Wall beds for your home in Broadwater Farm

Wall beds for homes in Broadwater Farm

In a studio flat, a wall bed can make the main room feel much larger. During the day, the room is somewhere to sit, work and eat; at night, the bed comes down. Storage and shelving can go on either side or above to make the most of the wall. If you are living with a bed that fills a little-used room and a study that doubles as a spare room, wall beds made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.

In houses built before 1919, a floor can drop noticeably from one side of a room to the other, and a large share of the homes around Broadwater Farm are that old. Fitted furniture sits on a plinth or adjustable feet set level, so doors close square and the gaps stay even. The scribe at the wall takes up any bow in the plaster.

A quote in writing follows the design visit. It describes the design we discussed, the materials and the finish, so it’s clear what’s included.

Made for the room, or bought in a box?

Ready-made wall bed units are available and typically cost less, and they can work in a simple space. They come in set sizes and finishes and rarely allow for an uneven wall or an alcove. A bespoke cabinet is built for the room. Ready-made pieces are proportioned for newer homes and can look lost in an older one, while fitted furniture can follow the room’s own lines, with panels and details to suit the house.

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You will see the figure in your written quote, after the design visit.

How fitting day works

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.

  1. You get in touch with some details about the room.
  2. We visit, measure and discuss the bed, shelves and desk. What the wall is made of matters, as the bed has to be fixed securely.
  3. You receive a written quote, setting out the design, materials and finish.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood.
  5. The wall bed is fitted in your home.

Getting ready for fitting day

FAQs: wall beds in Broadwater Farm

I live near Bruce Grove station. Is that in your area?

Yes, homes across Haringey and the rest of London are within the area we cover. You can get in touch through our contact form to arrange a design visit.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

How much space does a wall bed need?

That comes down to the size of the bed. We measure up and make sure the bed has room to fold down.

Should I send pictures?

Yes. They give us a feel for the space before we visit. It helps to show radiators, sockets and anything else on the wall.

Who chooses the colour?

You do. We agree the colour with you.

Can you fit a wall bed to a stud wall?

That is something we look at when we measure. Solid brick, stud walls and plasterboard all need different fixings, and the mechanism maker’s instructions set what’s needed.

Why people ask for wall beds in Broadwater Farm

Most people come to us with a guest room that sits empty most of the year. A bed fills the room whether anyone is using it or not, and a wall bed lets the room be used every day.

If you recognise any of these, it is worth talking to us:

  • A studio that works by day and night
  • A study that doubles as a spare room
  • Storage built around a fold-down bed
  • A proper bed instead of a sofa bed

For families living near The Willow Primary School, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow.

Questions to ask before you hire anyone

  • How they deal with uneven walls and floors
  • Whether they can show you real projects they’ve done
  • How the furniture will be finished, and where
  • Whether the route into your home has been checked

About 48% of the homes in the area around Broadwater Farm went up before 1919, and about 19% between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The centre of Broadwater Farm is within about a quarter of a mile of the Tower Gardens Conservation Area. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house does not normally need planning permission. The council can confirm if you’re not sure. More than a third of the homes in the streets around Broadwater Farm (about 48%) were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. A wall bed has to be fixed securely as its maker specifies, and in houses of that age the walls can be solid brick or lath and plaster, so the fixings are chosen with care.

Near listed buildings like Tower to South West of Bruce Castle, less than half a mile north-east of the centre of Broadwater Farm, older homes may keep original joinery that wall beds can be designed around. Flats, leases and landlords

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or tricky room. It is made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so let us know about it during the design visit.
