Window seats for your home in Shoreditch

About our window seats in Shoreditch

The storage under a window seat is often as useful as the seat itself. A lift-up lid is simple and gives access to the full depth, while drawers are easier to reach if there’s a cushion on top. We’ll talk through which suits the way you use the room. If you are living with looking for a reading spot by the window and off-the-shelf pieces that never quite fit the window, that is what window seats are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

A large number of homes around Shoreditch date from 2000 onwards, and in London many homes of that age are flats in newer developments. Boilers, cylinders and consumer units often sit in a hall cupboard, and any new storage keeps their access and ventilation. Cupboards can be shallow where space is tight, so the hallway still feels open.

Our quotes are written in plain words, without jargon. They say what will be made, what it’s made from and how it will be finished, all taken from the design visit.

Flats, conversions and lettings

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways as well as the room, so the furniture can be made in sections that fit through without a struggle.

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot give advice on leases.

How fitting works for window seats

Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, closing the gaps a standard unit would leave. How long the fitting itself takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Before fixing into a stud wall, we check for pipes and cables, and heavy pieces are fixed into the studs or stand on the floor. Other trades handle any new sockets or plumbing, ideally before fitting day.

  1. It starts when you get in touch about a window seat. Say how you’d like to use it, if you know.
  2. At the design visit, we look at the window, the radiator and what you need. Shutters and cills are noted too.
  3. A quote in writing follows, with the fitting days agreed. Read it through and ask if anything is unclear.
  4. Your window seat is built in our workshop, shaped to the window, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and leave it ready to use, with the lids or drawers checked with you.

  • Mention any parking restrictions on your street

Arranging a design visit

Getting a quote starts with a few details: the room, rough measurements and some photos if you have them. To send them, drop us a line using the contact form. We’ll then arrange a design visit and follow it with a quote in writing.

What it’s made from

Moisture-resistant MDF

Next to a cold window, a moisture-resistant grade of MDF is a good choice. It takes a spray-painted or hand-painted finish well, and it stays stable once fitted.

Doors and drawer fronts

What shows of the seat is mainly its fronts. We make them plain or panelled, with handles to match. Where needed, a grille is part of the front.

Making use of tricky spaces in Shoreditch

About 39% of the homes in the streets around Shoreditch went up since 2000, and about 28% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Entries on the National Heritage List near the centre of Shoreditch include Church of St Leonard (Grade I), under half a mile north-east, and Church of St Michael (Grade I), under half a mile south-west. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. Check with the council’s conservation officer first. About 39% of homes around Shoreditch were built since 2000, well above the figure for Hackney as a whole, about 24%, according to Valuation Office Agency council tax figures (2025). Newer homes often have stud walls and compact rooms, so fixings and sizes are planned with that in mind.

If your children go to Virginia Primary School or a school nearby, deep drawers suit the bulky things families collect, from scooters to swimming kit. Living in a block of flats near Shoreditch High Street station? Then the lift, the stair turns and the front door all set the largest piece that can come in. The wider area includes historic houses such as Mansion House, about 1 mile south-west. For a period home anywhere nearby, window seats can be scribed to follow a bay that’s rarely square.

What affects the cost of window seats

To work out the quote, we look at:

  • The overall size of the piece
  • The finish: spray painted or hand painted
  • Stairs, lifts and the route to the room
  • Hanging rails, shelves, drawers and other fittings inside

The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

What we need to know

Getting some details early makes the visit more useful. Where you can, include:

  • What you’d like to store or use the space for
  • Rough measurements: width, height and depth
  • Pictures showing the full wall, from floor to ceiling
  • Pictures of styles you like, if you have any

If you know what you want, say so; if you do not, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote that follows sets it out. To arrange a visit, message us from the contact page.

Your questions about window seats in Shoreditch

Can you make window seats for a home in Shoreditch?

Yes. We cover all of Hackney and the rest of London, and Shoreditch is part of that. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Can you fit furniture in a home close to Shoreditch High Street station?

Yes, homes across Hackney and the rest of London are within the area we cover. To get started, you can send us a few details through our contact form with a few details about the room, and let us know about parking and access at the same time.

Should I send photos?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you drop us a line using the contact form.

Do I need to be in when you fit?

We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

Does fitted furniture need planning permission?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

What do you do at the measuring visit?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, then send a quote in writing.

When you need someone else

We’d rather be clear about where our work stops:

  • Moving or replacing a radiator, which is for your plumber
  • Fixing the window itself
  • Plastering and decorating around the seat

If you are not sure what’s possible in your room, you can message us from the contact page and we will give you a straight answer. Our process from visit to fitting.
