting days in your quote. Some interwar and suburban streets have driveways, which can make unloading easier, so it’s worth mentioning at the design visit. Otherwise, a visitor permit or a nearby bay helps. Doorways, stairs and floors are covered on the way in.

  1. You contact us about a home office in a spare room, alcove, landing or under the eaves.
  2. At the design visit we measure up and plan a desk and storage that follow the shape of the room.
  3. Your written quote sets out the design, materials and finish.
  4. Everything is built in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day each piece is set level and scribed to the walls, so there are no gaps along the edges.
  6. Your spray-painted or hand-painted finish completes the office.

Getting ready for fitting day

  • Clear the walls of pictures and shelves
  • Let us know if your street is in a controlled parking zone
  • Get any new sockets or wiring done by your electrician before fitting day
