- Unused space below a sash window
- A room with shutters and sashes that deserves a proper seat
- A radiator that makes the space hard to use

About our window seats in Leytonstone
Each window seat is made in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood gives the seat its strength, as it’s strong and holds screws firmly, while MDF takes paint well for the fronts and panels. It’s then spray-painted or hand-painted and fitted in your home in Leytonstone. If your home has a radiator under the window getting in the way and no space for toys and games, that is what window seats are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
A solid brick outside wall in an older house can be cold and sometimes damp, so a gap and ventilation behind fitted storage help avoid condensation. A large share of the homes around Leytonstone date from then. Any damp is dealt with before storage goes in.
Once you’ve read the quote and decided to go ahead, the furniture is built in our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

What happens on fitting day
The last stage of the day is the finish. With a spray finish from the workshop, there is normally only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. Terraced streets in London are often lined with parked cars, so it’s useful to tell us at the design visit what’s outside. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by prior arrangement.
- You let us know about the window and the room, with a note of any radiator or shutters.
- At the design visit, every side of the window is measured. Then we discuss the seat height and storage.
- The design is agreed and a written quote follows.
- The seat is made in our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
- We fit it in your home and check every lid and drawer with you.
Getting ready for fitting day
- Clear the hallway and stairs so the sections can come through
- Get any new sockets or wiring done by your electrician before fitting day
- Let us know if your street is in a controlled parking zone

Caring for painted furniture
A few practical points help before and after fitting day. These are worth keeping in mind:
- Let us know about parking near your home
- Think about matching the woodwork or the walls
- Decide if the seat is part of a larger piece
- Consider how often you will reach for what’s stored
If you are having a cushion made, we will give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, to protect both the fabric and the finish.
Every so often, look at the hinges and any handles. A loose screw is easy to tighten before it works loose. If something stops working smoothly, send us a few details through our contact form and tell us.
Questions from Leytonstone
Do you make window seats for homes in Leytonstone?
Yes, Leytonstone is within the area we cover, which takes in all of Waltham Forest and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.
Is parking a problem for fitting in Leytonstone?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.
Can you fit furniture to uneven walls?
Walls and floors that aren’t true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth.
How is the furniture painted?
There are two ways to finish it: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Will a window seat work below a sash window?
Yes. Seats suit sash windows in many older homes. The cill height and any shutters are measured carefully, so the seat fits without getting in the way of the window. Repairs to the window itself aren’t our work.
Can a window seat go over the radiator?
Yes. The seat has a grille or open front, so the warmth can reach the room. Space is left around the radiator too. If you want the radiator moved, that’s work for your plumber.
Why people ask for window seats in Leytonstone
A radiator under the window often makes the space hard to use. A seat with a grille in the front keeps the radiator working and the window usable. It solves the problem of what to do with the space.
We are often asked to help with:
- Unused space below a sash window
- No comfortable place to sit in the light
- Standard furniture leaving gaps in a bay
- An empty bay that doesn’t get used
For families living near George Tomlinson Primary School, a place for each person’s coat and shoes stops the hallway filling up.
Before you choose who makes it
- Have they measured the stairs, lift and doorways?
- Can you see real work of theirs?
- A written quote that sets out the job
- Where they’ll park and unload

Pricing window seats in Leytonstone
We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:
- Where a van can park, such as a permit bay or a bay suspension
- How many doors and drawers there are
- Access to the room, like stairs, lifts and narrow halls
- Whether you choose a spray or hand-painted finish
How it’s painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.
What we need to know
Getting a few details early makes the visit more useful. If you can, send:
- Examples of the look you are after
- Anything fixed to the wall that the furniture needs to work around
- Rough sizes: width, height and depth
- A few pictures of the space, taken from the doorway and from each corner

Leytonstone homes and window seats
The biggest shares of homes in the area around Leytonstone were built before 1919 (about 65%) and between 1945 and 1972 (about 12%), based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Within a mile of the centre of Leytonstone, 5 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Many London boroughs run controlled parking zones, and Waltham Forest sets its own rules. If your road in Leytonstone falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Parking near your home is worth mentioning during the design visit.
Valentines Mansion, about 2.4 miles east, is one of the historic houses in the wider area. If your own home is a period one, a bay or a sash window is a natural place for a window seat. If you live near Leyton Jubilee Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Where other trades come in
Not everything around window seats is carpentry, from an electrician to a plumber or a Gas Safe engineer. Here is what to bear in mind:
- Moving or replacing a radiator, which is for your plumber
- New sockets or lights near the window, which are for your electrician
- Painting the walls of the bay
