About our window seats in Burnt Oak

Cushions are not something we supply, so we agree the seat size with you and you can have one made to fit. That leaves the choice of fabric and style to you. We make the seat to suit the cushion you plan, with a suitable depth and height. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about a recess under the window doing nothing and an empty bay that doesn’t get used.

Walls in houses from between the wars are usually straighter than in older ones, but seldom perfect. Around Burnt Oak, interwar houses, semis and detached homes make up a big part of the housing, so we still scribe every piece to the wall. Each piece is levelled on site, so doors, lids and drawers line up.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it is easier before the furniture is made.

Common questions about window seats

Can you fit furniture in a home close to Mill Hill Broadway station?

Yes. We cover all of Barnet and the rest of London. You can fill in our short enquiry form to arrange a design visit, and let us know about parking and access at the same time.

Will a conservation area stop me having window seats fitted in Burnt Oak?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.

Should I send pictures?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you tell us about the room on our contact form.

What finishes do you offer?

You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

What materials do you use for window seats?

We use moisture-resistant MDF and birch plywood. Birch plywood gives strength to the frame and seat, while the fronts and grilles are MDF, which paints well. The finish is spray-painted or hand-painted.

How long is the fitting for a window seat?

The time the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Every part is made at our workshop before we arrive. Saturday fitting is possible by prior arrangement.

Making use of awkward spaces in Burnt Oak

In the streets around Burnt Oak, the largest groups of homes date from between 1919 and 1939 (about 49%) and between 1973 and 1999 (about 23%), going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Part of Burnt Oak is in the Watling Estate Conservation Area, according to Historic England’s records. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. Controlled parking zones are common across London, and Barnet sets its own rules. If parking near you is controlled, a visitor permit or a bay suspension may be needed, and the council arranges suspensions, often with notice. Let us know about parking at the design visit.

If you live near Watling Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things. For a family home near The Annunciation RC Junior School, deep drawers suit the bulky things families collect, from scooters to swimming kit. If your home is as old as some of the listed buildings nearby, such as John Keble Church, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Honest limits

Some parts of a job need another trade, from an electrician to a plumber or an engineer on the Gas Safe Register. Here is what to bear in mind:

  • Plumbing work on the radiator under the window
  • Making the seat cushion, which is not our work
  • Making good the walls, which is for a plasterer or decorator

Not sure whether your space suits window seats? You can get in touch through our contact form and we will tell you. Our process from visit to fitting.

Boards, parts and finishes

  • Spray-painted finish
  • Birch plywood
  • Hand-painted finish
  • Moisture-resistant MDF
  • Radiator grilles
  • Lift-up lids or drawers

What it costs

When we put a quote together, we consider:

  • How big the furniture is
  • How easy it is to get the furniture into the room
  • The finish: spray painted or hand painted
  • Walls and floors that are out of level or out of square

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote, written once we’ve measured up.

Before the design visit

Getting some details early makes the visit more useful. Where you can, include:

  • How you want to use the space
  • The postcode, so we can plan the visit
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Approximate measurements of the space

Rough sizes are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, fill in our short enquiry form and let us know about the room. You receive a written quote after the visit.

Fitting day, step by step

Finishing comes last. With a spray finish from the workshop, there is typically only filling and touching up to do in the room; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. Elsewhere in the house, the route is normally more generous. The pieces are joined and fixed once in place.

  1. It starts when you get in touch about a window seat.
  2. At the design visit, we look at the window, the radiator and what you need. Shutters and cills are noted too.
  3. Your quote sets out the design, the materials and the finish.
  4. Your window seat is made at our workshop, shaped to the window.
  5. We fit it in your home and leave it ready to use.

Preparing the room

  • Get any new sockets or wiring done by your electrician before fitting day
  • Let us know if your street is in a controlled parking zone
  • Move furniture and belongings away from the wall

Getting a quote

Your quote is written for your room once we’ve visited and measured. Because every room is different, the quote comes after the design visit. For a quote, tell us about the room on our contact form.

Advice

How it’s made

Birch plywood

We use birch plywood where strength matters. It suits the frame and the seat top, which take weight every day. The edge can be left on show or painted.

Lift-up lids

Lids can be made in one piece or in sections. Smaller lids are easier to open. We’ll talk through the options during the design visit.

Flats, conversions and lettings

Landlords furnishing a let use fitted furniture too, as it makes good use of an tricky room. It is made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.

In a managed block, the building manager or concierge may need notice before we arrive. If there is a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you contact us.
