Flat-pack or bespoke?
Where bespoke earns its keep is in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.
It is worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
About our window seats in East Finchley
Cushions are not something we supply, so we agree the seat size with you and you can have one made to fit. You can then choose the fabric and style yourself. We make the seat to suit the cushion you plan, with a suitable depth and height. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and the things people most often want solved are needing more storage in the room and a period room that needs furniture to suit it.
Not every home has a loft conversion, a bay or a cupboard under the stairs, but most have a recess, a landing or a corner that could take storage. For a home in East Finchley, the design visit is where the options are worked out. Window seats are then made in our workshop and fitted on site.
Once you’ve read the quote and decided to go ahead, the furniture is built in our workshop. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

More for homes in East Finchley
From workshop to your room
On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made at our workshop. How long fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. If you live in a block, check any rules on lifts, deliveries and working hours; if you live in a house, let us know about steps, paths and parking. Either way, the day is planned during the design visit. Saturdays can be arranged.
- You get in touch and let us know about the window and the room.
- At the design visit we measure the bay or recess and check the radiator, cill and any shutters.
- We send a quote in writing setting out the design, materials and finish.
- The seat is made in our workshop and painted to your chosen colour. We use moisture-resistant MDF and birch plywood.
- The seat is fitted in your home and checked so the lids and drawers run well.
Before fitting day
- Mention any parking restrictions on your street
- Book any lift and let the concierge or building manager know
- Move anything in the hall or on the stairs out of the way
How to get a quote
You do not need exact measurements to get started. Everything is measured properly when we visit, along with the walls, floor and ceiling. To get started, fill in our short enquiry form with a few details about the room. You receive a written quote after the visit.

How we price window seats
The price for your room depends on:
- The width and height of the space
- The internal fittings
- Where a van can park, such as a permit bay or a bay suspension
- The number of doors and drawers
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. The price comes in a written quote, worked out from the measurements and the design you choose.
What we need to know
There is no need for exact sizes or plans. It is enough to send:
- Pictures of the whole wall or room, including the floor and ceiling
- The type of home and how the room is reached
- Your postcode and the borough
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
Every piece is quoted for your room after the design visit. Each room is different, so we quote after seeing it. For a quote, drop us a line using the contact form.
Why people ask for window seats in East Finchley
The most common reason is wanting to make more of a bay or window. A bay can be an awkward space for furniture, and a seat makes it part of the room. It becomes a place to sit, read or look out.
We are often asked to help with:
- A radiator under the window getting in the way
- Toys spread across a bedroom floor
- Needing more storage in the room
- A period room that needs furniture to suit it
Close to Lyttelton Playing Fields? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

FAQs: window seats in East Finchley
Is parking a problem for fitting in East Finchley?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.
Does a conservation area in or near East Finchley affect fitted furniture?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.
Is the cushion included with the window seat?
We don’t supply cushions; we make the seat and you can have a cushion made. You’ll have the measurements to pass to a cushion maker. That way, you choose the fabric and style.
Can you build a window seat over a radiator?
Yes. Many windows have a radiator beneath, and we design the seat around it. A grille in the front lets the heat into the room. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.
Will a window seat work below a sash window?
Yes. Sash windows are a natural place for a seat in many period homes. The cill height and any shutters are measured carefully, so the seat fits without getting in the way of the window. We do not repair sashes or cills.
Do I get to choose the colour?
You choose it. We agree the colour with you.
Storage in East Finchley homes: local notes
Homes built before 1919 make up about 35% of the housing in the neighbourhood around East Finchley, with about 29% built between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the measuring visit, since older and newer walls take different fixings. The centre of East Finchley is within about a quarter of a mile of the Hampstead Garden Suburb Conservation Area. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. Your council can advise if you are unsure. Many London boroughs run controlled parking zones, and Barnet sets its own rules. If your street in East Finchley is in a controlled parking zone, a visitor permit, a pay-and-display bay or a suspended bay through the council may be needed. We ask about parking during the design visit, so the day can be planned around it.
If your home is as old as some of the listed buildings nearby, like Church of the Holy Trinity, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can need listed building consent. Living in a block of flats near New Southgate station? Then the lift, the stair turns and the front door all set the largest piece that can come in.

Practical tips
Painted fitted furniture is easy to look after with a little care. A few things help it stay looking good:
- Plan the cushion early so the seat suits it
- Check the shutters so the seat can leave room for them
- Choose a colour that suits the room
- Consider how often you’ll reach for what’s stored
A soft, damp cloth is the best way to keep the seat clean. Avoid scourers and harsh cleaners. The front edge picks up marks first.
Don’t block the grille with cushions or things stored in front of it. A clear grille keeps the room warm and the seat at an even temperature. Storage over a radiator stays warm, so it’s best for things that don’t mind it.
