Window seats in Peckham: local notes

In the streets around Peckham, the largest groups of homes date from before 1919 (about 39%) and the years since 2000 (about 21%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Within a mile of the centre of Peckham, 9 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Purpose-built flats are home to about 51% of households in the neighbourhood around Peckham, according to Census 2021. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.

For a flat near Queens Road Peckham station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. Near listed buildings like Southwark Adult Education Institute, under half a mile east of the centre of Peckham, older homes may keep original joinery that window seats can be designed around. If your own home is listed, check with the council before fixing into original features.

Window seats in Peckham

Window seats work in bedrooms and children’s rooms as well as living rooms. With deep drawers or a lift-up lid, it becomes useful storage as well as a place to sit. Drawers can be easier than a lid for children to use. Whatever the room, the process for a home in Peckham is the same. We make window seats from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the things people most often want solved are a bay with no furniture that fits and needing more storage in the room.

A deep space is only useful if you can reach the back of it, so drawers, lift-up lids or shallow shelves are chosen to suit the space. For a home in Peckham, what works depends on how deep and how tall the space is. Any meters, fuse board or boiler keep the access they need.

Everything we agree at the measuring visit goes into the written quote: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

From workshop to your room

Furniture made in a workshop still has to meet the room it is going into, and that happens on fitting day. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. If you live in a block, check any rules on lifts, deliveries and working hours; for a house, steps, paths and parking are the things to mention. Either way, the day is planned during the design visit. Saturday fitting is possible by prior arrangement.

  1. First we hear about your bay or window and what you’d like, with a note of any radiator or shutters.
  2. We measure the window, the cill and any radiator or shutters. Then we go through the seat height and storage.
  3. The design is agreed and a quote in writing follows. Take your time with it.
  4. Every part is made in our workshop, ready for a spray-painted or hand-painted finish.
  5. The seat is fitted, scribed to the walls and checked with you. A radiator grille, if there is one, lets the heat through.

Getting ready for fitting day

Advice

What prompts window seats in Peckham

The radiator beneath a window can make it tricky to put furniture there. A built-in seat with a grille lets the heat out while making the space useful. It’s a neat answer to a common problem.

We’re often asked to help with:

  • A radiator that makes the space hard to use
  • Looking for a reading spot by the window
  • A bay with no furniture that fits
  • Toys spread across a bedroom floor

If you live near Brimmington Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Questions to ask before you hire anyone

  • Which parts of the job need an electrician or a plumber
  • How parking will work on your street
  • Which materials they’ll use, named in the quote
  • A written quote that sets out the job

Questions from Peckham

How do you fit window seats in a flat in Peckham?

We measure the route in not just the room: the stairs, landings, lift and doors. Window seats are made in our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.

Does a conservation area in or near Peckham affect fitted furniture?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Which materials go into your window seats?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Next to a window, the moisture-resistant grade is a sensible choice. The materials and finish are agreed in your quote.

Do you work on Saturdays?

Yes, we can arrange Saturdays. Just mention it when you contact us, and we’ll see what we can do.

Can I send photos before the visit?

Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space, especially with rough measurements. You can send them when you get in touch through our contact form.

Do I get to choose the colour?

The choice is yours, and it’s agreed with you before painting. Spray and hand-painted finishes both use the colour you have chosen.

Is bespoke worth it?

A standalone bench can be moved, which is useful if you rent or plan to move soon. A fitted seat is designed to stay, and it uses the space in a way a standalone piece cannot. Which suits you depends on your plans. Standard units come with shelves and rails where the maker put them, rather than where you need them. With fitted furniture, the inside is planned around what you keep.

In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. It helps to talk about parking at the design visit.

DIY, flat-pack or bespoke

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

Caring for painted furniture

These points come up often when people plan window seats. They’re worth knowing whatever the room:

  • Move furniture away from the window so we can measure
  • Let us know about the radiator before we visit
  • Decide if the seat is part of a larger piece
  • Make sure any shutters still open fully

A soft, damp cloth is the best way to keep the seat clean. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge picks up marks first.

Keep the radiator grille clear so the heat can reach the room. A clear grille keeps the room warm and the seat at an even temperature. Storage over a radiator stays warm, so it’s best for things that don’t mind it.
