Brixton Window Seats
Planning window seats for a home in Brixton? We start with a design visit and a written quote.
- Off-the-shelf pieces that never quite fit the window
- Nowhere to keep blankets, toys or books
- A child’s room that needs storage and seating
Window seats in Brixton
Window seats in Brixton: what you get
Plenty of period homes across London have sash windows. Under a sash, the seat is set below the cill so the window can still be used. If the window has shutters, the seat is planned so they can still open fully. These details are measured when we visit your home in Brixton. People normally come to us about standard furniture leaving gaps in a bay and a period room that needs furniture to suit it, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Hallways in period terraces are often long and narrow, with the stairs rising along one wall. Around Brixton, a large share of homes date from before 1919, so every bit of depth is weighed up when storage is planned. Even shallow storage can hold a lot without narrowing the way through.
After the design visit, we send you a written quote. It sets out the design we’ve talked through, the materials and the finish, so it’s clear what’s included.

How fitting works for window seats
When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made in our workshop. How long the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Decorating around the furniture afterwards is for your decorator.
- First you tell us about the bay or window where you’d like a seat.
- At the design visit we measure the bay or recess and check the radiator, cill and any shutters.
- A written quote follows, with the design, finish and fitting days set out, for you to look over.
- We make the seat, the lids or drawers and any grille in our workshop.
- We fit it in your home, scribed to the walls and the floor. Any radiator grille is fitted so heat can still reach the room.
Before we arrive
- Clear the walls of pictures and shelves
- Clear the hallway and stairs so the sections can come through
- Empty the space we will be working in
How to get a quote
Rough measurements are fine at the start. Everything is measured properly when we visit. To arrange it, tell us about the room on our contact form and tell us about the room. You receive a written quote after the visit.

Common questions about window seats
Can you fit furniture in a home close to Brixton station?
Yes. We cover all of Lambeth and the rest of London. To get started, you can message us from the contact page with a few details about the room, and let us know about parking and access at the same time.
How do you fit window seats in a flat in Brixton?
We measure the route in along with the room itself: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.
What happens when you come to measure?
We measure the room, check how level the walls and floors are and go through the design with you. Access and parking are worth talking about too, and a quote in writing follows.
Can you fit a window seat under a sash window?
Yes. Seats suit sash windows in many older homes. We measure the cill, the window and any shutters, so the seat sits neatly and the window still works. We do not repair sashes or cills.
Can you fit furniture to uneven walls?
It’s something we deal with all the time. We trim the edges to follow the wall and level the base.
Who chooses the colour?
The choice is yours, and we agree it with you before the furniture is finished. Whichever finish you pick, it is in the colour you have chosen.
Bespoke window seats or ready-made?
Ready-made benches are made in fixed widths and depths. Bespoke seats are made to the size of the space, so nothing is wasted, with drawers, a lift-up lid or a mix below. Recesses in older houses come in every size except the standard ones, so off-the-shelf pieces either do not fit or leave a gap either side. Made for the space, the furniture uses the full width and height.
How it’s painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.

Lift-up lids
Lids can be made in one piece or in sections. Sections are lighter to lift and easier to handle. We’ll talk through the options at the design visit.
Moisture-resistant MDF
Windows can run with condensation in winter, so a moisture-resistant grade of MDF makes sense. It takes a spray-painted or hand-painted finish well, and holds its shape in the bay.
Making use of awkward spaces in Brixton
In the area around Brixton, the largest groups of homes date from before 1919 (about 46%) and between 1945 and 1972 (about 18%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Part of Brixton is in the Rush Common and Brixton Hill Conservation Area, one of the conservation areas recorded by Historic England. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. About 46% of homes in the area around Brixton were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. Bays and sash windows in period houses suit a seat with drawers or a lift-up lid, with a grille where there is a radiator below.
The wider area includes historic houses such as Kingswood House, about 2.4 miles south-east. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear. For families living near Sudbourne Primary School, a place for each person’s coat and shoes stops the hallway filling up. Living in a block of flats near Brixton station? Then each piece is planned so it can be carried up and joined together in the room.
Brixton is part of the London Borough of Lambeth, about 1 mile north of Stockwell. Anywhere in Brixton, the process is the same: a design visit, a written quote, furniture built in our workshop and fitting in your home. Brixton is one of the places in Lambeth where we make window seats.
We make window seats across SW2, SW9 and SW4. If your home is on a street such as Acre Lane, Jelf Road and Trent Road, or close by, we can arrange a design visit for window seats. Close by, we also work in Stockwell (1 mile north), Clapham Park (1 mile west), Angell Town (1 mile north), Loughborough Junction (1 mile north-east) and Tulse Hill (1 mile south-east). Elsewhere in Lambeth, we also cover Kennington (2 miles north), Streatham (2 miles south), West Norwood (2 miles south-east), South Bank (3 miles north), Oval (2 miles north) and Waterloo (3 miles north).

Flats, blocks and rented homes
A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we have measured the way in.
Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t give advice on leases, so check it yourself or ask your managing agent.
