Window seats across Harrow: what to expect

Some window seats are built in with shelves or cupboards around them. Bookshelves either side of a window, with a seat between, make a quiet place to read. The seat and the units around it are designed as one, so the lines and the finish match. We can talk through the options when we visit in Harrow. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and people most often get in touch about no comfortable place to sit in the light and wanting new furniture to sit well in an older room.

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote.

  1. To begin, send us a few details through our contact form; a brief note on the bay or sash window is enough.
  2. At the design visit we measure the window and the radiator, and plan a grille or open front so heat isn’t trapped.
  3. A written quote follows, covering the seat and the grille.
  4. In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

Tricky spaces in homes across Harrow

Across Harrow, the most useful storage is often hidden in an awkward corner. Window seats can follow the slope of a staircase or a ceiling, or the line of a bay. Everything is scribed and levelled on site.

In Harrow, the largest groups of homes date from between 1919 and 1939 (about 52%) and the years since 2000 (about 15%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. More than half of the homes in Harrow (about 52%) date from between 1919 and 1939, according to Valuation Office Agency council tax figures (2025). Many houses of that era have bay windows, natural places for a window seat, with a grille where there is a radiator underneath. About 48% of households in Harrow live in detached or semi-detached houses, going by Census 2021 figures from the ONS. In a semi or detached house, a driveway, where there is one, can make unloading easier.

Since August 2023, the Ultra Low Emission Zone has covered all of London, and TfL’s red routes have strict stopping rules, so access to homes in Harrow is planned ahead of time.

Harrow: Near listed buildings like Parish Church of St Mary, about 0.6 miles east of the centre of Harrow, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can need listed building consent. Headstone Manor, about 1.4 miles north, is one of the historic houses in the wider area. If your own home is a period one, a seat under a sash window can keep shutters and cills clear.

Flats, conversions and lettings

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot give advice on leases, so check it yourself or ask your managing agent.

In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you get in touch.

Made for the room, or bought in a box?

Off-the-shelf benches come in the maker’s finishes. We paint the seat in the colour you choose, so it sits with the skirting, the shutters or the walls.

What to check before you book

  • Where they’ll park and unload
  • Whether they measure the room themselves
  • Do they scribe the furniture to the walls?
  • Whether the route into your home has been checked

DIY, flat-pack or bespoke

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.

Before and after fitting day

Most of what helps is simple. Here’s what we suggest:

  • Think about what you’ll store under the seat
  • Make sure any shutters still open fully
  • Let us know about parking near your home
  • Decide on cushion thickness before the design visit

A hand-painted finish is easy to touch up if it gets marked. It’s worth keeping a record of the paint colour. A spray-painted finish is smooth and even, and small marks often wipe off with a damp cloth.

Don’t block the grille with cushions or things stored in front of it. Keeping it clear helps the radiator work as it should. Things stored near a radiator stay warm, so choose what goes there with that in mind.

What it is made from

Moisture-resistant MDF

Because it cuts cleanly, MDF is ideal for angled panels and radiator grilles. We use a moisture-resistant grade, which is stable and takes paint well. Most of what you see on the finished seat is MDF.

Pull-out drawers

Drawers let you see everything at once. Children can usually manage drawers more easily than a heavy lid. The drawer boxes are birch plywood, which is strong and holds screws well.

Questions from Harrow

Is it possible to have a window seat above a radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. A grille in the front lets the heat into the room. Storage above a radiator stays warm, so it suits things that don’t mind that.

Do you supply cushions for window seats?

We don’t supply cushions; we make the seat and you can have a cushion made. We will give you the exact size so it fits well. It leaves you to choose the fabric.

Do I need planning permission for fitted furniture?

Not normally. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can require listed building consent, so ask the council’s conservation officer.

Should I choose a lift-up lid or drawers?

The answer depends on what goes under the seat. A lid gives access to the whole space, good for blankets and occasional things, while drawers mean you don’t have to move the cushion.

Can you fit a window seat under a sash window?

Yes. Sash windows are a natural place for a seat in many period homes. We measure the cill, the window and any shutters, so the seat sits neatly and the window still works. Repairs to the window itself aren’t our work.

What happens at the design visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and a quote in writing follows.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. If there’s damp, it should be sorted before anything is fitted.
