Window seats for your home in Hatch End
Window seats for homes in Hatch End
A window seat turns the light by a window into a place to sit. Our window seats are made for bays, sash windows and the recesses beside them, typically with storage below, under a lift-up lid or in drawers. For a home in Hatch End, it starts with a design visit to measure the window and go through the design. If you’re living with a child’s room that needs storage and seating and a radiator that makes the space hard to use, window seats made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
Walls in houses from between the wars are usually straighter than in older ones, but seldom perfect. Much of the housing around Hatch End is interwar, semi-detached or detached, so we still scribe every piece to the wall. Lids, doors and drawers are set level on site so they run true.
Where other trades are needed, for example an electrician to move a socket, we point that out. Our quote covers the carpentry: the design, the materials and the finish.

When is bespoke worth it?
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.
Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.
What window seats can’t fix
We are carpenters, so some jobs belong to other trades. It is useful to know these before you plan the job:
- Plumbing work on the radiator under the window
- Electrical work around the seat
- Work on the window frame or glass
Not sure whether your space suits window seats? You can message us from the contact page and we’ll tell you before you arrange a visit. How a job runs, step by step.

Questions from Hatch End
Is Hatch End in the area you cover for window seats?
Yes, we work across Harrow, Hatch End included, and across the rest of London. You can fill in our short enquiry form to arrange a design visit.
Do I need permission for fitted furniture in a conservation area?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
What do you do at the measuring visit?
We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking, and a written quote follows.
How is the furniture painted?
You can choose between two finishes: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
How much does a window seat cost?
Every piece is quoted for your room after the design visit. It depends on the size and shape of the window, the storage you want and the finish. For a quote, fill in our short enquiry form to arrange a design visit.
What materials do you use for window seats?
Our window seats are made from moisture-resistant MDF and birch plywood, then painted. A moisture-resistant grade suits a spot by a window, where condensation can form. The materials and finish are agreed in your quote.
Bespoke window seats or ready-made?
We scribe each seat to follow the walls and floor, so there are no gaps at the sides or the base. A ready-made piece sits in the space rather than being part of it. The difference is most noticeable in a period room. Walls in interwar houses are straighter than in older ones, but rarely perfect, and standalone units can lean or gap. Built-in pieces are adjusted to the room on site.
In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay near your home. It’s useful to talk about parking at the measuring visit, so it can be planned.

Storage in Hatch End homes: local notes
About 38% of the homes in the streets around Hatch End went up between 1945 and 1972, and about 28% between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Near the centre of Hatch End, Historic England’s list includes East End Farm Cottage (Grade II*), under half a mile south, and Church of St John the Baptist (Grade II*), about 0.5 miles south-west. For a listed home, changes inside that alter its character can require listed building consent from the council, for example removing or fixing into original panelling. Ask the council’s conservation officer before anything is fixed. About 38% of homes in the neighbourhood around Hatch End were built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Windows in homes of that era are often wide, with a radiator underneath, and a seat over a radiator needs a grille so the heat still reaches the room.
Headstone Manor, about 1 mile south-east, is one of the historic houses in the wider area. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear. If you live in a period home close to Pinner Baptist Church, the deep reveals of an older window can frame a seat neatly. If your children go to Pinner Park Primary School or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.
Hatch End is in the London Borough of Harrow, about 2 miles south-east of Harrow. We can visit homes in Hatch End on weekdays, or on a Saturday by arrangement. We list Hatch End among 20 places we cover in Harrow.
In HA5, HA2 and HA3, the process is the same as anywhere else in London. You will find streets here like Love Lane, Moss Lane and Tudor Road, and we cover homes on all of them for window seats. We also cover Headstone (1 mile east), Harrow Weald (2 miles east) and Belmont (2 miles east). Elsewhere in Harrow, we also cover Harrow (2 miles south-east), Stanmore (3 miles east), Wealdstone (2 miles east), Little Stanmore (4 miles east), Greenhill (2 miles south-east) and South Harrow (3 miles south). Before and after fitting day
None of this takes much effort. What we’d suggest:
- Think about matching the woodwork or the walls
- Clear the bay or window area before the design visit
- Note whether your window has working shutters
- Think about the cushion you’d like and who will make it
Once the seat is fitted, it is ready to use. Paint needs time to cure fully, so treat the new finish gently at first. Avoid placing heavy objects on the painted surfaces while it hardens.
Avoid standing on the seat to reach the window or curtains. The seat is made for sitting, and standing puts weight in one spot. It will look better for longer with a little care.

What happens on fitting day
Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so pieces for a loft room are sized for the narrowest point. Elsewhere in the house, the route is usually more generous. The pieces are joined and fixed once in place.
- To begin, use our contact form; a brief note on the bay or sash window is enough.
- We visit to measure up and work out how warm air from the radiator will reach the room.
- Your written quote sets out the seat, the grille, the materials and the finish.
- In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
- We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.
Before fitting day
- If you live in a block, book the lift and tell the building manager
- Get any new sockets or wiring done by your electrician before fitting day
- Clear the walls of pictures and shelves
