Window seats in Hackney

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. We make window seats for homes in Hackney, each designed at a visit to your home.

  • A bay with no furniture that fits
  • Wanting a quiet place to read
  • Off-the-shelf pieces that never quite fit the window

Window seats in Hackney

About our window seats in Hackney

Window seats work in bedrooms and children’s rooms as well as living rooms. With deep drawers or a lift-up lid, it becomes useful storage as well as a place to sit. Drawers can be easier than a lid for children to use. Whatever the room, the process for a home in Hackney is the same. If you’re living with unused space below a sash window and a bay with no furniture that fits, that is what window seats are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

One flat can have concrete, block and plasterboard walls side by side. Since most households around Hackney live in purpose-built flats, each wall is checked before fixings are chosen. Storage on a lightweight wall stands on the floor and is fixed back for stability.

A quote in writing follows the design visit. It sets out the design we’ve talked through, the materials and the finish, so you know exactly what you’re getting.

FAQs: window seats in Hackney

How do you fit window seats in a flat in Hackney?

We measure the route in along with the room itself: the stairs, landings, lift and doors. Window seats are built in our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.

Will parking be an issue for fitting furniture in Hackney?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you during the design visit.

How is the furniture painted?

There are two ways to finish it: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

How is a window seat priced?

Because every job is different, the cost is set out in a written quote after the visit. The shape of the window, the mix of drawers and lids, and any grille all play a part. Everything is set out in a quote in writing after the visit.

Can a window seat go over the radiator?

Yes. The seat has a grille or open front, so the warmth can reach the room. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

Who chooses the colour?

The choice is yours. Whichever finish you pick, it is in the colour you’ve chosen.

Is it time for window seats?

Storage is another big reason. A seat with a lift-up lid or drawers can hold toys, blankets, books or games. It adds storage in a space you’re not otherwise using.

These come up often when people first get in touch:

  • No comfortable place to sit in the light
  • Nowhere to keep blankets, toys or books
  • Wanting a seat without blocking the radiator
  • A period room that needs furniture to suit it

The wider area includes historic houses such as Sutton House, about 0.3 miles north-west. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly.

Questions to ask before you hire anyone

  • Will the quote be in writing?
  • Whether the quote says what the furniture is made from
  • How the furniture will be finished, and where
  • Do they scribe the furniture to the walls?

Choosing a carpenter in London: a checklist

Window seats in Hackney: local notes

Homes built before 1919 make up about 33% of the housing in the area around Hackney, with about 24% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. We take that into account during the design visit, since older and newer walls take different fixings. Hackney is partly covered by the Well Street Conservation Area, according to Historic England’s records. Conservation area controls are mainly about the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If you are unsure, check with the council before work starts. Purpose-built flats are home to about 57% of households in the streets around Hackney, based on Census 2021. For a flat, window seats are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

For an older house near Church of St Luke, a bay or a sash window is a natural place for a window seat. For a flat near Homerton station, each piece is planned so it can be carried up and joined together in the room.

Hackney is within the London Borough of Hackney, about 2 miles south-west of Shoreditch. We design and make window seats for homes in Hackney. We cover places right across the rest of London, large and small.

Design visits and fitting in E9, E8, E3 and E5 work the same way as everywhere else we cover. If your home is on a street like Homerton High Street, Primrose Square and St John's Church Road, or close by, we can visit to measure up for window seats. The A107 and B113 runs close to Hackney; on busy main roads, unloading window seats takes a little planning. We also cover Homerton (1 mile north), Lower Clapton (1 mile north), Hackney Central (1 mile west), London Fields (1 mile south-west) and Cambridge Heath (1 mile south-west). We also make window seats in nearby places like Shoreditch (2 miles south-west), Hoxton (2 miles south-west), West Hackney (2 miles north-west), Stoke Newington (2 miles north-west), Stamford Hill (2 miles north-west) and Upper Clapton (2 miles north).

From workshop to your room

Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it sits neatly against the room. How long fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. In a block without a lift, every section goes up the stairs, so it is sized to be manageable. The tightest landing sets the largest piece. The pieces are assembled in the flat.

  1. First you tell us about the bay or window where you’d like a seat.
  2. We visit to measure the window and talk through the design. We also talk about lift-up lids or drawers.
  3. We send a quote in writing setting out the design, materials and finish, for you to look over.
  4. We make the seat, the lids or drawers and any grille in our workshop. We use moisture-resistant MDF and birch plywood.
  5. We bring it to your home, fit it and leave it ready to use. Any radiator grille is fitted so heat can still reach the room.

Before we arrive

  • Clear the hallway and stairs so the sections can come through
  • Mention any parking restrictions on your street
  • Point out meters, boilers and fuse boards near the furniture

Advice

Bespoke or off-the-shelf?

With a ready-made bench, the colour is the maker’s choice. Ours is spray-painted or hand-painted in a colour agreed with you, so it can match the woodwork or the walls. Ready-made units cannot follow the boxing and risers found in many flats, leaving gaps or blocking access. Fitted furniture is built around them.

There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

What affects the cost of window seats

When we put a quote together, we consider:

  • Tricky walls, sloping ceilings and uneven floors
  • What goes inside: rails, shelves, drawers and dividers
  • Access to the room, like stairs, lifts and narrow halls
  • The width and height of the space

The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

What we need to know

To help us picture the room, please include:

  • Pictures showing the full wall, from floor to ceiling
  • Anything fixed to the wall that the furniture needs to work around
  • Any ideas or images you’ve saved
  • Approximate measurements of the space

The quote is built from the design visit. We measure the room properly, check how the walls and floors run and talk through the design with you. A quote in writing follows the visit, so you can take your time with it. To arrange the visit, drop us a line using the contact form.

Caring for painted furniture

New paint needs time to cure fully, so go gently with it for a while. Beyond that, these tips help:

  • Note the position of any radiator and its pipes
  • Decide if the seat is part of a larger piece
  • Bring paint colours you like to the design visit
  • Mention any parking rules on your street

If you’re having a cushion made, we will give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, to protect both the fabric and the finish.

Open and close lids with care, rather than letting them drop. That protects the hinges and the paint. Avoid overloading drawers so they keep running smoothly.
