Bush Hill Window Seats

Planning window seats for a home in Bush Hill? It starts with a design visit to measure and talk through ideas, then a written quote, before anything is made.

  • Wanting new furniture to sit well in an older room
  • A sash window with space beneath it going to waste
  • Standard furniture leaving gaps in a bay

How we make window seats for Bush Hill

Bay windows are common in period homes, and they make a natural place for a seat. A bay is rarely a simple shape, with angled sides and walls that are not quite straight. Each side is measured and the seat is scribed to fit, so it sits neatly in the bay without gaps. It’s a job that suits bespoke work, in Bush Hill or anywhere else. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the usual reasons to get in touch are a recess under the window doing nothing and toys spread across a bedroom floor.

A good part of the housing around Bush Hill is interwar, semi-detached or detached. If yours is a 1920s or 1930s house, the bay window at the front, the space under the stairs and the box room are the usual places to gain storage. Any meters or fuse boards that need to stay reachable are designed around.

The quote comes in writing, so you can read it at your own pace. It covers the design, materials and finish agreed at the visit.

FAQs: window seats in Bush Hill

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

I live near Grange Park station. Is that in your area?

Yes, homes across Enfield and the rest of London are within the area we cover. To get started, you can fill in our short enquiry form with some details about the room.

Do I get to choose the colour?

The choice is yours, and it is agreed with you before painting. Spray and hand-painted finishes both use the colour you’ve chosen.

Do you do the electrics?

No. Electrical work is not something we do; it’s a job for your electrician. We can allow for cable routes in the design, and any new sockets are best done before fitting day.

How long does it take to fit a window seat?

How long fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. Because everything is made at our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as possible.

Can you fit a window seat under a sash window?

Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. Repairs to the window itself are not our work.

Is it time for window seats?

Some people want a reading spot. A seat by the window, with books nearby, makes a natural reading corner. It quickly becomes a favourite place to sit.

If any of these sound familiar, it’s worth getting in touch:

  • A nursery or bedroom short of storage
  • Looking for a reading spot by the window
  • A radiator that makes the space hard to use
  • An empty bay that does not get used

Living in a block of flats near Grange Park station? Then window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

What window seats cannot fix

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. Please bear these in mind too:

  • New sockets or lights near the window, which are for your electrician
  • Any change to radiator pipes, which needs a plumber
  • Making good the walls, which is for a plasterer or decorator

If you are not sure what’s possible in your room, you can get in touch through our contact form and we will give you a straight answer before you arrange a visit. Our process from visit to fitting.

Bush Hill homes and window seats

The biggest shares of homes in the area around Bush Hill were built between 1919 and 1939 (about 39%) and before 1919 (about 20%), based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Part of Bush Hill is in a conservation area, going by Historic England’s data. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you’re not sure. About 39% of homes in the area around Bush Hill date from between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). Many houses of that era have bay windows, natural places for a window seat.

If you live near Enfield Town Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. If you live in a period home close to Grange Park Methodist Church, the deep reveals of an older window can frame a seat neatly.

Bush Hill is in the London Borough of Enfield, about 2 miles south-east of Edmonton. Wherever you are in Bush Hill, it works the same way: we visit and measure, send a quote in writing, make the furniture in our workshop and fit it. We cover places right across Enfield, large and small.

Every home in N21, EN1 and EN2 is within our area for window seats, from the main roads to the quieter streets. Whether you live on a street such as Park Avenue, Ridge Avenue and Private Road or on one nearby, we can arrange a design visit for window seats. If you’re just outside Bush Hill, we also cover Bush Hill Park (1 mile east), Enfield (1 mile north), Winchmore Hill (1 mile south-west), Enfield Chase (1 mile north-west) and Gordon Hill (2 miles north). Other parts of Enfield we cover include Palmers Green (2 miles south-west), New Southgate (3 miles south-west), Upper Edmonton (2 miles south-east), Oakthorpe Park (2 miles south-west), Arnos Grove (3 miles south-west) and Ponders End (2 miles east).

Flats, leases and landlords

If the property is let, we’ll need access agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, and that is best sorted before fitting day. We cannot advise on your lease, so check it yourself or ask your managing agent.

Fitting day, step by step

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. In a 1920s or 1930s house, the hall and stairs are usually straightforward, though we still measure the route in as well as the room. The furniture comes in sections and is put together where it’s going, with floors protected throughout.

  1. You tell us about the window and the room, with a note of any radiator or shutters.
  2. We measure the window, the cill and any radiator or shutters. Then we talk through the seat height and storage.
  3. The design is agreed and a quote in writing follows. Take your time with it.
  4. Every part is made in our workshop, ready for a spray-painted or hand-painted finish. The materials are moisture-resistant MDF and birch plywood.
  5. We fit it in your home and check every lid and drawer with you. A radiator grille, if there is one, lets the heat through.

How to prepare

  • Take anything hanging off the wall we’re fitting to
  • Make sure pets are kept safely away
  • Move anything in the hall or on the stairs out of the way

Starting with a design visit

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit. To book one, tell us about the room on our contact form.

Advice

What it’s made from

Moisture-resistant MDF

Windows can run with condensation in winter, so a moisture-resistant grade of MDF makes sense. It takes a spray-painted or hand-painted finish well, and holds its shape in the bay.

Hand-painted finish

Hand painting on site lets the seat be finished alongside the woodwork around it. Marks can be touched in without much trouble. Like any new paint, it needs time to cure fully.
