How it’s made

Doors and drawer fronts

Fronts are made from moisture-resistant MDF and painted to your colour. Panels can suit the shutters or doors in an older room. The gaps are kept even all along.

Hand-painted finish

Hand painting can be done on site once the seat is in. Small marks are simple to touch in later. It suits a seat that sees daily use.

Window seats for homes in Balham

Some window seats are built in with shelves or cupboards around them. Shelving on each side, with the seat in the middle, makes a natural reading spot. We design the seat and the surrounding units together, so the lines and the finish match. We can discuss the options when we visit in Balham. People normally come to us about a ready-made bench that doesn’t fit the bay and an empty bay that doesn’t get used; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

A large share of the homes around Balham were built before 1919, and older houses have plenty of odd corners: the space under the stairs, the bay at the front, the alcoves, the hallway recesses and, where the loft has been converted, the eaves. Fitted storage is designed to make those spaces useful.

The furniture is made in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Flats, leases and landlords

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so tell us about it during the design visit.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit, so fitting day is planned around them.

Do you need window seats in Balham?

For a child’s room, a seat under the window adds storage and a cosy spot. Drawers make it easy for children to reach their things. It also keeps the floor clear.

If you recognise any of these, it is worth talking to us:

  • A bay with no furniture that fits
  • A radiator under the window getting in the way
  • A period room that needs furniture to suit it
  • Looking for a reading spot by the window

If your home is as old as some of the listed buildings nearby, like Church of St Mary, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent.

Choosing a carpenter

  • Can you see real work of theirs?

How to choose a carpenter in London

How fitting works for window seats

There is not much for you to do on fitting day. We need someone to let us in at the start, and the room should already be cleared. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Hand painting, if that is your finish, can follow the fitting.

  1. First you tell us about the bay or window where you’d like a seat.
  2. At the design visit we measure the bay or recess and check the radiator, cill and any shutters. We also talk about lift-up lids or drawers.
  3. We send a written quote setting out the design, materials and finish.
  4. The seat is built in our workshop and painted to your chosen colour.
  5. We fit it in your home, scribed to the walls and the floor.

How to prepare

  • Keep pets in another room while we work
  • Take anything hanging off the wall we’re fitting to
  • Move anything in the hall or on the stairs out of the way

Starting with a design visit

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing, so you can take your time with it. To book one, message us from the contact page.

Making use of awkward spaces in Balham

About 64% of the homes in the streets around Balham went up before 1919, and about 9% between 1919 and 1939, in the VOA’s 2025 council tax stock figures. We take that into account at the design visit, since older and newer walls take different fixings. The centre of Balham is within about a quarter of a mile of the Nightingale Lane Conservation Area. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house doesn’t normally need planning permission. If you are unsure, check with the council before work starts. Red routes are run by TfL, with tight limits on where and when vehicles can stop. If your home in Balham is on or near a main road, tell us during the design visit. It lets us plan the stop before fitting day.

If your children go to Ravenstone Primary School or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. The wider area includes historic houses like Carlyle's House, about 2.9 miles north. For a period home anywhere nearby, a radiator under the window just needs a grille in the seat front.

Balham is within the London Borough of Wandsworth, about 2 miles north-west of Clapham Junction. We can visit homes in Balham on weekdays, or on a Saturday by arrangement. Balham is one of the places in Wandsworth where we make window seats.

In SW12, SW17 and SW4, the process is the same as anywhere else in London. Streets in the area include Lynn Road, Weir Road and Byrne Road, and homes on each of them are within our area for window seats. If you’re just outside Balham, we also cover Grange Mills (1 mile north-east), Hyde farm estate (1 mile east), Clapham Park (1 mile north-east), Streatham Park (1 mile south-east) and Tooting Bec (1 mile south-west). Across the rest of Wandsworth, our area takes in Clapham Junction (2 miles north-west), Battersea (2 miles north-west), Putney (3 miles north-west), Wandsworth (2 miles north-west), Southfields (2 miles west) and Summerstown (2 miles south-west).

Questions from Balham

My house in Balham is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Fixings are chosen for the wall, whether solid brick or lath and plaster.

Will parking be an issue for fitting furniture in Balham?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to tell us about parking during the design visit, and we’ll plan around it.

What is a window seat made from?

We use moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, and MDF takes paint well for the fronts and grilles. The finish is spray-painted or hand-painted.

How is a window seat priced?

Every piece is quoted for your room after the design visit. The shape of the window, the mix of drawers and lids, and any grille all play a part. Everything is set out in a quote in writing after the visit.

Is an outside wall a problem for fitted furniture?

External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.

What happens when you come to measure?

It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.

When you need someone else

Electrics, plumbing, gas, plastering and structural work are not part of what we do. There are a few other points to bear in mind:

  • Plumbing work on the radiator under the window
  • Fixing the window itself
  • Making the seat cushion, which is not our work

If you are not sure what’s possible in your room, you can drop us a line using the contact form and we will give you a straight answer. How a job runs, step by step.
