Fitted bedroom furniture in Albany Park

About 30% of the homes in the neighbourhood around Albany Park went up between 1945 and 1972, and about 20% between 1919 and 1939, in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Within a mile of the centre of Albany Park, 7 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Purpose-built flats are home to about 40% of households in the streets around Albany Park, based on Census 2021. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

If you live near Waring Park, a bedroom facing the green is best kept light, with the furniture on the side walls. Danson House, about 2.2 miles north, is one of the historic houses in the wider area. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where wall beds go.

How we make wall beds for Albany Park

Many people now work from home in a room that also has to sleep guests. We can design a wall with a fold-down bed and a desk or shelving around it, without the bed taking over. We can allow for cables to the desk, while new sockets are for your electrician. If you are living with a proper bed instead of a sofa bed and a flexible room for a growing family, that’s what wall beds are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Internal walls in post-war homes can be lightweight partitions rather than solid block, so tall pieces stand on the floor and are fixed back where the wall allows. Because many homes around Albany Park date from between 1945 and the early 1970s, each wall is checked before anything is designed. Loads are planned so nothing depends on a weak wall.

After the design visit, we send you a quote in writing. It sets out the design we have talked through, the materials and the finish, so it is clear what’s included.

How we price wall beds

To work out the quote, we look at:

  • Stairs, lifts and the route to the room
  • What goes inside: rails, shelves, drawers and dividers
  • How many doors and drawers there are
  • The width and height of the space

We quote each job for the room it’s going into, after the design visit. A larger piece means more material and more time, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Helping us understand the room

Before the design visit, it helps us to know about:

  • Rough sizes: width, height and depth
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • The postcode, so we can plan the visit
  • How you want to use the space

A quote begins with some details from you: which room it is, rough sizes and a couple of photos if you can take them. When you’re ready, drop us a line using the contact form. After that, we arrange a visit to measure and go through the design, then send a quote in writing.

What happens on fitting day

You won’t need to do much on the day. Someone needs to let us in, and the room should already be cleared. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and we confirm the fitting days in your quote. Walls in post-war homes can be concrete or blockwork, so fixings are chosen for the wall on fitting day. We protect floors and doorways as the furniture comes in.

  1. It starts with a short note from you.
  2. At the design visit we agree the layout and the colour.
  3. You receive a written quote covering the design, materials and finish.
  4. We build the cabinets in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit everything in your home and check the bed lowers and lifts smoothly.

Before we arrive

Advice

When is bespoke worth it?

Bespoke work comes into its own in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.

What it is made from

Birch plywood

We use birch plywood where strength matters, which matters for the parts that carry the bed. The edge can be left on show or painted.

Moisture-resistant MDF

The moisture-resistant grade suits cabinets on cooler external walls, with ventilation allowed for.

Common questions about wall beds

Does a conservation area in or near Albany Park affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Do you cover homes near Sidcup station?

Yes, homes across Bexley and the rest of London are within the area we cover. You can drop us a line using the contact form to arrange a design visit, and let us know about parking and access at the same time.

Do I get to choose the colour?

You do. We agree the colour with you before anything is painted.

What if my walls and floors are out of level?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

How is the furniture painted?

There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Do you supply the mattress?

The mechanism maker sets which mattresses suit the bed, including its size, depth and weight. We’ll go through those limits at the measuring visit so you can choose one that works.

What prompts wall beds in Albany Park

Working from home has changed how many spare rooms are used. The room needs to be an office and still sleep guests, and a wall bed makes that possible.

A few of the things people ask us to solve are these:

  • A studio that works by day and night
  • Storage built around a fold-down bed
  • A bed that fills a little-used room
  • A proper bed instead of a sofa bed

If your home is one of the older houses near St Lawrence church, solid external walls can be cold, so ventilation behind wall beds is part of the design.
