Under-stairs storage in Belvedere: local notes

Homes built before 1919 make up about 26% of the housing in the neighbourhood around Belvedere, with about 22% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The Erith Road Conservation Area is close by, within about a quarter of a mile of the centre of Belvedere. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. If you are unsure, check with the council before work starts. Around Belvedere, about 26% of homes date from before 1919, well above the figure for Bexley as a whole, about 11%, based on the Valuation Office Agency’s 2025 council tax data. So older-house details are more likely to come into the design of under-stairs cupboards.

If your home is as old as some of the listed buildings nearby, such as Parish Church of All Saints, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. If your home is one of the older houses near Parish Church of All Saints, pull-out drawers can reach right to the back of a deep under-stairs space. If you live in a flat close to Belvedere station, each piece is planned so it can be carried up and joined together in the room.

Under-stairs storage in Belvedere: what you get

In a narrow hallway, the stairs may offer the only spare room for coats and shoes. We can make a coat section with a rail or hooks, shoe drawers and a small shelf for keys and post. With a spray-painted or hand-painted finish, it sits quietly in the hall. It is a small change that makes a busy hallway feel ordered. We make under-stairs cupboards from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are open space under the stairs that collects clutter and the low end of the space going to waste.

A deep cupboard can lose things at the back, so the design uses drawers, lids or shelves to bring things within reach. For a home in Belvedere, what works depends on how deep and how tall the space is. Any meters, fuse board or boiler keep the access they need.

After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so you know exactly what you are getting.

Fitting day, step by step

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving everything tidy. How long fitting takes depends on how much storage you want under the stairs, and we confirm the fitting days in your quote. For a flat, building rules and lift booking are worth checking early; if you live in a house, let us know about steps, paths and parking. We plan the details of the day at the measuring visit. Saturday fitting is possible by arrangement.

  1. You get in touch and tell us a little about the space under your stairs, and whether the meters or fuse board are in there.
  2. We come to measure, note any meters or fuse boards and talk through the design, keeping the meters and fuse board easy to reach.
  3. You receive a written quote for the storage we’ve discussed.
  4. Your storage is made in our workshop and painted to the colour you chose. We use moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use.

Before we arrive

  • Empty the space we’ll be working in
  • Make sure pets are kept safely away
  • Point out meters, boilers and fuse boards near the furniture

Arranging a design visit

If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To start, tell us about the room on our contact form.

How it is made

Spray-painted finish

Spray painting suits flat, panelled and angled fronts alike. It’s carried out in the workshop for a smooth, even coat. The colour is your choice.

Birch plywood

Its layered build gives birch plywood its strength. We use it for carcasses, shelves and drawer boxes, and its edge can be left visible or painted to match.

Looking after your furniture

New paint needs time to cure fully, so treat it gently at first. After that, a few simple habits help:

  • Think about what you’ll keep in each drawer
  • Think about handles and how the fronts will look from the hall
  • Let us know if the hall is being decorated
  • Count the coats and pairs of shoes in daily use

Decorating around the storage is for your decorator, and it is best to protect the new paintwork while they work. Masking tape can lift fresh paint, so it shouldn’t go on the new finish. If anything isn’t right, use our contact form and we will talk it through.

Damp coats and shoes put moisture into a closed space. Let them dry before they go away, and leave the door open for a while after a wet day if the cupboard feels damp.

Made for the room, or bought in a box?

A standard unit knows nothing about your meter or fuse board. Put in the wrong place, it can block the access meter readers and engineers need. A design made for the space keeps them in clear reach from the start. Ready-made furniture rarely suits a recess, a slope or an odd corner, and most homes have at least one. Fitted furniture is designed around them.

Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time. Doors, drawers, internal fittings and the finish make up most of the rest.

Flats, blocks and rented homes

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, after measuring the route during the design visit.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall.

Your questions about under-stairs storage in Belvedere

Is parking a problem for fitting in Belvedere?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking during the design visit, so the day can be planned around it.

Do you cover homes near Belvedere station?

Yes, homes across Bexley and the rest of London are within the area we cover. To get started, you can fill in our short enquiry form with a few details about the room, and tell us about parking and access at the same time.

Do I need to be in when you fit?

Someone needs to be there to let us in. You do not need to watch us work, but it’s useful to be around at the end.

What if my walls and floors are out of level?

That is normal in older homes, and it’s what scribing is for. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

How long is the fitting for under-stairs storage?

How long the fitting takes depends on the size of the space and the design, and we confirm the fitting days in your quote. The storage is made at our workshop first, so the time in your home is spent fitting. We keep the hallway as clear as we can while we work.

Do you work on Saturdays?

Yes, we can arrange Saturdays. Just mention it when you contact us.
