Window seats in Surrey Canal, Lewisham
In Surrey Canal, we design window seats around the room you actually have. We design your window seat at a visit to your home, make it in our workshop and fit it.
- An empty bay that doesn’t get used
- Toys spread across a bedroom floor
- Off-the-shelf pieces that never quite fit the window

Looking after your furniture
A few practical points help before and after fitting day. These are worth keeping in mind:
- Choose a colour that suits the room
- Check the shutters so the seat can leave room for them
- Plan the cushion early so the seat suits it
- Clear the bay or window area before the design visit
Once the seat is fitted, it’s ready to use. Paint needs time to cure fully, so treat the new finish gently at first. Keep heavy objects and sharp edges off the fresh paint.
Lift lids gently and lower them carefully. That protects the hinges and the paint. Do not overfill drawers, as heavy loads strain the runners.
Window seats for homes in Surrey Canal
A well-made window seat gives you a place to sit in the best light in the room. We design and make window seats for bays, sash windows and recesses, usually with storage below, under a lift-up lid or in drawers. In Surrey Canal, as everywhere we work, it begins with a visit to measure and plan. If you are living with nowhere to keep blankets, toys or books and a bay with no furniture that fits, window seats made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
Many homes around Surrey Canal were built since 2000, and across London a lot of homes from those years are flats with compact layouts. Where a boiler or cylinder sits in a cupboard, the design keeps the clearances its maker sets out. Cupboards can be shallow where space is tight.
A quote in writing follows the design visit. It describes the design we discussed, the materials and the finish, so you know exactly what you are getting.

Making use of awkward spaces in Surrey Canal
In the streets around Surrey Canal, the largest groups of homes date from the years since 2000 (about 37%) and between 1973 and 1999 (about 34%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Entries on the National Heritage List near the centre of Surrey Canal include Church of St Augustine (Grade II*), about 0.6 miles north-west, and The Kentish Drovers Public House (Grade II), about 0.5 miles south-west. For a listed home, works inside that affect its character can require listed building consent from the council, for example removing or fixing into original panelling. The council’s conservation officer is the person to ask before work starts. Fewer homes around Surrey Canal date from before 1919 than across Lewisham: about 13%, against about 36%, going by the Valuation Office Agency’s 2025 council tax figures. So the walls behind window seats here are more likely to be later brick, block or plasterboard, and they’re checked at the design visit.
If you live in a flat close to South Bermondsey station, it is useful to book the lift and tell the concierge before fitting day. The wider area includes historic houses such as Queen's House, about 2.1 miles east. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly.
Surrey Canal is within the London Borough of Lewisham, about 1 mile south-east of New Cross. We cover Surrey Canal as part of our work across Lewisham, and the process is the same everywhere we work. We cover places right across Lewisham, from the busiest high streets to quiet residential roads.
We work across the SE16, SE15 and SE14 postcode area. Streets in the area include Pump Lane, Bush Road and Water Lane, and we cover homes on all of them for window seats. Surrey Canal is near the A200 and A2208; on busy main roads, unloading window seats takes a little planning. Neighbouring places we cover for window seats include South Bermondsey (1 mile west), Surrey Quays (1 mile north-east), Rotherhithe (1 mile north), Peckham (1 mile south-west) and Deptford (1 mile south-east). Across the rest of Lewisham, our area takes in St Johns (2 miles south-east), Catford (3 miles south-east), Lewisham (2 miles south-east), Sydenham (4 miles south), Hither Green (3 miles south-east) and Crofton Park (2 miles south).

Questions we’re often asked
Can parking be tricky on fitting day in Surrey Canal?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, so we can plan the day around it.
I live near South Bermondsey station. Is that in your area?
Yes, homes across Lewisham and the rest of London are within the area we cover. You can fill in our short enquiry form to arrange a design visit.
Can you fit furniture on an external wall?
External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.
Can you come on a Saturday?
Yes, we can arrange Saturdays. Just mention it when you contact us.
How is a window seat priced?
Prices are quoted for your room, once we’ve measured and talked through the design. A bay with angled sides involves more work than a straight recess, and drawers more than a lid. We set it all out in a quote in writing.
Who chooses the colour?
You choose it. We agree the colour with you before anything is painted.
How fitting day works
In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it sits neatly against the room. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Before fixing into a stud wall, we check for pipes and cables, with heavier pieces tied into the studs. Other trades handle any new sockets or plumbing, ideally before fitting day.
- You get in touch and tell us about the window, and whether a radiator sits beneath it.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat is not trapped.
- A quote in writing follows, covering the seat and the grille.
- We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
- The seat is fitted with the radiator grille in place, so the heat keeps moving.
Getting ready for fitting day
- Point out meters, boilers and fuse boards near the furniture
- Move furniture and belongings away from the wall
- Check the building’s rules for trades and lift bookings
Starting with a design visit
If you already have something in mind, tell us; if you do not, that is fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To start, tell us about the room on our contact form.
Related advice
Do you need window seats in Surrey Canal?
For a child’s room, a seat under the window adds storage and a cosy spot. Drawers keep toys within easy reach. It helps keep the room tidy.
Most of the enquiries we get are about needs like these:
- A room with shutters and sashes that deserves a proper seat
- No comfortable place to sit in the light
- A sash window with space beneath it going to waste
- A child’s room that needs storage and seating
If you live near Deptford Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things.
Questions to ask before you hire anyone
- How they’ll get the furniture into the room
- Whether they can show you real projects they’ve done
- How doors and drawers are fitted
- Are the boards named, such as MDF or plywood?
What it costs
We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:
- The number of doors and drawers
- Parking and unloading on your street
- The overall size of the piece
- The finish: spray painted or hand painted
Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That’s reflected in the quote.
What to send when you get in touch
You do not need exact measurements or a plan. Just send what you can:
- A few photos of the space, taken from the doorway and from each corner
- Examples of the look you’re after
- The type of home and how the room is reached
- Approximate measurements of the space
To make a start, send us a few details through our contact form and tell us which room you have in mind and what you want the furniture to do. We then arrange a design visit to measure and go through the design, and a written quote follows.

Flats, conversions and lettings
A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we have measured the way in.
Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the measuring visit.
