Flats, conversions and lettings

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

About our under-stairs storage in West Norwood

Some under-stairs spaces are open enough for a small desk. A built-in desk with shelving and drawers can turn the space into a quiet corner for paperwork. Any new socket or light there is for your electrician, and we leave room and a route for the cable. We will look at whether it suits your stairs when we visit in West Norwood. We make under-stairs cupboards from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are wanting a quiet corner for paperwork and a sloping corner nobody can reach.

In a part of London with mixed housing, like much of the city, no two homes have quite the same walls and floors. Each piece is scribed to the wall and set level, whatever the room is like. You choose the paint colour, and whether it’s spray-painted or hand-painted.

You get the quote in writing, so you can read it at your own pace and share it with anyone else involved. It covers the design, materials and finish agreed at the visit.

Fitting day, step by step

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, closing the gaps a standard unit would leave. How long the fitting itself takes depends on how much storage you want under the stairs, and the fitting days are agreed in your quote. Whatever the age of your home, the furniture is fitted to the walls you have, scribed where walls bow and levelled where floors slope. Spray-painted pieces arrive finished; hand-painted ones can be finished on site.

  1. It starts with a few details from you about the space.
  2. We come to measure and go through the design.
  3. We send a quote in writing covering the design, materials and finish.
  4. We make the drawers and cupboards in our workshop from moisture-resistant MDF and birch plywood.
  5. The storage is fitted and finished, and we check each pull-out with you before we leave.
  6. New paint needs time to cure fully, so open and close things gently at first.

Advice

The problems under-stairs storage solve

Most people get in touch because the space has become a dumping ground. Things get pushed to the back, piled on top of each other and forgotten. Purpose-made drawers and shelves give everything its own place, so you can find what you need without emptying the cupboard.

These come up often when people first get in touch:

  • Nowhere to put coats, shoes and bags
  • A vacuum cleaner that has nowhere to go
  • The low end of the space going to waste
  • Stairs open to a room, with clutter on show

For a flat near West Norwood station, the lift, the stair turns and the front door all set the largest piece that can come in.

What to check before you book

  • How parking will work on your street
  • How the doors are hung and adjusted
  • Are the boards named, like MDF or plywood?
  • Whether you’ll get a written quote, not just a figure

Common questions about under-stairs storage

Does a conservation area in or near West Norwood affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Can parking be tricky on fitting day in West Norwood?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to let us know about parking during the design visit.

Which materials go into your under-stairs cupboards?

Our storage is made from moisture-resistant MDF and birch plywood, then painted. Drawer boxes are birch plywood, as it’s strong and holds screws firmly. Your quote confirms the materials and finish.

How long is the fitting for under-stairs storage?

The time the fitting takes depends on the size of the space and the design, and we confirm the fitting days in your quote. Drawers, doors and carcasses are all made in the workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.

Do you cover areas outside London?

No. We work in London and nowhere else.

Do I need to be in when you fit?

We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

Tips worth knowing

These points come up often when people plan under-stairs storage. They help before and after fitting:

  • Think about how your household uses coats and shoes
  • Tell us about anything bulky that needs to fit
  • Look for meters, a fuse board or pipes before we visit
  • Plan decorating around the fitting

If the hallway is being decorated afterwards, ask your decorator to protect the fronts. Tape on fresh paint can pull it off, so keep it away from the doors and drawers. If anything is not right, message us from the contact page and we will talk it through.

Damp coats and shoes put moisture into a closed space. It’s best to let them dry before closing the door on them, and leave the door open for a while after a wet day if the cupboard feels damp.

Flat-pack or bespoke?

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

Off-the-shelf cupboards come in fixed sizes, so there is typically a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

Fitted storage in West Norwood

In the streets around West Norwood, the largest groups of homes date from before 1919 (about 38%) and between 1945 and 1972 (about 27%), going by the Valuation Office Agency’s 2025 council tax figures. We take that into account during the design visit, since older and newer walls take different fixings. Within a mile of the centre of West Norwood, 13 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. Purpose-built flats are home to about 43% of households in the neighbourhood around West Norwood, in the ONS Census 2021 figures. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.

If your home is as old as some of the listed buildings nearby, such as Church of St Luke, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If your children go to St Luke's Church of England Primary School or a school nearby, under-stairs cupboards can be planned around what a family needs to keep, from coats and bags to sports kit.
