Window seats in Kensal Town
How we make window seats for Kensal Town
A window seat turns the light by a window into a place to sit. Our window seats are made for bays, sash windows and the recesses beside them, often with storage underneath behind a lift-up lid or drawers. In Kensal Town, as everywhere we work, it begins with a visit to measure and plan. If your home has a bay with no furniture that fits and needing more storage in the room, window seats made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.
With a large share of homes around Kensal Town built before 1919, the space under the stairs in a terraced house often holds the gas meter, the electricity meter or the fuse board. Those have to stay reachable, so any storage is designed around them. Sash and bay windows are common in houses of that age too, and good places for seating with storage below.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

Storage in Kensal Town homes: local notes
In the area around Kensal Town, the largest groups of homes date from before 1919 (about 54%) and between 1973 and 1999 (about 17%), based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Within a mile of the centre of Kensal Town, 13 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings. More than half of the homes in the streets around Kensal Town (about 54%) were built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. Sash and bay windows are common in houses of that age, and they’re natural places for a window seat, with a grille where there’s a radiator below.
If you live near Emslie Horniman's Pleasance, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. Near listed buildings like Trellick Tower Cheltenham Estate, under half a mile east of the centre of Kensal Town, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can need listed building consent. If you live in a period home close to St Thomas Kensal Town, a radiator under the window just needs a grille in the seat front.

Flat-pack or bespoke?
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.
Bespoke window seats or ready-made?
If you only want a simple bench under a straight window, an off-the-shelf piece may be enough. A bespoke seat earns its place where there is a bay, a radiator or a need for storage. At the design visit, we’ll tell you honestly which approach suits your window. Tall ceilings in older homes leave a band of empty wall above standard furniture, and that space collects dust instead of storage. Built-in pieces can run to the cornice or the picture rail.
What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, then set it out in the quote.
Why us?

FAQs: window seats in Kensal Town
My home in Kensal Town is a flat. How do you get the furniture in?
We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Is an outside wall a problem for fitted furniture?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps. Any damp needs sorting by the right specialist before fitting.
How long is the fitting for a window seat?
The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. Every part is made in our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.
Is the furniture spray painted or hand painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.
Do I choose the paint colour?
You choose it. The paint colour is agreed with you.

How fitting day works
When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made at our workshop. The time the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. In a period home, the furniture is fitted to walls that aren’t straight, so each piece is trimmed and adjusted on site. Floors are protected, and dust is kept down as far as possible. Parking can be tight on terraced streets, so tell us about permits and bays during the design visit.
- First we hear about your bay or window and what you’d like, with a note of any radiator or shutters.
- We measure the window, the cill and any radiator or shutters. Then we talk through the seat height and storage.
- The design is agreed and a written quote follows. Take your time with it.
- Every part is built in our workshop, ready for a spray-painted or hand-painted finish.
- The seat is fitted, scribed to the walls and checked with you. A radiator grille, if there is one, lets the heat through.
Before we arrive
- Move furniture and belongings away from the wall
- Point out meters, boilers and fuse boards near the furniture
- Let us know about parking near your home

Advice
Looking after your furniture
Painted fitted furniture is easy to look after with a little care. A few things help it stay looking good:
- Clear the bay or window area before the design visit
- Check whether there’s a radiator under the window
- Check the shutters so the seat can leave room for them
- Decide whether you’d like a lid, drawers or both
When we have finished fitting, the seat and its storage are ready. Paint needs time to cure fully, so treat the new finish gently at first. Avoid placing heavy objects on the painted surfaces while it hardens.
Every so often, look at the hinges and any handles. A loose screw is easy to tighten before it works loose. If a lid or drawer starts to catch, message us from the contact page and describe what’s happening.
Where other trades come in
We design, make and fit the furniture. In practice, that means:
- New sockets or lights near the window, which are for your electrician
- Fabric covers and cushions
- Plastering and decorating around the seat
