Common questions about wall beds
Does a conservation area in or near the City of London affect fitted furniture?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. If you are unsure, the council can confirm.
I live near London Cannon Street station. Is that in your area?
Yes. We cover the whole of London. To get started, you can message us from the contact page with some details about the room, and let us know about parking and access at the same time.
How much does a wall bed cost?
We quote each job for the room it’s going into, after the design visit. Each wall bed is different, so we price it after measuring. To get started, drop us a line using the contact form.
How is the furniture painted?
There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.
How long will the wall bed take to fit?
It depends on the design. How long the fitting takes depends on the design and how much storage goes around the bed, and your quote sets out the fitting days.
Who chooses the colour?
You choose it, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you have chosen.
How we make wall beds for the City of London
A wall bed, sometimes called a Murphy bed, lifts up into a cabinet during the day and is lowered again at night. It lets one room do two jobs, like a spare room that is also a study. We make the cabinet for your room and finish it to match. We make wall beds from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the usual reasons to get in touch are shelves or a desk around the bed and hiding the bed when it’s not in use.
Post-war housing makes up a good share of the homes around the City of London, and in London that can mean houses or flats in blocks. Ceiling heights are often lower than in older homes, and the proportions of wall beds follow the room. For a flat, the furniture comes in sections sized for the stairs and lift.
The quote comes in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

The problems wall beds solve
Others want the bed to be part of a wider storage wall. Shelves, cupboards or a desk built around it make the whole wall useful.
If you recognise any of these, it is worth talking to us:
- A real mattress for visitors
- A hobby room with a bed for guests
- A home office that also sleeps guests
- A studio that works by day and night
Mansion House, about 0.2 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give wall beds room to reach the cornice.
Before you hire any carpenter
- Real projects you can actually look at
- Will other trades be needed, and who arranges them?
- Whether they measure the room themselves
- How they deal with uneven walls and floors
Looking after your furniture
Looking after painted furniture is simple. A few things help it stay looking good:
- Let us know about the wall’s construction
- Keep the floor in front clear before lowering the bed
- Check mattress size and weight limits
- Plan a cupboard for spare bedding
Before you first use the bed, read the mechanism maker’s guidance on lowering and lifting it. Make sure the floor in front is clear before the bed comes down, and don’t let children play with it.
Think about the route into the room. We make the cabinet in sections that fit up the stairs and through the doors, so it is useful to know about tight turns.
Pricing wall beds in the City of London
A few things affect what fitted furniture costs:
- The internal fittings
- Access to the room, such as stairs, lifts and narrow halls
- Doors and drawers, and how many
- Awkward walls, sloping ceilings and uneven floors
Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, and that’s part of the price. Every piece is quoted for your room after the design visit.
What to send when you get in touch
There’s no need for exact sizes or plans. It’s enough to send:
- Where you live, with the postcode
- Radiators, sockets, pipes or meters on or near the wall
- Examples of the look you’re after
- Whether it is a house or a flat, and if there are stairs or a lift
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and discuss the design with you, then send a quote in writing. The price comes in a written quote, worked out from the measurements and the design you choose. To arrange a visit, use our contact form.
Wall beds in the City of London: local notes
About 40% of the homes in the streets around the City of London went up between 1945 and 1972, and about 27% since 2000, in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The National Heritage List has 392 entries within half a mile of the centre of the City of London. Original fireplaces, shutters and panelling are worth keeping where they survive, and wall beds can be designed to work around them. The whole City of London is inside the Congestion Charge zone. Access, loading and timings are planned with that in mind.
For families living near Fashion Retail Academy, a mix of drawers and shelves copes with school uniform as well as everything else. If you live near St Alphage Garden, wall beds are usually planned on the walls away from the window, so the light and the view stay.
The City of London is one of London’s 33 local authority areas. We can visit homes in the City of London on weekdays, or on a Saturday by prior arrangement. We cover places right across the rest of London.
Postcode districts we cover here for wall beds: EC4V, EC1A, EC2M and EC2Y. Streets in the area include Aldermanbury Square, Monkwell Square and Paternoster Square, and homes on each of them are within our area for wall beds. The City of London is near the A1 and A3; on busy main roads, unloading wall beds takes a little planning. If you’re just outside the City of London, we also cover Barbican Estate (1 mile north), Bishopsgate (1 mile east), Finsbury (1 mile north), Aldgate (1 mile east) and St Luke's (1 mile north).

Open spaces near the City of London include Ludgate Hill.
What happens on fitting day
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it sits neatly against the room. How long the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. Communal stairs in older blocks often have tight landings, so the size of each section is set by the stairs as well as the lift. Letting the caretaker or managing agent know in advance helps. Common parts are protected while we carry in.
- You contact us about a wall bed for a spare room or studio.
- We visit to measure the room and the way in, from the front door to the room itself.
- We send a written quote.
- The cabinet is made at our workshop from moisture-resistant MDF and birch plywood, in sections sized for the route.
- The cabinet is joined in the room, fixed securely and set level, with a spray-painted or hand-painted finish.

- Get any new sockets or wiring done by your electrician before fitting day

Starting with a design visit

Bespoke or off-the-shelf?
A sofa bed is cheaper and simpler, which suits some homes. With a wall bed you get a proper bed and an empty floor by day, which can make a small room usable. In a plain post-war room, standalone pieces stand proud of the wall with nothing to frame them, while a fitted run can create its own recesses and frame a window or door.
Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
