About our window seats in Rotherhithe
A radiator under the window is common, and a seat has to work with it. Over a radiator, the seat needs a grille or open front so warmth can reach the room. The front of the seat includes a grille, with space left around the radiator. When we visit in Rotherhithe, we’ll check the radiator and plan around it. If your home has an empty bay that doesn’t get used and a radiator under the window getting in the way, window seats made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.
Many homes around Rotherhithe were built since 2000, and newer houses that have had the loft converted often have sloping ceilings and eaves to use. For lofts, the storage goes into spaces that are already converted or boarded. Elsewhere, fitted storage is fixed to plasterboard walls with fixings that suit it.
We write quotes in plain English. They say what will be made, what it’s made from and how it will be finished.

Fitted storage in Rotherhithe
Homes built since 2000 make up about 39% of the housing in the area around Rotherhithe, with about 34% built between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. 9 conservation areas have at least part of their area within a mile of the centre of Rotherhithe. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. About 39% of homes in the streets around Rotherhithe were built since 2000, according to Valuation Office Agency council tax figures (2025). Homes built since 2000 rarely have much storage, and they tend to have stud walls, so the fixings for window seats are chosen for the board.
If your children go to Alfred Salter Primary School or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. The wider area includes historic houses like Queen's House, about 2.1 miles south-east. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly. If your home is as old as some of the listed buildings nearby, like Church of St Mary Rotherhithe, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent.

Questions we’re often asked
Do you cover homes near Canada Water station?
Yes, homes across Southwark and the rest of London are within the area we cover. You can get in touch through our contact form to arrange a design visit, and let us know about parking and access at the same time.
Is Rotherhithe in the area you cover for window seats?
Yes. Rotherhithe is one of the places we work, along with the rest of Southwark and London. To get started, you can drop us a line using the contact form with a few details.
Is an outside wall a problem for fitted furniture?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.
Can a window seat go over the radiator?
Yes. Many windows have a radiator beneath, and we design the seat around it. The front includes a grille so the radiator keeps working. Storage above a radiator stays warm, so it suits things that don’t mind that.
Who chooses the colour?
You choose it. The paint colour is agreed with you.
Will a window seat work below a sash window?
Yes. Seats suit sash windows in many older homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. Repairs to the window itself are not our work.
How we price window seats
Prices vary from room to room, and it comes down to:
- Tricky walls, sloping ceilings and uneven floors
- The number of doors and drawers
- Parking near your home
- Stairs, lifts and the route to the room
There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time, so size is the starting point. Doors, drawers, internal fittings and the finish make up most of the rest.
What to send when you contact us
To give us a picture of the room, it helps to include:
- Where you live, with the postcode
- Rough sizes, even if they’re only to the nearest few centimetres
- Pictures of styles you like, if you have any
- Radiators, sockets, pipes or meters on or near the wall
If you know what you want, say so; if you don’t, that’s fine, and we can work it out together. The design is talked through at the visit, once we have measured, and the written quote then sets it out. To arrange a visit, fill in our short enquiry form.

Flats, conversions and leaseholders
Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations. We cannot advise on your lease.
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through.
Materials and finishes
Moisture-resistant MDF
Because it cuts cleanly, MDF is ideal for angled panels and radiator grilles. The grade we use is moisture-resistant and paints well. Most of what you see on the finished seat is MDF.
Spray-painted finish
A spray-painted finish works well on grilles as well as flat fronts. It is carried out in the workshop for an even coat. Any paint colour agreed with you can be used.
Looking after your furniture
Fitted furniture is part of the room, so it is worth looking after. A few pointers help:
- Think about the cushion you’d like and who will make it
- Consider how often you will reach for what’s stored
- Move furniture away from the window so we can measure
- Mention any parking rules on your street
In winter, windows can run with condensation, so keep the area behind the seat dry. Opening the window for a while helps. If anything isn’t right with the seat, fill in our short enquiry form and we’ll talk it through.
Use a step rather than standing on the seat. Standing on it can mark the paint and strain the lid. A little care keeps it looking good.
What happens on fitting day
Fitting day follows a set order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. At the end, we tidy up and go over the work with you. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Newer blocks often have concierge desks, entry systems and rules on lift booking, so check them with the managing agent before fitting day. Window seats are made in sections sized for the lift and doors.
- You get in touch and describe the window.
- We visit to measure the angles of the bay and the floor, and discuss the design.
- A quote in writing follows, setting out the design, materials and finish.
- The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
- On fitting day the seat is set level and scribed to follow the walls and floor, with a spray-painted or hand-painted finish.
Before we arrive
- Move anything in the hall or on the stairs out of the way
- Keep pets in another room while we work
- If you live in a block, book the lift and tell the building manager
