Bedrooms in Highgate: local notes
Homes built before 1919 make up about 48% of the housing in the neighbourhood around Highgate, with about 21% built between 1973 and 1999, on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. There are 269 entries on the National Heritage List within half a mile of the centre of Highgate. Older homes nearby may have original joinery, shutters or panelling worth keeping, and wall beds can be designed to work around them. About 25% of households in the area around Highgate live in flats in converted or shared houses, going by Census 2021 figures from the ONS. Conversions often leave rooms in unusual shapes, with partition walls, boxed-in pipes and chimney breasts in odd places, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.
For a family home near St Michael's Church of England Primary School, a mix of drawers and shelves copes with school uniform as well as everything else. If you live near Whittington Park, keeping wall beds off the window wall keeps the room bright.

Wall beds in Highgate: what you get
The bed mechanism must be fixed securely, exactly as its maker specifies, into a wall or floor that is sound enough to hold it. At the design visit we look at the wall it will go on as solid brick, stud walls and plasterboard all need different fixings. If you are living with a real mattress for visitors and a hobby room with a bed for guests, that’s what wall beds are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
A large share of the homes around Highgate were built before 1919, and in a Victorian or Edwardian bedroom, the chimney breast and its alcoves often shape the room. Fitted furniture can fill the alcoves, wrap round the chimney breast or run across a whole wall. Walls and floors in older houses are rarely true, so the pieces are scribed to the wall and levelled at the base.
A written quote is the clearest record of what we’ve agreed. It sets out the wall bed designed for your room, what it is made from and how it’s finished.

Do you need wall beds in Highgate?
Most people come to us with a guest room that sits empty most of the year. A bed fills the room whether anyone is using it or not, and folding it away gives the room a second life.
A few of the things people ask us to solve are these:
- A storage wall with a bed inside
- A living room with a bed that folds away
- A study that doubles as a spare room
- A proper bed instead of a sofa bed
Witanhurst, about 0.4 miles south-west, is one of the historic houses in the wider area. For a period home anywhere nearby, solid external walls can be cold, so ventilation behind wall beds is part of the design.
Before you choose who makes it
- Will the doors close with even gaps?
- Whether they measure the room themselves
- Are the boards named, like MDF or plywood?
- A written quote that sets out the job
Questions we’re often asked
Do you cover homes near Upper Holloway station?
Yes, homes across Haringey and the rest of London are within the area we cover. To get started, you can send us a few details through our contact form with some details about the room, and let us know about parking and access at the same time.
Can you fit wall beds to the uneven walls of an older house in Highgate?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
What space does a fold-down bed take up?
You need clear floor in front of the cabinet for the bed to fold down, on top of the cabinet’s own depth. We measure this at the measuring visit, so the design works.
Does my lease affect fitted furniture?
Possibly. A lease can require consent for alterations, including fixing furniture to the walls. Check your lease, as we can’t advise on it.
How much time does fitting need?
Every room is different. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote.
Can you fit furniture on an external wall?
External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.
Could you do it yourself?
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.

Is bespoke worth it?
A wall bed is fixed to the house, so it stays when you move. How long you’ll be in the home is worth weighing up before choosing built-in. Ready-made units stop well short of a tall period ceiling, wasting space that could hold things you rarely use. Fitted furniture can go all the way up.
Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That’s reflected in the quote, written once we’ve measured up.
Why us?

From workshop to your room
At the end, we tidy up and take up the floor coverings. Before we leave, we go over the finished piece together and explain how to look after the paint. The time the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. If your hall still has its original tiles or boards, they’re covered before any carrying starts. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.
- First, you tell us about the space. Mention who the bed is for.
- We visit, measure and discuss the bed, shelves and desk.
- A quote in writing is sent to you, setting out the design, materials and finish.
- The cabinets are made at our workshop.
- We fit the bed and storage in your home, with the mechanism fixed as its maker specifies.
