Wall beds in Higham Hill

A wall bed folds up into a fitted cabinet when you don’t need it and comes down when it’s time to sleep. It lets one room do two jobs, like a spare room that’s also a study. We make the cabinet for your room and finish it to match. Most enquiries start with a hobby room with a bed for guests and a bed that fills a little-used room; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Across London, neighbouring streets can be decades apart in age, and the walls in a bedroom might be brick, blockwork, lath and plaster or plasterboard. We check at the measuring visit and choose fixings for each one. With a chimney breast, the alcoves are the obvious place; without one, a full wall typically is.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

What affects the cost of wall beds

There’s no set price, because there’s no set room. The things that affect it are:

  • Stairs, lifts and the route to the room
  • The overall size of the piece
  • Tricky walls, sloping ceilings and uneven floors
  • Parking near your home

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, and that’s part of the price. Your quote is written for your room once we’ve visited and measured.

Before the design visit

To help us picture the room, please include:

  • Anything fixed to the wall that the furniture needs to work around
  • Rough measurements: width, height and depth
  • What kind of home it is, and which floor the room is on
  • What you’d like to store or use the space for

Photos help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, especially with rough measurements. To share them, fill in our short enquiry form, and we’ll suggest a time for a design visit.

Tips worth knowing

Getting the most from wall beds starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Plan where chairs and desks will sit
  • Leaseholders: check your lease first
  • Think about where extra bedding will go
  • Give the paint time to cure fully

Check the mattress stays within the limits the mechanism maker sets, as a heavier one can affect how the bed balances. A new mattress should suit the mechanism too.

Think about the route into the room. We make the cabinet in sections that fit up the stairs and through the doors, so it helps to know about tight turns.

Fitting day, step by step

When the fitting is done, we tidy the room. Before we go, we look over the finished furniture with you and answer any questions. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. For a flat, building rules and lift booking are worth checking early; for a house, steps, paths and parking are the things to mention. We plan the details of the day during the design visit. Saturdays can be arranged.

  1. First, you tell us about the space.
  2. The design visit covers measuring, the wall and the layout. What the wall is made of matters, as the bed has to be fixed securely.
  3. You receive a written quote.
  4. Everything is built in our workshop.
  5. The wall bed is fitted in your home, with the mechanism fixed as its maker specifies.

Preparing the room

  • Tell us about parking near your home
  • Empty the space we will be working in
  • Take down pictures, mirrors and shelves from the wall

Starting with a design visit

We quote once we’ve seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, and the written quote comes after. Prices are quoted for your room, once we’ve measured and talked through the design. To book a design visit, get in touch through our contact form.

Flats, conversions and lettings

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route during the design visit.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t give advice on leases, so check it yourself or ask your managing agent.

Higham Hill homes and wall beds

The biggest shares of homes in the neighbourhood around Higham Hill were built before 1919 (about 43%) and since 2000 (about 26%), based on the Valuation Office Agency’s 2025 council tax data. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. TfL’s Ultra Low Emission Zone covers every part of London, Waltham Forest included. Vans bringing furniture to Higham Hill fall under it, just as they do across the rest of London. We go through parking and access at the measuring visit. On TfL’s red routes, the rules on stopping and loading are strict. If your home is on or just off a main road, it helps to mention it. We can then plan where the van will stop.

If you live in a period home close to St Andrew's Christian Centre, a bedroom chimney breast and its alcoves often shape where wall beds go. If you live near Lloyd Park, a bedroom facing the green is best kept light, with the furniture on the side walls. Living in a block of flats near Northumberland Park (London) station? Then each piece is planned so it can be carried up and joined together in the room.

Your questions about wall beds in Higham Hill

Can you fit furniture in a home close to Northumberland Park (London) station?

Yes, homes across Waltham Forest and the rest of London are within the area we cover. To get started, you can fill in our short enquiry form with some details about the room.

I live in a flat in Higham Hill. How will the furniture get up the stairs?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Wall beds are made at our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

Does fitted furniture need planning permission?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.

How much time does fitting need?

How long fitting takes depends on the design and how much storage goes around the bed, and we confirm the fitting days in your quote.

Is a wall bed safe for everyday use?

A wall bed is designed to be used regularly as long as they’re fixed and used as the maker specifies. The mechanism is fixed securely to a wall or floor that can take the load, and you should follow the maker’s guidance on lowering and lifting it.

What space does a fold-down bed take up?

The bed needs room in front of it to come down, on top of the cabinet’s own depth. We check the space when we measure, so the design works.
