Bespoke kitchens in Broadfields Estate, Barnet

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on bespoke kitchens in Broadfields Estate starts with a design visit, and everything is made at our workshop.

  • Cabinets built around the appliances you choose
  • A kitchen finished in your colours
  • A kitchen that fits an uneven room

Questions from Broadfields Estate

Do you cover homes near Mill Hill Broadway station?

Yes, homes across Barnet and the rest of London are within the area we cover. You can get in touch through our contact form to arrange a design visit, and tell us about parking and access at the same time.

Is parking a problem for fitting in Broadfields Estate?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to let us know about parking during the design visit.

Do I need permission to fit furniture in a leasehold flat?

Possibly. It depends on your lease, and some require the building owner’s consent for alterations. We cannot give advice on your lease, so it’s worth checking before fitting day.

Will a bespoke kitchen suit my uneven floor?

Yes, that is part of the job. Few walls in a period house are straight, so we scribe and level every cabinet.

Does fitted furniture need planning permission?

Not normally. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can need listed building consent for works that affect their character.

Do I choose the paint colour?

You choose it, and we agree it with you before the furniture is finished. Whichever finish you pick, it’s in the colour you’ve chosen.

Bespoke kitchens for homes in Broadfields Estate

Islands work well in kitchens with room to walk around them. We check there is comfortable space on every side, and in a narrow kitchen an island can make the room harder to use. If the room is narrow, we will suggest other layouts. If you are living with a layout for a small or awkward room and spray-painted or hand-painted cabinets, kitchens made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.

Islands only work where there is room to walk round them. Interwar, semi-detached and detached homes make up a big part of the housing around Broadfields Estate, and in an extended kitchen there may be space. The space around any island is measured at the measuring visit. Services to an island are for your plumber and electrician.

Flats, blocks and rented homes

Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route during the design visit.

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations. We can’t give advice on leases, so check it yourself or ask your managing agent.

Broadfields Estate homes and bespoke kitchens

The biggest shares of homes in the streets around Broadfields Estate were built between 1919 and 1939 (about 52%) and since 2000 (about 20%), going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Red routes, run by TfL, have strict rules on stopping and loading. If your street in Broadfields Estate joins a main road, it is worth telling us at the design visit. That way we can plan where to load and unload. Detached and semi-detached houses are home to about 59% of households in the neighbourhood around Broadfields Estate, in the ONS Census 2021 figures. In a semi or detached house, a driveway, where there is one, can make unloading easier.

For an older house near St Andrew, tall ceilings can take larder cupboards right up to the top. For a family home near Rosh Pinah Primary School, planning a kitchen around family routines, with a place for school things, pays off. If you live in a flat close to Mill Hill Broadway station, the lift, the stair turns and the front door all set the largest piece that can come in.

What affects the price in Broadfields Estate

There’s no set price, because there’s no set room. What affects it comes down to:

  • The finish: spray painted or hand painted
  • The number of doors and drawers
  • How square the room is
  • Parking and unloading on your street

We quote each job for the room it’s going into, after the design visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Before the design visit

These details help when you contact us:

  • Any ideas or images you have saved
  • Pictures showing the full wall, from floor to ceiling
  • Radiators, sockets, pipes or meters on or near the wall
  • Your postcode and the borough

To make a start, fill in our short enquiry form and let us know which room you have in mind and roughly what you’d like. We then arrange a design visit to measure and talk through the design, and send you a quote in writing afterwards.

Doors and drawer fronts can be flat, framed or panelled and paint them to your choice.

Hand-painted finish

Touching up or repainting is straightforward with a hand-painted finish.

What happens on fitting day

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the size of the kitchen and the design, and we confirm the fitting days in your quote. It helps to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.

  1. You get in touch with a few details about the kitchen.
  2. We visit, measure and go through the layout, larder, dresser or island, where space allows.
  3. You receive a quote in writing.
  4. The kitchen is built in our workshop.
  5. The cabinets are fitted in your home, with plumbing, gas and electrics by your plumber, an engineer on the Gas Safe Register and your electrician.

How to prepare

  • Mention any parking restrictions on your street
  • Arrange any electrical changes with your electrician in advance
  • Move furniture and belongings away from the wall

Getting a quote

If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To start, drop us a line using the contact form.

Is bespoke worth it?

Larders, dressers and tall cupboards are hard to find in standard sizes that suit an older room. Bespoke joinery can be made for the exact space, with the same finish as the cabinets. Off-the-shelf furniture comes in a few set depths, so they can stick out too far or waste space behind. With fitted furniture, the depth is chosen for the room.

We do not publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing. To arrange a design visit, message us from the contact page.
