Pricing window seats in Maryland
The price reflects the time and materials the job needs. That depends on:
- The number of doors and drawers
- Where a van can park, like a permit bay or a bay suspension
- How square the room is
- Access to the room, such as stairs, lifts and narrow halls
No two rooms cost the same to furnish, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. You will see the figure in your written quote, after the design visit.
What we need to know
What helps most when you first contact us:
- What you’d like to store or use the space for
- Pictures of styles you like, if you have any
- Where you live, with the postcode
- The type of home and how the room is reached
If you already have something in mind, tell us; if you do not, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, drop us a line using the contact form.
Window seats in Maryland
Bay windows are common in period homes, and they make a natural place for a seat. Bays have angled sides, and their walls are seldom square or flat. Each side is measured and the seat is scribed to fit, so it sits neatly in the bay without gaps. It is the kind of space where a ready-made bench never quite fits. Typical reasons to get in touch are a room with shutters and sashes that deserves a proper seat and wanting a quiet place to read, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Newer homes often have plain spaces left as they are: a recess beside the stairs, a gap by a window, an empty cupboard. Around Maryland, many homes were built since 2000, so spaces like that are worth a second look. Drawers and shelves can make use of the full depth.
You get the quote in writing, so there’s time to read it properly and share it with anyone else involved. It covers the design, materials and finish agreed at the visit.

Fitting day, step by step
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Newer blocks often have concierge desks, entry systems and rules on lift booking, so check them with the managing agent before fitting day. The furniture is built in sections that fit the lift and doorways.
- It starts when you get in touch with some details about the window, including any radiator under it.
- We come to measure and plan the seat, the storage and any radiator grille with you.
- You receive a written quote for the seat we’ve discussed, for you to look over.
- The seat is made in our workshop and painted to your chosen colour.
- We bring it to your home, fit it and leave it ready to use.
Before we arrive
- Clear the area where the furniture is going
- Clear the walls of pictures and shelves
- Clear the hallway and stairs so the sections can come through

Materials and finishes
Moisture-resistant MDF
Because it cuts cleanly, MDF is ideal for angled panels and radiator grilles. We use a moisture-resistant grade, which is stable and takes paint well. Most of what you see on the finished seat is MDF.
Spray-painted finish
Spray painting gives the seat a very even surface. We apply it in our workshop, and the paint needs time to cure fully once fitted.
Window seats in Maryland: local notes
The biggest shares of homes in the streets around Maryland were built since 2000 (about 55%) and before 1919 (about 19%), going by the Valuation Office Agency’s 2025 council tax figures. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. 4 conservation areas have at least part of their area within a mile of central Maryland. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Newer homes are more common around Maryland than across Newham: about 55% date from 2000 onwards, against about 29%, based on the Valuation Office Agency’s 2025 council tax data. Newer homes often have stud walls and compact rooms, so fixings and sizes are planned with that in mind.
For an older house near Church of St John the Evangelist, a radiator under the window just needs a grille in the seat front. If your home is as old as some of the listed buildings nearby, such as The Theatre Royal, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If you live near West Ham Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.
Maryland is part of the London Borough of Newham, about 2 miles south-east of Plaistow. We design and make window seats for homes in Maryland, as part of our work in every London borough. In Newham, Maryland is one of the places we cover, and the borough has 26 places on our list.
Postcode districts we cover here for window seats: E15, E20 and E7. We cover homes on streets such as Cam Road, Ward Road and Wise Road, whether you want window seats or another piece made for the room. Other places close to Maryland include Stratford (1 mile west), East Village (1 mile north-west), Temple Mills (1 mile north-west), West Ham (1 mile south-east) and Holloway Down (1 mile north). Elsewhere in Newham, we also cover Plaistow (2 miles south-east), Canning Town (2 miles south-east), East Ham (3 miles east), Upton Park (2 miles east), Greengate (2 miles south-east) and Plashet (2 miles east).
Near you in Maryland
The streets we cover here include those near The Two Puddings pub, Carpenters Primary School and Sarah Bonnell School, among other places. There is a railway station in Maryland itself: Stratford (London) station. A little further out are Passmore Edwards Museum (0.5 miles east) and Queen Mary's Hospital for the East End (under half a mile east). Not far away are Old Ford Island.
Could you do it yourself?
The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
Questions we’re often asked
Will parking be an issue for fitting furniture in Maryland?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, so we can plan the day around it.
Do you cover homes near Stratford (London) station?
Yes. We cover all of Newham and the rest of London. To get started, you can use our contact form with some details about the room.
Can a window seat go over the radiator?
Yes. A radiator under the window is common, and the seat is designed to work with it. The front includes a grille so the radiator keeps working. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.
How long will the window seat fitting take?
The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. Because everything is made in our workshop, the work in your home is the fitting itself. We keep the room as tidy as we can while we work.
Can you come on a Saturday?
Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.
Do you do the electrics?
No. Sockets, switches and lighting are for your electrician. We plan the furniture around where they’ll go.

Tips worth knowing
Fitted furniture is part of the room, so it’s worth looking after. Here are a few tips worth knowing:
- Decide whether you’d like a lid, drawers or both
- Let us know about parking near your home
- Decide if the seat is part of a larger piece
- Check whether there’s a radiator under the window
If you are having a cushion made, we’ll give you the exact size of the seat. Let the paint cure before the cushion goes on, so the fabric does not stick or mark the finish.
Open and close lids with care, rather than letting them drop. That protects the hinges and the paint. Don’t overfill drawers, as heavy loads strain the runners.
