Storage in Clapham Park homes: local notes
About 47% of the homes in the area around Clapham Park went up before 1919, and about 21% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The Abbeville Road Conservation Area is close by, within about a quarter of a mile of the centre of Clapham Park. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. The council can confirm if you are not sure. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to the vans that deliver and fit furniture in Clapham Park, as it does anywhere else in London. Access and parking are talked through during the design visit.
For an older house near Church of the Holy Spirit, a bay or a sash window is a natural place for a window seat. If you live in a flat close to Clapham High Street station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

Window seats in Clapham Park
A seat under a bedroom or nursery window can store toys, bedding or books. With deep drawers or a lift-up lid, it becomes useful storage as well as a place to sit. For children’s rooms, drawers are often easier for small hands than a heavy lid. Whatever the room, the process for a home in Clapham Park is the same. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about no comfortable place to sit in the light and a nursery or bedroom short of storage.
Ceilings and floors in homes built before 1919 are rarely level, and a large share of homes around Clapham Park are that old. Each piece is scribed and levelled on site so it looks straight in a room that isn’t. Original skirting and mouldings are met neatly.
The furniture is made in our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Flats, blocks and rented homes
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit, and we will plan the fitting around them.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, which we check at the measuring visit.
Is it time for window seats?
Many people want a window seat for the storage beneath it. Under the seat there’s room for blankets, toys, books and more. It adds storage without taking up more of the floor.
Here’s what window seats can help with:
- Wanting a seat without blocking the radiator
- An empty bay that does not get used
- Standard furniture leaving gaps in a bay
- A recess under the window doing nothing
Close to Max Roach Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things.

Tips worth knowing
Looking after painted furniture is simple with a little care. A few things help it stay looking good:
- Check the shutters so the seat can leave room for them
- Think about whether you’d like shelves either side
- Clear the bay or window area before the design visit
- Choose a colour that suits the room
Condensation can form on windows in cold weather, so wipe the cill and the back of the seat if it gets wet. A little ventilation helps keep things dry. If anything is not right with the seat, tell us about the room on our contact form and we will talk it through.
Wipe away condensation from the window before it runs onto the seat. A little fresh air helps reduce condensation. Dry any water on the paint promptly.

Questions we are often asked
Is Clapham Park in the area you cover for window seats?
Yes. Clapham Park is one of the places we work, along with the rest of Lambeth and London. You can tell us about the room on our contact form to arrange a design visit.
I live near Clapham High Street station. Is that in your area?
Yes, homes across Lambeth and the rest of London are within the area we cover. To get started, you can fill in our short enquiry form with a few details about the room.
Can you fit furniture on an external wall?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment is not something we do, so any damp needs sorting first.
Can you build a seat beneath sash windows?
Yes. We set the seat below the cill, so the sash still works. Where there are shutters, the seat is planned so they still open fully. These details are measured when we visit.
Which materials go into your window seats?
The seat is made from moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, and MDF takes paint well for the fronts and grilles. Everything is finished by spray painting or hand painting.
Can you build a window seat over a radiator?
Yes. We build a grille or an open front into the seat so the heat is not trapped. Space is left around the radiator too. If you want the radiator moved, that is work for your plumber.
Flat-pack or bespoke?
Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.
Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is easy to buy.
How fitting works for window seats
On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made at our workshop, a piece at a time. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Hallways in period houses are often narrow, and the stairs turn sharply, so the furniture comes in sections sized for the route in. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.
- You send us a note about the window and the seat you’d like.
- We visit to measure and discuss the design, the storage and the finish.
- A written quote follows, with the finish written in.
- The seat is made in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
- We fit it in your home, and a hand-painted finish is applied in the room.
- Fresh paint takes a while to cure, so go gently with the seat and lids at first.
How to prepare
- Keep pets in another room while we work
- Let us know about parking near your home
- Clear the hallway and stairs so the sections can come through
