How we make window seats for Hyde farm estate
A radiator under the window is common, and a seat has to work with it. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. We’ll look at your radiator during the design visit in Hyde farm estate. Typical reasons to get in touch are a bay with no furniture that fits and a child’s room that needs storage and seating; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.
With a large share of homes around Hyde farm estate built before 1919, under-stairs cupboards in older terraces often house the meters or the fuse board. Those have to stay reachable, so any storage is designed around them. Bays and sash windows in period houses are natural spots for a window seat.
A quote in writing follows the design visit. It sets out the design we’ve talked through, the materials and the finish, so it is clear what’s included.

What it costs
To work out the quote, we look at:
- Parking near your home
- The internal fittings
- Stairs, lifts and the route to the room
- The overall size of the piece
How it is painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.
Getting in touch
Some details help us understand the job before we visit. It’s useful to include:
- Approximate measurements of the space
- The postcode, so we can plan the visit
- Anything in the way, like radiators, sockets, switches, a boiler or meters
- A few pictures of the space, taken from the doorway and from each corner
It is useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space. To send them over, message us from the contact page, and we’ll suggest a time for a design visit.
Flat-pack or bespoke?
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t usually do that in an older room.
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, where scribing and fixings that suit the wall are important.
Caring for painted furniture
Most of what helps is simple. Here’s what we suggest:
- Clear the bay or window area before the design visit
- Note whether your window has working shutters
- Think about the cushion you’d like and who will make it
- Consider how often you’ll reach for what’s stored
If you’re having a cushion made, we will give you the exact size of the seat. Let the paint cure before the cushion goes on, so the fabric does not stick or mark the finish.
Don’t block the grille with cushions or things stored in front of it. Keeping it clear helps the radiator work as it should. Things stored near a radiator stay warm, so choose what goes there with that in mind.
Honest limits
Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:
- New sockets or lights near the window, which are for your electrician
- Any change to radiator pipes, which needs a plumber
- Making good the walls, which is for a plasterer or decorator
If in doubt, you can fill in our short enquiry form and describe the room. How it works.
What it is made from
- Spray-painted finish
- Radiator grilles
- Moisture-resistant MDF
- Hand-painted finish
- Birch plywood
- Lift-up lids or drawers

How fitting day works
On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next, a piece at a time. How long the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so it helps to let neighbours know about fitting day. Each section is sized for the tightest door or turn. Saturdays can be arranged.
- You get in touch and tell us about the window and the room, including any radiator under it.
- At the design visit we measure the bay or recess and check the radiator, cill and any shutters.
- You receive a quote in writing for the seat we have discussed, for you to look over.
- We make the seat, the lids or drawers and any grille in our workshop.
- We fit it in your home, scribed to the walls and the floor. Any radiator grille is fitted so heat can still reach the room.
Preparing the room
- Clear the area where the furniture is going

Your questions about window seats in Hyde farm estate
My home in Hyde farm estate is a period house with walls that aren’t straight. Is that a problem?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.
My home in Hyde farm estate is a flat. How do you get the furniture in?
At the design visit, we measure the way in along with the room itself. Window seats are made at our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.
Do pictures help?
Yes. They give us a feel for the space before we visit. Show anything the furniture has to work around, like radiators or sockets.
Can you build a seat beneath sash windows?
Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat fits without getting in the way of the window. We don’t repair sashes or cills.
Is an outside wall a problem for fitted furniture?
It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We do not treat damp, so any damp should be sorted before fitting day.
What does a bespoke window seat cost?
Every piece is quoted for your room after the design visit. The shape of the window, the mix of drawers and lids, and any grille all play a part. We set it all out in a written quote.
