Window seats in Clapton
Questions we are often asked
Will a conservation area stop me having window seats fitted in Clapton?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Is Clapton in the area you cover for window seats?
Yes, Clapton is within the area we cover, which takes in all of Hackney and the rest of London. The first step is a design visit, where we measure and discuss the design, followed by a quote.
What is a window seat made from?
The seat is made from moisture-resistant MDF and birch plywood. Birch plywood gives strength to the frame and seat, and MDF takes paint well for the fronts and grilles. The finish is spray-painted or hand-painted.
Is an outside wall a problem for fitted furniture?
It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.
What happens at the measuring visit?
We take full measurements, look at the walls and floors and work through the design together. We’ll also ask about access and parking, and afterwards we send a written quote.
Do I need to be at home on fitting day?
We need access, so someone has to let us in. After that, you don’t need to stay in the room, though we like to go over the furniture with you at the end.
How we make window seats for Clapton
A well-made window seat gives you a place to sit in the best light in the room. Our window seats are made for bays, sash windows and the recesses beside them, usually with storage below, under a lift-up lid or in drawers. For a home in Clapton, it starts with a design visit to measure the window and talk through the design. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are a radiator that makes the space hard to use and a recess under the window doing nothing.
Around Clapton, a large share of homes date from before 1919, and older houses have lots of odd corners: the space under the stairs, the bay at the front, the alcoves, the hallway recesses and, where the loft has been converted, the eaves. That is where fitted storage comes in, scribed to walls that are rarely straight.
The written quote is your record of the job. It sets out the window seat designed for your room, what it’s made from and how it is finished, and the workshop works from it.

What affects the price in Clapton
The price for your room depends on:
- Where a van can park, such as a permit bay or a bay suspension
- Whether you choose a spray or hand-painted finish
- How easy it is to get the furniture into the room
- What goes inside: rails, shelves, drawers and dividers
We do not publish set prices, because each job is designed for a single room. We measure up, discuss the design and send a written quote, naming the materials and finish. To arrange a design visit, get in touch through our contact form.
Before the design visit
Ahead of the design visit, we’ll usually ask about:
- What kind of home it is, and which floor the room is on
- Examples of the look you are after
- Anything fixed to the wall that the furniture needs to work around
- How you want to use the space
We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Prices are quoted for your room, once we’ve measured and talked through the design. To book a design visit, get in touch through our contact form.
Window seats in Clapton: local notes
Homes built before 1919 make up about 46% of the housing in the neighbourhood around Clapton, with about 16% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Clapton include Pond House (Grade II*), under half a mile south-east, and United Reformed Church (Grade II*), about 0.5 miles south-east. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. Check with the council’s conservation officer first. Flats in converted or shared houses account for about 25% of households in the neighbourhood around Clapton, in the ONS Census 2021 figures. In a converted house, rooms can be odd shapes, with new partitions meeting old walls, and the route in may go through a shared hall and stairs. If your flat is leasehold, check your lease before anything is fixed to the walls.
The wider area includes historic houses like Sutton House, about 0.8 miles south. If your own home is a period one, the deep reveals of an older window can frame a seat neatly. If you live in a period home close to Church of St James the Great, window seats can be scribed to follow a bay that is rarely square.

Before and after fitting day
Most of what helps is simple. What we’d suggest:
- Move furniture away from the window so we can measure
- Let us know about the radiator before we visit
- Check the shutters so the seat can leave room for them
- Decide whether you’d like a lid, drawers or both
Small marks on a hand-painted finish can be touched in. Keep a note of the colour for later. A spray-painted finish is smooth and even, and small marks often wipe off with a damp cloth.
Avoid standing on the seat to reach the window or curtains. The seat is made for sitting, and standing puts weight in one spot. A little care keeps it looking good.

Damp treatment and building work are for other specialists, and there are a few other limits too:

How fitting works for window seats
With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly, then checked again. How long fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Where a period house has been split into flats, the way in often goes through shared parts, so neighbours may appreciate a note before fitting day. Each section is sized for the tightest door or turn. Saturdays can be arranged.
- You send us a note about the window and the seat you’d like.
- At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
- A quote in writing follows, with the finish written in.
- We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
- The seat is fitted and scribed, and any hand painting is done on site.
- Fresh paint takes a while to cure, so go gently with the seat and lids at first.
Getting ready for fitting day
- Get any new sockets or wiring done by your electrician before fitting day
- Clear the walls of pictures and shelves
- Empty the space we will be working in
