Under-stairs storage in Broadfields Estate

Under-stairs storage for homes in Broadfields Estate

About 52% of the homes in the area around Broadfields Estate went up between 1919 and 1939, and about 20% since 2000, on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. That includes the vans that bring and fit furniture in Broadfields Estate. We go through parking and access during the design visit. Each London borough runs its own parking controls, and Barnet is no exception. Where a street in Broadfields Estate is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. Tell us what the parking is like at the measuring visit.

If you live near Edgwarebury Park, living near green space often means muddy boots, bikes and outdoor kit, and under-stairs cupboards can give those things a place. For a family home near Rosh Pinah Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit. For a flat near Mill Hill Broadway station, the route in is measured not just the room, and the sections are sized to fit it.

Under-stairs storage for homes in Broadfields Estate

In many terraced houses, the gas meter, electricity meter or fuse board sits under the stairs. These must stay easy to reach for meter readers and engineers. Our designs keep a clear way to them, often behind their own door, so the space works hard without hiding anything that matters. If you are not sure what’s under your stairs in Broadfields Estate, we will look when we visit. If your home has open space under the stairs that collects clutter and a tired under-stairs cupboard that stands out, that’s what under-stairs cupboards are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

In an area where interwar homes or semis make up much of the housing, as around Broadfields Estate, loft conversions are common, and they leave low eaves and sloping ceilings. Fitted storage can make use of the eaves, the bay or the hall. We build storage in lofts that are already converted or boarded.

Our quotes are written in plain words. You will see what will be made, the boards used and the finish, all taken from the design visit.

Flats, conversions and lettings

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the design visit.

Landlords furnishing a let use fitted furniture too. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.

Boards, parts and paint

Birch plywood

The drawers under a staircase can carry a real load. That is why we make drawer boxes from birch plywood, which is strong and holds screws firmly. It also suits longer shelves.

Doors and drawer fronts

The doors and drawer fronts are the face of the storage. They can be plain or panelled, with handles chosen to suit the hall. Each one follows the line of the stairs above.

Practical tips

Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:

  • Let us know if the hall is being decorated
  • Make a list of what you want to store before the design visit
  • Look for meters, a fuse board or pipes before we visit
  • Think about how your household uses coats and shoes

A hand-painted finish is easy to touch up if it gets marked. It is worth keeping a note of the colour so any touch-ups match. Spray-painted fronts have a smooth, even finish that wipes clean.

Keep the way to the meter or fuse board clear. You may need to reach them yourself in a hurry, so leave the path open. With its own door, the meter stays in reach without much effort.

From workshop to your room

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that’s what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. It helps to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. The pieces are levelled, fitted to the walls and fixed back.

  1. First we hear what’s under your stairs now and what you need, such as coats, shoes or the vacuum cleaner.
  2. At the design visit, the space is measured and any meters are noted.
  3. We talk through drawers, cupboards and coat storage, and send a quote in writing.
  4. The storage is made in our workshop and painted in your colour. We use moisture-resistant MDF and birch plywood.
  5. The storage is fitted, scribed to the stairs and checked with you. The way to any meters is left clear.

How to prepare

  • Let us know if your street is in a controlled parking zone
  • Check the building’s rules for trades and lift bookings
  • Empty the space we’ll be working in

Starting with a design visit

A quote begins with a few details from you: which room it is, rough measurements and a couple of pictures if you can take them. When you are ready, get in touch through our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Questions from Broadfields Estate

Can you fit furniture in a home close to Mill Hill Broadway station?

Yes, homes across Barnet and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit.

Will parking be an issue for fitting furniture in Broadfields Estate?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, and we’ll plan around it.

How is under-stairs storage priced?

Prices are quoted for your room, once we’ve measured and talked through the design. Drawers typically involve more work than plain shelving, and the finish makes a difference too. We set it all out in a quote in writing.

Can you add sockets inside the units?

No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.

Could the space under my stairs take a desk?

In many homes it is possible, if the space is open to a room and tall enough at one end. A built-in desk with shelves above and drawers below can work well. Any socket or light there is for your electrician, and we plan around it.

My walls are not straight. Is that a problem?

That is normal in older homes, and it’s what scribing is for. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

What we do not do

We are carpenters, so some jobs belong to other trades. These are worth knowing before you plan:

  • Making good the walls and ceiling, which is for a plasterer or decorator
  • Changing where a meter sits, which isn’t carpentry
  • Reshaping or rebuilding the staircase

Not sure whether your space suits under-stairs storage? You can send us a few details through our contact form and we will tell you before you arrange a visit. Our process from visit to fitting.
