What it costs
Prices vary from room to room, for these reasons:
- Hanging rails, shelves, drawers and other fittings inside
- The width and height of the space
- Stairs, lifts and the route to the room
- Where a van can park, such as a permit bay or a bay suspension
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, which the quote allows for. Your quote is written for your room once we’ve visited and measured.
What we need to know
A little information at the start saves time later. If you can, send:
- A few pictures of the space, taken from the doorway and from each corner
- Your postcode and the borough
- Whether it is a house or a flat, and if there are stairs or a lift
- What the furniture needs to hold

How we make under-stairs storage for Kensal Town
Under the stairs is where so much ends up, from coats and shoes to the vacuum cleaner. We design under-stairs storage around the things you actually want to keep there, whether that is pull-out drawers, a run of cupboards or a mix of both. For a home in Kensal Town, it starts with a design visit to measure the space and talk it through. If your home has stairs open to a room, with clutter on show and struggling to reach the gas or electricity meter, that is what under-stairs cupboards are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
A large share of the homes around Kensal Town were built before 1919, and houses of that age are full of awkward spaces: under the stairs, in the bay, along the hall and under the eaves of a converted loft. That’s where fitted storage comes in.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something isn’t quite right, tell us before anything is made.

Is it time for under-stairs storage?
People who have just moved in, or have just finished a hallway, often want the space under the stairs to match. New storage, painted in a colour chosen for the hall, can tie it together. If decorating is planned, it’s worth mentioning at the design visit so the work can be timed sensibly.
Some of the things we are asked to solve include:
- A tired under-stairs cupboard that stands out
- A hallway crowded with coats and shoes
- Struggling to reach the gas or electricity meter
- A low corner too deep to reach into
Close to Emslie Horniman's Pleasance? Living near green space often means muddy boots, bikes and outdoor kit, and under-stairs cupboards can give those things a place.
Before you choose who makes it
- How they’ll get the furniture into the room
- Have they thought about parking near you?
- Who does any electrics, plumbing or gas work
- Are the boards named, such as MDF or plywood?
Could you do it yourself?
Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.
Bespoke work comes into its own in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.
Why bespoke in Kensal Town?
Ready-made drawers come in set depths, and the space under a staircase is often deeper than any of them. Drawers made for the space can run the full depth, so nothing is lost at the back. Each one is sized for what it will hold, from shoes to the vacuum cleaner. Alcoves and recesses in period houses are rarely a standard width or depth, so off-the-shelf pieces either don’t fit or leave a gap either side. Furniture made for the space fills it.
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It helps to talk about parking at the measuring visit, so we can plan for it.

From workshop to your room
Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Older London houses often have narrow hallways and tight turns on the stairs, so under-stairs cupboards are made in sections sized to get through. Floors, stairs and doorways are covered before anything is carried through.
- It starts when you contact us about the space under your stairs.
- At the design visit, we look at the stairs, the hall and what you need to store, and check where the meters and fuse board sit.
- Your quote sets out the design, the materials and the finish. Take your time to look through it.
- Your storage is made at our workshop, cut to the angle of your stairs. The materials are moisture-resistant MDF and birch plywood.
- The storage is fitted and set level, ready for the first coats and shoes, with the finish sprayed beforehand or painted by hand on site.
Preparing the room
- Clear the walls of pictures and shelves
- Arrange any electrical changes with your electrician in advance
- Tell us about any meters, fuse boards or boilers in the area

Under-stairs storage for homes in Kensal Town
In the neighbourhood around Kensal Town, the largest groups of homes date from before 1919 (about 54%) and between 1973 and 1999 (about 17%), based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how under-stairs cupboards are fixed and fitted. The Queens Park Estate Conservation Area is close by, within about a quarter of a mile of the centre of Kensal Town. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. If you want to be certain, ask the council’s planning team. Much of inner London is covered by controlled parking zones run by the boroughs. In Kensal Town, a van will typically need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. Tell us what parking is near you at the design visit.
If your home is one of the older houses near St Thomas Kensal Town, pull-out drawers can reach right to the back of a deep under-stairs space. If your home is as old as some of the listed buildings nearby, like Trellick Tower Cheltenham Estate, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Common questions about under-stairs storage
Do you cover homes near Queens Park (London) station?
Yes. We cover all of Kensington and Chelsea and the rest of London. To get started, you can get in touch through our contact form with some details about the room, and let us know about parking and access at the same time.
Does a conservation area in or near Kensal Town affect fitted furniture?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.
Can the under-stairs storage be painted to match the hall?
Yes. You choose the colour, and we agree it before the work starts. A spray-painted finish is done in our workshop, and a hand-painted one can be done on site. Both can be matched to a colour you already have.
Is it possible to have a desk built under the stairs?
In many homes it’s possible, if the space is open to a room and tall enough at one end. A built-in desk with shelves above and drawers below can work well. Any socket or light there is for your electrician, and we plan around it.
Can you add sockets inside the units?
No. We are carpenters, so electrical work is for your electrician. We can plan cable routes into the design.
What happens during the design visit?
We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
