Window seats designed for your room

Window seats in Bush Hill Park

We make each window seat in our workshop from moisture-resistant MDF and birch plywood. Birch plywood gives the seat its strength, as it’s strong and holds screws firmly, while MDF takes paint well for the fronts and panels. Once painted, by spray or by hand, it’s brought to your home in Bush Hill Park and fitted. If you are living with a recess under the window doing nothing and wanting new furniture to sit well in an older room, window seats made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.

An interwar house usually has a proper landing, sometimes with a recess or an airing cupboard, and that space can take shallow fitted storage. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around Bush Hill Park, it is worth looking up as well as down. If a boiler or cylinder sits there, it keeps its clearances and access.

The written quote is your record of the job. It sets out the window seat designed for your room, what it’s made from and how it’s finished, and it is what the workshop builds to.

FAQs: window seats in Bush Hill Park

Does a conservation area in or near Bush Hill Park affect fitted furniture?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Is parking a problem for fitting in Bush Hill Park?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.

Do I need to be in when you fit?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

How long is the fitting for a window seat?

How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Because everything is made at our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as possible.

What finishes do you offer?

There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Do you work on Saturdays?

Yes, we can arrange Saturdays. Just mention it when you get in touch, and we’ll see what we can do.

Is it time for window seats?

The most common reason is wanting to make more of a bay or window. Bays are hard to furnish, and a built-in seat makes good use of them. It gives you a place to sit in the light.

If you recognise any of these, it’s worth talking to us:

  • No space for toys and games
  • Standard furniture leaving gaps in a bay
  • A child’s room that needs storage and seating
  • A bay with no furniture that fits

The wider area includes historic houses such as Forty Hall, about 1.9 miles north. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear.

Before you hire any carpenter

  • Whether the quote follows a visit to your home
  • Will other trades be needed, and who arranges them?

Bush Hill Park homes and window seats

About 40% of the homes in the streets around Bush Hill Park went up between 1919 and 1939, and about 27% before 1919, on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Bush Hill Park include The Tower (Grade II), about 0.5 miles west. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. Check with the council’s conservation officer first. About 40% of homes in the area around Bush Hill Park date from between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. Many houses of that era have bay windows, natural places for a window seat.

For an older house near St Stephen's Parish Church, a radiator under the window just needs a grille in the seat front. For families living near The Raglan Junior School, a place for each person’s coat and shoes stops the hallway filling up.

What it costs

Several things affect the price:

  • Walls and floors that are out of level or out of square
  • The finish: spray painted or hand painted
  • Doors and drawers, and how many
  • Parking near your home

Your quote is written for your room once we’ve visited and measured. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

What we need to know

A few details help us understand the job before we visit. It’s useful to include:

  • Rough measurements, even if they’re only to the nearest few centimetres
  • Whether it is a house or a flat, and if there are stairs or a lift
  • A few photos of the space, taken from the doorway and from each corner
  • Anything fixed to the wall that the furniture needs to work around

If you know what you want, say so; if you don’t, that is fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To start, fill in our short enquiry form.

How fitting works for window seats

You won’t need to do much on the day. We need someone to let us in at the start, and the room should already be cleared. From there, we protect the floors, bring the furniture in and get on with the fitting. How long the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are usually straighter. The pieces are joined and fixed once in place.

  1. You get in touch and describe the window.
  2. We visit to measure the angles of the bay and the floor, and go through the design.
  3. We send a quote in writing.
  4. In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
  5. We fit the seat in your home, trimming the edges to meet the walls and cill, with a spray-painted or hand-painted finish.

Getting ready for fitting day

  • Clear the hallway and stairs so the sections can come through
  • Make sure pets are kept safely away
  • Clear the area where the furniture is going

Advice

Flats, leases and landlords

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you get in touch.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit, so fitting day is planned around them.

Made for the room, or bought in a box?

Bespoke seats are scribed to the walls and set level, so there are no gaps at the sides or the base. A bench simply sits in front of the window. The difference is most noticeable in a period room. Ready-made furniture rarely suits a bay, a box room or a bulkhead over the stairs, and those are common in interwar houses. Built-in pieces are designed to fit them.

Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. We quote each job for the room it’s going into, after the design visit.
