Window seats in Hoxton

Bay windows are common in period homes, and they make a natural place for a seat. A bay is rarely a simple shape, with angled sides and walls that are not quite straight. Each side is measured and the seat is scribed to fit, so it sits neatly in the bay without gaps. It’s the kind of space where a ready-made bench never quite fits. Most enquiries start with looking for a reading spot by the window and a nursery or bedroom short of storage, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

A hall in a home built since 2000 is often compact, with several doors leading off it, which leaves little wall for storage. Around Hoxton, many homes were built since 2000, so that is worth planning for. Even a shallow run can hold coats and shoes without crowding the doors.

Everything we agree at the measuring visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Before and after fitting day

None of this takes much effort. Here’s what we suggest:

  • Clear the bay or window area before the design visit
  • Think about what you’ll store under the seat
  • Note the position of any radiator and its pipes
  • Decide if the seat is part of a larger piece

Wiping the seat with a soft, damp cloth is usually all it needs. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge picks up marks first.

Do not block the grille with cushions or things stored in front of it. Keeping it clear helps the radiator work as it should. Things stored near a radiator stay warm, so choose what goes there with that in mind.

Made for the room, or bought in a box?

For a straight window with no radiator, a ready-made bench can do the job. A bespoke seat earns its place where there’s a bay, a radiator or a need for storage. At the design visit, we’ll tell you honestly which approach suits your window. Ready-made units fixed to stud walls are often held by fixings that don’t suit the board. Built-in pieces are designed with the right fixings from the start.

Prices are quoted for your room, once we’ve measured and talked through the design. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Questions we’re often asked

Do you make window seats for homes in Hoxton?

Yes. We cover all of Hackney and the rest of London, and Hoxton is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.

My home in Hoxton is a flat. How do you get the furniture in?

At the design visit, we measure the way in along with the room itself. Window seats are made in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

Is it possible to have a window seat above a radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. A grille in the front lets the heat into the room. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.

Who chooses the colour?

You choose it, and it is agreed with you before painting. Spray and hand-painted finishes both use the colour you’ve chosen.

Can you come on a Saturday?

Yes, Saturdays are possible by prior arrangement. Just mention it when you contact us, and we’ll see what we can do.

What does a bespoke window seat cost?

There’s no price list: each design is priced in writing after we’ve seen the space. The shape of the window, the mix of drawers and lids, and any grille all play a part. Everything is set out in a quote in writing after the visit.

What it costs

Prices vary from room to room, for these reasons:

  • Where a van can park, like a permit bay or a bay suspension
  • Walls and floors that are out of level or out of square
  • Whether you choose a spray or hand-painted finish
  • How easy it is to get the furniture into the room

The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

Before the design visit

A few details help us understand the job before we visit. When you contact us, it is useful to send:

  • Pictures of styles you like, if you have any
  • The postcode, so we can plan the visit
  • What kind of home it is, and which floor the room is on
  • Rough sizes: width, height and depth

Rough measurements are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To get started, drop us a line using the contact form. The written quote follows the visit.

What happens on fitting day

In older rooms, the furniture typically has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. In a newer home, floors, walls and door frames are often freshly finished, so we protect the route before carrying anything in. Door frames and corners get covers too. The sections are assembled in the room.

  1. First we hear about your bay or window and what you’d like.
  2. At the design visit, every side of the window is measured. Then we talk through the seat height and storage.
  3. The design is agreed and a quote in writing follows.
  4. Every part is built in our workshop, ready for a spray-painted or hand-painted finish. The materials are moisture-resistant MDF and birch plywood.
  5. The seat is fitted, scribed to the walls and checked with you.

Before fitting day

  • Point out meters, boilers and fuse boards near the furniture
  • Move anything in the hall or on the stairs out of the way
  • Make sure pets are kept safely away

Ask for a quote

Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a quote in writing. The price comes in a written quote, worked out from the measurements and the design you choose. To book a design visit, message us from the contact page.

Why people ask for window seats in Hoxton

Some people want a reading spot. A seat by the window, with books nearby, makes a natural reading corner. It quickly becomes a favourite place to sit.

If any of these sound familiar, it is worth getting in touch:

  • Wanting a quiet place to read
  • A room with shutters and sashes that deserves a proper seat
  • Unused space below a sash window
  • Standard furniture leaving gaps in a bay

Near listed buildings like Church of St Columba, under half a mile east of the centre of Hoxton, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can require listed building consent.

Before you choose who makes it

  • How they’ll get the furniture into the room
  • Which materials they’ll use, named in the quote
  • Whether the quote follows a visit to your home
  • Whether you will get a written quote, not just a figure

Storage in Hoxton homes: local notes

The biggest shares of homes in the area around Hoxton were built since 2000 (about 36%) and between 1945 and 1972 (about 26%), based on the Valuation Office Agency’s 2025 council tax data. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. There are 81 entries on the National Heritage List within half a mile of the centre of Hoxton. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. About 26% of homes in the neighbourhood around Hoxton were built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Post-war homes often have wide windows with radiators below, so a window seat needs a grille or open front to keep the heat moving.

If you live in a period home close to Church of St Anne with St Columba, a seat under a sash window can keep shutters and cills clear. If you live near Shoreditch Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things.
