Flats, leases and landlords

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising during the design visit.

Fitted home offices in Newington Green: what you get

We make each home office in our workshop from moisture-resistant MDF and birch plywood. Birch plywood gives the desk and shelving their strength, while MDF takes paint well for the doors and panels. Once painted, by spray or by hand, it’s brought to your home in Newington Green and fitted. We make home offices from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about work things on show in the evening and cables trailing across the desk and floor.

Ceilings in homes built before 1919 are often tall, and a large share of the homes around Newington Green date from then. Shelving can go up high above the desk, with the top shelves for things you rarely need. Some internal walls in older houses are lath and plaster, so fixings are chosen to suit, and long shelves are sized so they don’t sag.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

What it costs

The price for your room depends on:

  • Stairs, lifts and the route to the room
  • Doors and drawers, and how many
  • The overall size of the piece
  • Parking near your home

No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

What we need to know

You do not need exact measurements or a plan. It is enough to send:

  • What kind of home it is, and which floor the room is on
  • Pictures of styles you like, if you have any
  • Approximate measurements of the space
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters

Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, then send a written quote. Because every job is different, the cost is set out in a written quote after the visit. To arrange a visit, drop us a line using the contact form.

Newington Green homes and fitted home offices

The council’s conservation officer is the person to ask before work starts. Red routes, run by TfL, have strict rules on stopping and loading. If your home is on or just off a main road, it helps to mention it. Then we can work out where to load and unload.

When you need someone else

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. There are a few other points to bear in mind:

  • Connecting printers and screens
  • Any wiring or new lights, which need an electrician
  • Painting the walls and ceiling

If in doubt, you can message us from the contact page and describe the room. Our process from visit to fitting.

What it’s made from

  • Cable routes
  • Moisture-resistant MDF
  • Built-in desks
  • Birch plywood
  • Hand-painted finish
  • Filing drawers
  • Spray-painted finish

From workshop to your room

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Terraced streets in London are often lined with parked cars, so details of permits, bays and any loading restrictions help. Unloading is kept short, with sections taken straight inside. Saturdays are possible by arrangement.

  1. It starts with a short note from you about the space.
  2. At the design visit we plan the office and measure the route in: stairs, landings, any lift and the doorways. It’s useful to let us know about parking, as much of London has controlled parking zones.
  3. A written quote follows, covering the design, materials and finish.
  4. The desk and shelving are made in our workshop from moisture-resistant MDF and birch plywood, in sections that fit the route.
  5. We carry the sections in, assemble them in the room and fit them, with a spray-painted or hand-painted finish.

Before we arrive

  • Tell us about parking near your home
  • Move furniture and belongings away from the wall
  • Check the building’s rules for trades and lift bookings

Tips worth knowing

Fresh paintwork takes a while to cure fully, so go gently with it for a while. After that, a few simple habits help:

  • Look at the window and where the light falls
  • Think about the space you need to push back
  • Check whether you’ll need new sockets
  • Decide how much should be open shelving and how much behind doors

Small marks on a hand-painted finish can be touched in. Keep a note of the colour for later. If anything isn’t right with the furniture, message us from the contact page and we’ll talk it through.

Use a mat or coasters on the desk for hot drinks. Mop up spills quickly. A mat protects the area you use most.

Your questions about fitted home offices in Newington Green

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do you make fitted home offices for homes in Newington Green?

Yes. We cover all of Islington and the rest of London, and Newington Green is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.

What finishes do you offer?

There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

What materials do you use for home offices?

We use moisture-resistant MDF and birch plywood. Birch plywood gives strength to the desk, shelves and drawers, while the doors and panels are MDF, which paints well. Everything is finished by spray painting or hand painting.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps to avoid condensation. Any damp needs sorting by the right specialist before fitting.

Do photos help?

Yes. Pictures help us understand the room before the design visit, along with rough measurements. Show anything the furniture has to work around, like radiators or sockets.
