Fitted wardrobes in EC2M: how it works
An outside wall is often colder than an inside one, and clothes pressed against a cold wall can lead to condensation. We allow for ventilation behind and within wardrobes on external walls to help avoid condensation and mould. We use moisture-resistant MDF, which suits that position. We make fitted wardrobes from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the usual reasons to get in touch are too little room for clothes and a sloping ceiling that’s hard to use.
With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly. How long fitting takes depends on how many wardrobes there are and how the room is shaped, and your quote sets out the fitting days.
- You get in touch and tell us what you keep in your wardrobes now.
- We visit to measure up and work out the inside with you, from rail heights to drawer depths.
- A quote in writing follows, listing the layout inside, the doors and the finish.
- Everything is built in our workshop from moisture-resistant MDF and birch plywood, which holds screws well for rails and runners.
- We fit the wardrobes in your home, then put in the rails, shelves and drawers at the heights we agreed.
What goes into your quote
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, and the quote follows.

Fitted wardrobes for homes across EC2M
Across EC2M, bedrooms range from period rooms with high ceilings to compact rooms in newer blocks. The design follows the room, not a catalogue, with the inside laid out around what you keep.
In EC2M, the largest groups of homes date from between 1945 and 1972 (about 40%) and the years since 2000 (about 27%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how fitted wardrobes are fixed and fitted. About 40% of homes in EC2M were built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Bedrooms from that era tend to be regular, so fitted furniture can run wall to wall, fixed to suit the wall. A quarter or more of the homes in the EC2M postcode district (about 27%) were built since 2000, in the VOA’s 2025 council tax stock figures. Bedrooms in homes built since 2000 tend to be compact, with stud walls, so fitted furniture is fixed to suit the board.
We work across all 32 London boroughs and the City of London, and EC2M is part of that. Every job starts the same way, with a design visit to measure and talk through the design.
City of London: Near listed buildings like Church of St Lawrence Jewry, less than half a mile north of the centre of City of London, older homes may keep original joinery that fitted wardrobes can be designed around. For a listed home, fixing into original features can need listed building consent. Mansion House, about 0.2 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where fitted wardrobes go.
What it’s made from
Birch plywood
For drawers that are used every day, birch plywood boxes are hard-wearing, so they hold their shape.
Doors and drawer fronts
Hinged doors suit rooms with space in front. Sliding doors suit narrow rooms, though only part of the inside is open at once.
Bespoke fitted wardrobes or ready-made?
Bought wardrobes come in the maker’s finishes. We paint fitted wardrobes in the colour you choose. Bespoke work isn’t as quick as buying from a shop.
Before you hire any carpenter
- Will the doors close with even gaps?
- A written quote that sets out the job
- Which parts of the job need an electrician or a plumber
- Will they visit to measure before quoting?
What prompts fitted wardrobes
Sometimes it is a change in how a room is used. Built-in storage makes the room work for its new role while leaving space to move. Adjustable shelves let the inside change over time.
Typical reasons people contact us include:
- Mismatched bedroom furniture
- Gaps above and around standalone wardrobes
- An awkward slope in a loft bedroom
- Condensation behind a wardrobe on an outside wall
What affects the price in EC2M
What you pay depends on:
- Tricky walls, sloping ceilings and uneven floors
- Spray painting or hand painting
- How easy it is to get the furniture into the room
- The width and height of the space
Because every job is different, the cost is set out in a written quote after the visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.
What to send when you contact us
The more you can tell us at the start, the better the design visit goes. When you contact us, it helps to send:
- Where you live, with the postcode
- What you’d like to store or use the space for
- Approximate measurements of the space
- Anything fixed to the wall that the furniture needs to work around
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and discuss the design with you, then send a written quote. Your quote is written for your room once we’ve visited and measured. To arrange a visit, tell us about the room on our contact form.
Flats, leases and landlords
For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.
Questions from EC2M
Can you fit wardrobes under a sloping ceiling?
Yes. The wardrobe is shaped to the ceiling line, with long hanging where there’s height and shelves or drawers where it is lower. It turns awkward space into storage.
Do I get to choose the colour?
You choose it, and it’s agreed with you before painting. Spray and hand-painted finishes both use the colour you have chosen.
What if my bedroom floor is not level?
It’s common, and it is allowed for. We level the wardrobe on a plinth or feet and scribe it to the walls so the doors close neatly.
Is it OK to put a wardrobe on an outside wall?
Yes. We plan ventilation behind and inside wardrobes on external walls, using moisture-resistant MDF. Any existing damp needs dealing with before fitting.
Should I send photos?
Yes. They give us a feel for the space before we visit, along with rough sizes. Show anything the furniture has to work around, like radiators or sockets.
Is it possible to have storage over the bed?
Yes. Wardrobes can sit either side of the bed with a bridge of cupboards above. We plan it so the bed fits comfortably and the room still feels open.
Do I need planning permission for fitted furniture?
Not normally. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. Listed buildings may need listed building consent for works that affect their character, so check with the council first.
