Flat-pack or bespoke?

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.

Window seats for homes in Oakthorpe Park

A radiator under the window is common, and a seat has to work with it. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. When we visit in Oakthorpe Park, we will check the radiator and plan around it. Typical reasons to get in touch are wanting new furniture to sit well in an older room and an empty bay that doesn’t get used, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Original features like shutters, cupboard doors and panelling are worth keeping where they survive. With a large share of the homes around Oakthorpe Park built before 1919, fitted storage can be designed to sit alongside them. Panel details can be drawn to suit the house. For a listed home, fixing into original joinery can need consent, so check first.

The written quote is your record of the job. It describes the window seat we’ve designed for the room, its materials and its finish.

Made for the room, or bought in a box?

We scribe each seat to follow the walls and floor, so there are no gaps at the sides or the base. A ready-made piece sits in the space rather than being part of it. In an older room, the difference shows. Tall ceilings in older homes leave a band of empty wall above standard furniture, wasting space that could hold things you rarely use. Built-in pieces can run to the cornice or the picture rail.

Prices are quoted for your room, once we’ve measured and talked through the design. A larger piece means more material and more time, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Materials and finishes

Hand-painted finish

Hand painting gives a slightly softer look than spraying. It’s done on site, in the colour you choose. It can match the woodwork around the window.

Doors and drawer fronts

A radiator grille sits in the front of the seat, letting the heat reach the room. It’s finished like the rest of the seat. Around it, the fronts can be drawers, doors or panels.

Common questions about window seats

Do you make window seats for homes in Oakthorpe Park?

Yes. Oakthorpe Park is one of the places we work, along with the rest of Enfield and London. You can message us from the contact page to arrange a design visit.

Can you fit window seats to the uneven walls of an older house in Oakthorpe Park?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Can you fit furniture on an external wall?

It needs a little planning: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.

Can you fit a window seat under a sash window?

Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat fits without getting in the way of the window. Repairs to the window itself are not our work.

Which is better under a window seat, a lid or drawers?

Many seats use both. Drawers suit things you use often, and a lid suits bulky items. For children’s rooms, drawers are normally easier to manage. We’ll suggest a layout at the measuring visit.

Do I need to be in when you fit?

We need someone to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.

Fitting day, step by step

Fitting day follows a set order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so neighbours may appreciate a note before fitting day. Each section is sized for the tightest door or turn. Saturday fitting is possible by prior arrangement.

  1. First you tell us about the bay or window where you’d like a seat.
  2. We come to measure and plan the seat, the storage and any radiator grille with you. We also talk about lift-up lids or drawers.
  3. A written quote follows, with the design, finish and fitting days set out, for you to look over.
  4. The seat is made in our workshop and painted to your chosen colour. We use moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use. Any radiator grille is fitted so heat can still reach the room.

Preparing the room

  • If you live in a block, book the lift and tell the building manager
  • Have your electrician move any sockets or switches beforehand
  • Let us know about any meters, fuse boards or boilers in the area

Advice

Flats, leases and landlords

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t advise on your lease.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check at the measuring visit.

Window seats for homes in Oakthorpe Park

The biggest shares of homes in the streets around Oakthorpe Park were built before 1919 (about 53%) and between 1919 and 1939 (about 25%), according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Oakthorpe Park include Broomfield House Broomfield Park (Grade II*), about 0.5 miles west, and Truro House (Grade II), less than half a mile west. If you live in a listed building, fixing into or taking out original features like panelling can need listed building consent. The council’s conservation officer is the person to ask before work starts. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home is on or just off a main road, it helps to mention it. We can then plan where the van will stop.

For a family home near St Anne's Catholic High School for Girls, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. If you live in a flat close to Palmers Green station, each piece is planned so it can be carried up and joined together in the room. If your home is one of the older houses near St Michael-at-Bowes, a radiator under the window just needs a grille in the seat front.
