Window seats designed for your room
Window seats in Holloway Down
In many period houses, a bay window is the obvious place for a seat. A bay is rarely a simple shape, with angled sides and walls that aren’t quite straight. We measure every face and scribe the seat to follow them, so the seat follows the bay exactly. It’s a job that suits bespoke work, in Holloway Down or anywhere else. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the usual reasons to get in touch are no comfortable place to sit in the light and a recess under the window doing nothing.
Ceilings and floors in homes built before 1919 are rarely level, and a large share of the homes around Holloway Down date from then. Each piece is scribed and levelled on site so it looks straight in a room that isn’t. Picture rails, skirting and cornices are worked around rather than removed, and the paint colour is agreed with you.
We write quotes in plain English. You will see what will be made, the boards used and the finish, all taken from the design visit.

Questions we are often asked
Can you make window seats for a home in Holloway Down?
Yes. We cover all of Waltham Forest and the rest of London, and Holloway Down is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.
My home in Holloway Down is a period house with walls that aren’t straight. Is that a problem?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Can you come on a Saturday?
Yes, we can arrange Saturdays. Just mention it when you get in touch, and we’ll see what we can do.
How much does a window seat cost?
Because every job is different, the cost is set out in a written quote after the visit. It depends on the size and shape of the window, the storage you want and the finish. For a quote, tell us about the room on our contact form to arrange a design visit.
Will a window seat work below a sash window?
Yes. The seat is set below the cill so the window can still open and close. If there are working shutters, we leave room for them to fold back. These details are measured when we visit.
Does fitted furniture need planning permission?
Not normally. Conservation area controls are mainly about the outside of buildings, and furniture inside a house does not normally need it. Listed buildings are different: check with the council’s conservation officer first.

Looking after your furniture
The finish lasts best with a little care, whether it was spray painted or hand painted. Here are our suggestions:
- Let us know about parking near your home
- Think about whether you’d like shelves either side
- Check the shutters so the seat can leave room for them
- Move furniture away from the window so we can measure
When we’ve finished fitting, the seat and its storage are ready. New paintwork takes time to cure fully, so go easy on it to begin with. Avoid placing heavy objects on the painted surfaces while it hardens.
Every so often, look at the hinges and any handles. Tightening early stops a small looseness getting worse. If a lid or drawer starts to catch, fill in our short enquiry form and describe what’s happening.
What prompts window seats in Holloway Down
A radiator under the window often makes the space hard to use. A built-in seat with a grille lets the heat out while making the space useful. It solves the problem of what to do with the space.
Requests we hear often include:
- A nursery or bedroom short of storage
- A ready-made bench that doesn’t fit the bay
- A period room that needs furniture to suit it
- No space for toys and games
Close to West Ham Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things.
What to check before you book
- Have they thought about parking near you?
- Are the boards named, such as MDF or plywood?
- How the doors are hung and adjusted
- Can you see real work of theirs?
What affects the price in Holloway Down
Prices vary from room to room, for these reasons:
- How many doors and drawers there are
- Stairs, lifts and the route to the room
- The overall size of the piece
- Parking and unloading on your street
Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, written once we’ve measured up.
Before the design visit
Here’s what helps us most when you get in touch:
- What the furniture needs to hold
- Where you live, with the postcode
- Whether it is a house or a flat, and if there are stairs or a lift
- Any ideas or images you’ve saved
We quote each job for the room it’s going into, after the design visit. Because every room is different, the quote comes after the design visit, when we have measured up and talked through the design. For a quote, drop us a line using the contact form.
Boards, parts and paint
Pull-out drawers
Drawers let you see everything at once. They’re often easier for children than a lid. We make the boxes from birch plywood for strength.
Birch plywood
A window seat needs to be sturdy. Birch plywood suits them, as it’s strong and holds screws firmly. It’s also good for drawer boxes.
Fitting day, step by step
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Hallways in period houses are often narrow, and the stairs turn sharply, so window seats are made in sections sized to get through. Floors and stair carpets are protected on the way in and out, and the sections are joined and scribed in the room.
- You get in touch with some details about the window.
- We visit to measure and talk about how you’ll use the seat.
- Your quote sets out the design, the materials and the finish. Read it through and ask if anything is unclear.
- Your window seat is made in our workshop, shaped to the window, from moisture-resistant MDF and birch plywood.
- The seat is fitted and set level, ready for a cushion.
Before we arrive
- Clear the hallway and stairs so the sections can come through
- Tell us about parking near your home
- If you live in a block, book the lift and tell the building manager
How to get a quote
Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Every piece is quoted for your room after the design visit. To arrange a visit, tell us about the room on our contact form.
