How we make loft storage for Chislehurst

Many loft rooms are bedrooms, and storage for clothes is the first need. A wardrobe under the slope, knee-wall drawers and dormer shelves make a complete set. Planned together, they make the room feel ordered. We design them around what you need to store in Chislehurst. We make eaves cupboards from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are a loft room that doubles as an office or guest room and a dormer that isn’t being used.

With interwar houses or semis a big part of the picture around Chislehurst, loft conversions are common, and they leave low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. We build storage in lofts that are already converted or boarded.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that is spray painting or hand painting.

Flat-pack or bespoke?

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it’s quick to buy.

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

Flats, conversions and leaseholders

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, and that is best sorted before fitting day. We can’t give advice on leases.

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the design visit.

Loft storage in Chislehurst: local notes

In the neighbourhood around Chislehurst, the largest groups of homes date from between 1945 and 1972 (about 35%) and between 1919 and 1939 (about 23%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the design visit, since older and newer walls take different fixings. Near the centre of Chislehurst, Historic England’s list includes Church of St Nicholas (Grade II*), about 0.6 miles south-east, and Derwent House (Grade II), under half a mile south-west. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. Check with the council’s conservation officer first. TfL’s red routes have strict stopping rules. If your street in Chislehurst joins a main road, it is worth telling us at the measuring visit. Then we can work out where to load and unload.

Close to Chislehurst Common? Living near green space often means muddy boots, bikes and outdoor kit, and eaves cupboards can give those things a place. For a flat near Chislehurst station, the lift, the stair turns and the front door all set the largest piece that can come in. For families living near Red Hill Primary School, a place for each person’s coat and shoes stops the hallway filling up.

How fitting day works

You are welcome to ask questions while we work. Most of the decisions were made at the measuring visit and set out in your quote, so fitting day is about putting it in place carefully and leaving the room tidy. How long the fitting takes depends on the length of the eaves and the design, and we confirm the fitting days in your quote. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. We measure the path, any steps and the front door as part of the route. Floors, stairs and doorways are protected on the way in.

  1. First you let us know about the loft room and what you’d like to store there.
  2. We come to measure the room and the way up to it, and go through the design, including the headroom under the slope.
  3. A quote in writing follows, with the design, finish and fitting days set out.
  4. We make every part in our workshop, cut to the angle of the slope.
  5. The storage is fitted in the loft and checked, door by door.

How to prepare

  • Clear the hallway and stairs so the sections can come through
  • Get any new sockets or wiring done by your electrician before fitting day
  • Clear the area where the furniture is going

Ask for a quote

We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a written quote. Every piece is quoted for your room after the design visit. To arrange a visit, send us a few details through our contact form.

FAQs: loft storage in Chislehurst

I live near Chislehurst station. Is that in your area?

Yes. We cover all of Bromley and the rest of London. You can send us a few details through our contact form to arrange a design visit, and tell us about parking and access at the same time.

Will a conservation area stop me having loft storage fitted in Chislehurst?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. If you are unsure, the council can confirm.

What happens at the design visit?

We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, then send a written quote.

Do you carry out loft conversions?

No, we build storage in lofts that are already converted or boarded. A conversion is building work, and Building Regulations apply. When the room is finished, we can plan the storage.

Can you fit furniture to uneven walls?

It is something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth.

What if the wall is cold or damp?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.

When you need someone else

Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe engineer. Here’s what to know:

  • Altering the structure of the loft
  • Adding or replacing insulation
  • Loft conversions, which we do not carry out

Not sure whether your space suits loft storage? You can message us from the contact page and we will tell you. How a job runs, step by step.

What it is made from

  • Spray-painted finish
  • Birch plywood
  • Sloped wardrobe tops
  • Eaves doors and drawers
  • Moisture-resistant MDF
  • Hand-painted finish

Is bespoke worth it?

If you only need a few boxes in a boarded loft, standalone shelving may be enough. Bespoke work makes sense in a converted loft room, where the storage is part of the room. We’ll give you an honest view at the measuring visit. Even in a 1930s house, walls and floors aren’t perfectly true, and standalone units can lean or gap. Fitted furniture is scribed and levelled on site.

We don’t publish set prices, because every piece is designed for one room. Instead, we measure, go through the design and then quote in writing, naming the materials and finish. To start, get in touch through our contact form.
