Loft storage in Penge: what you get

Sloping ceilings make standard wardrobes hard to fit. A wardrobe made for the slope follows its angle, with hanging where there’s height and shelves or drawers lower down. It makes the most of the room’s height. The design visit in Penge is where we work it out. If you are living with wasted space behind the knee walls and seasonal things cluttering the loft room, that’s what eaves cupboards are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Ceilings and floors in homes built before 1919 are rarely level, and a large share of the homes around Penge date from then. Each piece is scribed and levelled on site so it looks straight in a room that isn’t. Original skirting and mouldings are met neatly.

A quote in writing follows the design visit. It sets out the design we’ve talked through, the materials and the finish, so you know exactly what you’re getting.

Flats, conversions and leaseholders

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising at the design visit.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Tell us about them during the design visit.

Where other trades come in

As carpenters, we leave some work to other trades. These are worth knowing before you plan:

  • Fixing damp or ventilation problems in the eaves
  • Any wiring, which needs an electrician
  • Altering the structure of the loft

If you are not sure what’s possible in your room, you can tell us about the room on our contact form and we will give you a straight answer before you arrange a visit. How a job runs, step by step.

Materials and parts

  • Eaves doors and drawers
  • Hand-painted finish
  • Birch plywood
  • Spray-painted finish
  • Moisture-resistant MDF
  • Sloped wardrobe tops

Caring for painted furniture

Looking after painted furniture is simple with a little care. A few things help it stay looking good:

  • Find out what’s behind the eaves, from insulation to vents
  • Consider drawers for the deep, low spaces
  • Measure the loft stairs, the turns and the landing
  • Make a list of what you want to store in the eaves

We open each door and run each drawer with you before we go. Any access to the eaves is checked so it still opens. That way, everything works as planned.

Loft rooms can be warm in summer and cool in winter. A little ventilation helps. That keeps the storage and the paint in good order.

Common questions about loft storage

I live in a flat in Penge. How will the furniture get up the stairs?

At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

My house in Penge is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Do you carry out loft conversions?

No. Our work is storage in loft rooms that are already converted, or in boarded lofts. Loft conversions are building work, with Building Regulations to follow. When the room is finished, we can plan the storage.

Does fitted furniture need planning permission?

Not normally. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

How much does loft storage cost?

Your quote is written for your room once we’ve visited and measured. The size of the room, the amount of storage and the finish all shape the price. To get a quote, fill in our short enquiry form and we will arrange a design visit.

Do pictures help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, message us from the contact page.

Fitted storage in Penge

In the area around Penge, the largest groups of homes date from before 1919 (about 47%) and between 1973 and 1999 (about 20%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how eaves cupboards are fixed and fitted. Entries on the National Heritage List near the centre of Penge include The White House (Grade II), less than half a mile north-east, and Church of St John the Evangelist (Grade II), under half a mile east. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. An early word with the council’s conservation officer is the best first step. Controlled parking zones are common across London, and Bromley sets its own rules. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. It’s useful to tell us about parking during the design visit.

For a family home near Harris Primary Academy Crystal Palace, eaves cupboards can be planned around what a family needs to keep, from coats and bags to sports kit. If your home is one of the older houses near Church of St John the Evangelist, the low eaves and slopes of a converted loft are worth using. If you live in a flat close to Penge West station, the lift, the stair turns and the front door all set the largest piece that can come in.

How fitting works for loft storage

Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly. How long fitting takes depends on the length of the eaves and the design, and we confirm the fitting days in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.

  1. First we hear about the loft room and what you’d like to store, including the eaves and any dormer.
  2. We measure the eaves, the slopes and the stairs up to the loft.
  3. We agree the cupboards, drawers and wardrobes, and send a written quote.
  4. Every part is built in our workshop, ready for a spray-painted or hand-painted finish. It is made from moisture-resistant MDF and birch plywood.
  5. We carry it up, fit it and check every door and drawer with you.

How it’s made

Birch plywood

We use birch plywood where strength matters. It suits carcasses, drawer boxes and shelves. Its layered edge can be shown or painted.

Hand-painted finish

A hand-painted finish can be done in your home after fitting. It’s easy to touch up if it gets marked. That helps in a well-used bedroom.
