Common questions about wall beds
Can parking be tricky on fitting day in Old Oak Common?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking at the measuring visit.
Is Old Oak Common in the area you cover for wall beds?
Yes. We cover all of Hammersmith and Fulham and the rest of London, and Old Oak Common is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.
How do you get large furniture into a flat?
Getting it in is planned at the measuring visit. We measure the stairs, landings, lift and doors, and each section is made to a size that will get through.
Do I need to be at home on fitting day?
Someone needs to be there to let us in. After that, you don’t need to stay in the room.
Do you do the electrics?
No. We are carpenters, so electrical work is for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.
How much room do I need in front of a wall bed?
That comes down to the size of the bed. At the design visit we measure the room and check there is enough space in front.
Wall beds in Old Oak Common: what you get
Many people now work from home in a room that also has to sleep guests. We can design a wall with a fold-down bed and a desk or shelving around it, so the bed doesn’t dominate the working day. Cable routes for the desk can be planned in, though any new sockets are for your electrician. If your home has room for a desk and a guest bed and a flexible room for a growing family, wall beds made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.
In a compact bedroom, the swing of hinged doors can clash with the bed, so sliding doors or a careful layout can help. Many homes around Old Oak Common were built since 2000, and bedrooms in newer homes are often compact. We measure the space in front as well as the wall.
If the job needs another trade, like an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

Flats, leases and landlords
Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. Each section is sized with that in mind, once we have measured the way in.
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.
Bedroom storage in Old Oak Common
The biggest shares of homes in the neighbourhood around Old Oak Common were built since 2000 (about 42%) and before 1919 (about 32%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. Part of Old Oak Common is in a conservation area, going by Historic England’s data. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. If you are unsure, check with the council before work starts. Newer homes are more common around Old Oak Common than across Hammersmith and Fulham: about 42% date from 2000 onwards, against about 16%, according to Valuation Office Agency council tax figures (2025). That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.
Kelmscott House, about 2.5 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, tall ceilings give wall beds room to reach the cornice. For a family home near Old Oak Primary School, wall beds in a child’s room can be planned so the inside layout changes as they grow. Living in a block of flats near Willesden Junction station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Pricing wall beds in Old Oak Common
When we put a quote together, we consider:
- Stairs, lifts and the route to the room
- The finish: spray painted or hand painted
- The width and height of the space
- Doors and drawers, and how many
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
Helping us understand the room
The more you can tell us at the start, the better the design visit goes. It is useful to include:
- Approximate measurements of the space
- Where you live, with the postcode
- Radiators, sockets, pipes or meters on or near the wall
- The type of home and how the room is reached
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a written quote for you to look over. To arrange the visit, message us from the contact page.
Looking after your furniture
Fresh paintwork takes a while to cure fully, so go gently with it for a while. After that, a few simple habits help:
- Give the paint time to cure fully
- Lower and lift the bed steadily
- Think about how often the bed will be used
- Plan where chairs and desks will sit
Whether bedding can stay on the bed when it folds up depends on the mechanism. Bulky duvets and pillows may need storing nearby.
If you live in a leasehold flat, check your lease before fixing furniture to the walls. We can’t advise on your lease.
What happens on fitting day
If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving the room tidy. How long fitting takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. Parking at newer developments can be restricted, with private bays or loading areas, so it helps to let us know at the design visit. On fitting day, the sections are carried in, assembled and fixed. Saturday fitting is possible by arrangement.
- You get in touch and let us know about the room and how often the bed is used. A desk or shelving around the bed can be part of it.

- You get a written quote for the bed cabinet and any storage around it, for you to look over.
- The cabinets are made at our workshop.

How to get a quote
Getting a quote starts with some details: which room it is, rough sizes and a couple of photos if you can take them. To send them, drop us a line using the contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Made for the room, or bought in a box?
Standard units seldom reach the ceiling or fit wall to wall. We can build to the full height and width and fill the rest of the wall with storage. Off-the-shelf depths can crowd a compact new-build room, whereas fitted pieces can be as shallow as the space needs. It still uses the full height.
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Tell us about parking at the measuring visit, so we can plan for it.
