Window Seats in East Village

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. We make window seats for homes in East Village, each designed at a visit to your home.

  • A nursery or bedroom short of storage
  • Needing more storage in the room
  • A radiator under the window getting in the way

Window seats in East Village

Window seats for homes in East Village

In many period houses, a bay window is the obvious place for a seat. Bays have angled sides, and their walls are seldom square or flat. We measure every face and scribe the seat to follow them, so the seat follows the bay exactly. It is the kind of space where a ready-made bench never quite fits. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are an empty bay that doesn’t get used and standard furniture leaving gaps in a bay.

Hallways in newer flats and houses are often short, with doors opening off every side, which leaves little wall for storage. Around East Village, many homes were built since 2000, so that’s worth planning for. Even a shallow run can hold coats and shoes without crowding the doors.

You get the quote in writing, so you can read it at your own pace and talk it over at home. It covers the design, materials and finish agreed at the visit.

How fitting works for window seats

With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly. The time the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. Newer homes often have stud walls, so fixings go into the studs or use fixings made for the board. Floors are covered while we work.

  1. It starts when you contact us about a window seat. Say how you’d like to use it, if you know.
  2. At the design visit, we look at the window, the radiator and what you need.
  3. Your quote sets out the design, the materials and the finish.
  4. Your window seat is made in our workshop, shaped to the window.
  5. The seat is fitted and set level, ready for a cushion, with the lids or drawers checked with you.

Before fitting day

  • Arrange any electrical changes with your electrician in advance
  • Point out meters, boilers and fuse boards near the furniture
  • Take anything hanging off the wall we are fitting to

Looking after your furniture

Fresh paintwork takes a while to cure fully, so go gently with it for a while. Beyond that, these tips help:

  • Consider adding shelving around the seat
  • Note the position of any radiator and its pipes
  • Check the shutters so the seat can leave room for them
  • Think about what you’ll store under the seat

We open each lid and drawer with you before we go. Any grille is checked so the radiator can still warm the room. That way, everything works as planned.

Don’t block the grille with cushions or things stored in front of it. Keeping it clear helps the radiator work as it should. Things stored near a radiator stay warm, so choose what goes there with that in mind.

Could you do it yourself?

Bespoke work comes into its own in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder, where scribing and fixings that suit the wall are important.

East Village homes and window seats

Homes built since 2000 make up about 68% of the housing in the streets around East Village, with about 12% built before 1919, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Entries on the National Heritage List near the centre of East Village include The Theatre Royal (Grade II*), about 0.6 miles south-east. For a listed home, internal works that affect its character may need listed building consent from the council, for instance removing or fixing into original panelling. Ask the council’s conservation officer before anything is fixed. About 68% of homes around East Village were built since 2000, well above the figure for Newham as a whole, about 29%, going by the Valuation Office Agency’s 2025 council tax figures. That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.

If your children go to Chobham Academy or a school nearby, deep drawers suit the bulky things families collect, from scooters to swimming kit. If you live in a flat close to Stratford International station, the route in is measured along with the room itself, and the sections are sized to fit it. The wider area includes historic houses like Sutton House, about 1.8 miles west. If your own home is a period one, a seat under a sash window can keep shutters and cills clear.

East Village is about 2 miles south-east of Plaistow, within the London Borough of Newham. Whether your home in East Village is a terraced house, a flat or a newer build, the furniture is designed around the room as we find it. Our Newham coverage includes East Village.

In E15, E20 and E9, the process is the same as anywhere else in London. Our area takes in homes on streets such as Angel Lane, Major Road and Forbes Lane, along with the roads around them, whether you want window seats or another piece made for the room. Other places close to East Village include Temple Mills (1 mile north-west), Stratford (1 mile south-east), Maryland (1 mile south-east), Hackney Wick (1 mile south-west) and Holloway Down (1 mile north-east). Elsewhere in Newham, we also cover Plaistow (2 miles south-east), Canning Town (3 miles south-east), Forest Gate (2 miles east), East Ham (3 miles south-east), Upton Park (2 miles south-east) and Greengate (2 miles south-east).

Questions from East Village

Is East Village in the area you cover for window seats?

Yes, we work across Newham, East Village included, and across the rest of London. To get started, you can fill in our short enquiry form with some details.

I live in a flat in East Village. How will the furniture get up the stairs?

At the design visit, we measure the way in not just the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. It is useful to check any building rules and your lease before fitting day.

What materials do you use for window seats?

We use moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, and MDF takes paint well for the fronts and grilles. Everything is finished by spray painting or hand painting.

Does someone need to be home during the fitting?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

My walls are not straight. Is that a problem?

Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base.

Should I send pictures?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space, particularly with rough measurements. To send them, send us a few details through our contact form.

Flats, leases and landlords

For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. An agent can arrange access for you, and the written quote can go to whoever needs it.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the design visit.

Why bespoke in East Village?

We scribe each seat to follow the walls and floor, so it fits neatly at the walls and floor. A bench simply sits in front of the window. The difference is most noticeable in a period room. Large standalone pieces don’t always fit the lift or the hallway, whereas fitted furniture is made in sections that fit. The sections are joined and fixed once inside.

How it’s painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
