How we make wall beds for College Park

A home office that doubles as a guest room is a common request. A wall bed with a desk or shelves beside it lets the room do both, without the bed taking over. We can allow for cables to the desk, while new sockets are for your electrician. We make wall beds from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and the things people most often want solved are a study that doubles as a spare room and a guest bed that disappears in the day.

A large share of the homes around College Park were built before 1919, and bedrooms in houses of that age often have a chimney breast with an alcove either side. Fitted furniture can fill the alcoves, wrap round the chimney breast or run across a whole wall. Because older floors slope and walls bow, everything is scribed and levelled on site.

The furniture is made at our workshop after you have had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Why people ask for wall beds in College Park

Studio flats and small one-bedroom flats are another reason. With the bed away, the main room is a living space again until bedtime.

Here are some of the needs we are asked about most:

  • Shelves or a desk around the bed
  • Hiding the bed when it is not in use
  • Room for a desk and a guest bed
  • A flexible room for a growing family

The wider area includes historic houses such as Leighton House, about 2.6 miles south-east. If your own home is a period one, tall ceilings give wall beds room to reach the cornice.

Wall beds in College Park: local notes

About 79% of the homes in the area around College Park went up before 1919, and about 8% between 1919 and 1939, in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of College Park include The Anglican Chapel (Grade I), less than half a mile south-east, and Kenmont Primary School (Grade II), less than half a mile north. If you live in a listed building, fixing into or taking out original features such as panelling may need listed building consent. An early word with the council’s conservation officer is the best first step. On TfL’s red routes, the rules on stopping and loading are strict. If your home is on or just off a main road, it helps to mention it. It lets us plan the stop before fitting day.

If you live near Little Wormwood Scrubs, a bedroom facing the green is best kept light, with the furniture on the side walls. For an older house near Saint Mark's, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Caring for painted furniture

Getting the most from wall beds starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Plan a cupboard for spare bedding
  • Decide who the bed is mainly for
  • Check your lease if you live in a flat
  • Plan where chairs and desks will sit

The paint needs time to cure fully after fitting. Treat the cabinet gently at first, and clean the cabinet with a soft, damp cloth.

Leasehold flats can have rules on alterations, so check your lease early. Your lease is something to check with whoever manages the building.

Common questions about wall beds

Does a conservation area in or near College Park affect fitted furniture?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.

My house in College Park is Victorian. Can you deal with uneven walls?

Yes, that’s normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Do you supply the mattress?

The mattress needs to suit the mechanism, including its size, depth and weight. We can talk you through what the mechanism allows, so the mattress you choose fits.

Who chooses the colour?

The choice is yours. Spray and hand-painted finishes both use the colour you’ve chosen.

Do photos help?

Yes. They give us a feel for the space before we visit, along with rough sizes. It helps to show radiators, sockets and anything else on the wall.

Can landlords use you for a rented flat?

Yes. We make and fit furniture for landlords furnishing a let as well as for homeowners. Access has to be agreed with the tenants for the visit and for fitting day.

When is bespoke worth it?

Cost matters, and it’s fair to say so: flat-pack is typically cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

How it is made

Birch plywood

For a sturdy cabinet, birch plywood is a good choice around a moving bed.

Hand-painted finish

A hand-painted finish can be done on site, once it’s fitted. Marks are easy to touch in.

Fitting day, step by step

Every fitting follows the same order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and your quote sets out the fitting days. Older London houses often have narrow hallways and tight turns on the stairs, so wall beds are made in sections sized to get through. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.

  1. You let us know about the room.
  2. We come to measure and go through the bed, the storage and the finish.
  3. A quote in writing follows.
  4. The cabinets are made at our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
  5. The wall bed is fitted, and any hand painting is done on site. New paint needs gentle use while it cures.

Preparing the room

  • Clear the hallway and stairs so the sections can come through
  • Mention any parking restrictions on your street
  • Tell us about any meters, fuse boards or boilers in the area
