Loft storage in Coldharbour, Greenwich

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on loft storage in Coldharbour starts with a design visit, and everything is made at our workshop.

  • Low eaves that nobody can use
  • A sloping ceiling with no room for a wardrobe
  • A boarded loft with no proper shelving

How fitting day works

When the fitting is done, we tidy the room. Before we leave, we go over the finished piece together and explain how to look after the paint. How long the fitting takes depends on the shape of the room and the number of cupboards and drawers, and we confirm the fitting days in your quote. Clearing the room and the way in beforehand helps the day run well. On the day, we cover the floors first, then bring the sections in. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.

  1. You contact us about storage in your converted loft.
  2. At the design visit we plan the storage and measure the stairs, landings and loft doorway.
  3. We send a written quote.
  4. We build the storage in our workshop from moisture-resistant MDF and birch plywood, sized to get up to the loft.
  5. The sections go up the stairs, are assembled under the eaves and set level.

Getting ready for fitting day

  • Leave a clear route from the front door to the room
  • Let us know where the boiler and meters are
  • Arrange any electrical changes with your electrician in advance

Getting a quote

You do not need exact measurements to get started. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, fill in our short enquiry form with a few details about the room. The written quote follows the visit.

A dormer can take shelves, a desk or a window seat. Their sides are often angled, and their walls rarely straight. Each piece is scribed to the dormer. It uses space that might otherwise be wasted. We will talk through the options in Coldharbour. Most enquiries start with a loft room with too many jobs and standard furniture that won’t go up the loft stairs, and the answer is built in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Walls in houses from between the wars are typically straighter than in older ones, but seldom perfect. Much of the housing around Coldharbour is interwar, semi-detached or detached, and every piece is still scribed where it meets the wall. Each piece is levelled on site, so doors, lids and drawers line up.

Where other trades are needed, for example an electrician to move a socket, we point that out. Our quote covers the carpentry: the design, the materials and the finish.

Fitted storage in Coldharbour

In the neighbourhood around Coldharbour, the largest groups of homes date from between 1919 and 1939 (about 50%) and between 1945 and 1972 (about 33%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how eaves cupboards are fixed and fitted. Part of Coldharbour is in a conservation area, going by Historic England’s data. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. Red routes are run by TfL, with tight limits on where and when vehicles can stop. Where a home in Coldharbour is on or beside a main road, it is useful to mention that at the design visit. That way we can plan where to load and unload.

If you live near Elmstead Wood, eaves cupboards can be designed to hold outdoor kit, from walking boots to picnic things. If your home is one of the older houses near St Alban, the low eaves and slopes of a converted loft are worth using.

Coldharbour is about 4 miles north of Plumstead, in the Royal Borough of Greenwich. We design and make loft storage for homes in Coldharbour. We cover places right across Greenwich, large and small.

DIY, flat-pack or bespoke

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Do you need loft storage in Coldharbour?

Some people want to hide clutter in the eaves. Cupboards behind the knee wall hide them away. It keeps the room tidy.

Most of the enquiries we get are about things like these:

  • A new loft conversion that needs storage
  • Boxes and suitcases with no home
  • Needing storage in a loft office
  • Space under the eaves going to waste

If your children go to Mottingham Primary School or a school nearby, deep drawers suit the bulky things families collect, from scooters to swimming kit.

Questions to ask before you hire anyone

  • A written quote that sets out the job
  • How doors and drawers are fitted
  • How the furniture will be finished, and where
  • Will other trades be needed, and who arranges them?

Questions from Coldharbour

I live near Mottingham station. Is that in your area?

Yes, homes across Greenwich and the rest of London are within the area we cover. To get started, you can fill in our short enquiry form with some details about the room, and let us know about parking and access at the same time.

Do you make loft storage for homes in Coldharbour?

Yes. We cover all of Greenwich and the rest of London, and Coldharbour is part of that. The first step is a design visit, where we measure and talk through the design, and then we send a quote.

Which materials go into your loft storage?

The storage is made from moisture-resistant MDF and birch plywood. The carcasses and drawer boxes are birch plywood, which is strong and holds screws well, and MDF takes paint well for the doors and panels. The finish is spray-painted or hand-painted.

Can you convert my loft as well?

No, we build storage in lofts that are already converted or boarded. A conversion is building work, and Building Regulations apply. Once your loft is converted, we can design the storage.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. If there is damp, it should be sorted before anything is fitted.

Do pictures help?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, fill in our short enquiry form.

What it is made from

Moisture-resistant MDF

In a loft, stability matters, and moisture-resistant MDF is stable. It gives a smooth base for paint. It is used for most of the visible parts.

Plinths and scribe strips

Scribe strips are trimmed to follow the wall and the slope. They’re one reason fitted storage looks built in. At floor level, the plinth hides any slope in the floor.

Is bespoke worth it?

If you only need a few boxes in a boarded loft, standalone shelving may be enough. A fitted design earns its place in a loft room you live in. We’ll give you an honest view at the measuring visit. If a house has been extended or knocked through, the new walls and the old ones may not line up, and straight-sided ready-made units make that obvious. Fitted pieces are scribed to both.

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay. Tell us about parking during the design visit.
