About our TV and media units in Mottingham

Everything starts with the screen. The opening is planned around your current TV, or a bigger one if you are likely to upgrade, with a margin so it isn’t a tight squeeze. The height of the screen matters as well: it should suit where you sit, not just the wall. We make TV and media units from moisture-resistant MDF and birch plywood, finished by spray or by hand, and the things people most often want solved are somewhere to keep games tidy and boxes with no ventilation.

A typical 1930s semi has a bay window at the front and a chimney breast with a recess either side. Interwar, semi-detached and detached houses make up a big part of the housing around Mottingham, so it’s a layout worth planning for. TV and media units typically go on the chimney breast wall, leaving the bay clear, though every room is measured first.

After the design visit, we send you a written quote. It sets out the design we’ve talked through, the materials and the finish.

TV and media units for homes in Mottingham

Homes built between 1919 and 1939 make up about 48% of the housing in the area around Mottingham, with about 26% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how TV and media units are fixed and fitted. Near the centre of Mottingham, Historic England’s list includes The Grange Eltham College Junior School (Grade II), under half a mile north, and Geffery' s Homes (Almshouses) (Grade II), about 0.5 miles east. For a listed home, changes inside that alter its character can require listed building consent from the council, for instance removing or fixing into original panelling. It is worth speaking to the council’s conservation officer before the design is final. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. Vans bringing furniture to Mottingham fall under it, just as they do across the rest of London. How the van gets to your door is planned during the design visit.

Eltham Palace, about 1.1 miles north-east, is one of the historic houses in the wider area. For a period home anywhere nearby, picture rails and cornices give TV and media units a line to finish at. If you live in a period home close to Jubilee International Church, walls that bow and floors that slope are why TV and media units are scribed to fit rather than pushed into place. For families living near Marvels Lane Primary School, low doors that small hands can open, with books and ornaments higher up, suit a busy family room.

Mottingham is in the London Borough of Bromley, about 4 miles south-east of Orpington. Wherever you are in Mottingham, it works the same way: a design visit, a quote in writing, furniture made at our workshop and fitting in your home. We list Mottingham among 49 places we cover in Bromley.

Design visits and fitting in SE9, SE12 and BR1 work the same way as everywhere else we cover. You’ll find streets here such as Horley Road, Dorset Road and Albert Road, and we cover homes on all of them for TV and media units. Other places close to Mottingham include Chinbrook (1 mile south-west), Grove Park (1 mile west), Coldharbour (1 mile east), Middle Park (1 mile north) and Horn Park (1 mile north-west). Other parts of Bromley we cover include Orpington (4 miles south-east), Bromley (2 miles south-west), Beckenham (3 miles south-west), St Mary Cray (4 miles south-east), Chislehurst (2 miles south-east) and Penge (4 miles west).

Honest limits

Damp treatment and building work are for other specialists, and there are a few other limits too:

  • Structural changes to the wall
  • Any electrical work (your electrician handles that, and Part P covers some of it)
  • Configuring the TV and sound system

Not sure whether your space suits TV and media units? You can tell us about the room on our contact form and we will tell you before you arrange a visit. Our process from visit to fitting.

What goes into it

  • Hand-painted finish
  • Moisture-resistant MDF
  • Cable routes
  • Birch plywood
  • Ventilated cabinets
  • Spray-painted finish

Could you do it yourself?

Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.

Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.

Questions from Mottingham

Is parking a problem for fitting in Mottingham?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit, so the day can be planned around it.

I live near Grove Park station. Is that in your area?

Yes, homes across Bromley and the rest of London are within the area we cover. To get started, you can send us a few details through our contact form with some details about the room, and let us know about parking and access at the same time.

Do I need to be at home on fitting day?

Someone needs to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.

Can you fit furniture to uneven walls?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

Do I need permission in a conservation area?

Not normally. Conservation areas mostly control changes to the outside, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.

What happens when you come to measure?

We measure the room, check how level the walls and floors are and go through the design with you. Access and parking are worth talking about too.

How fitting works for TV and media units

The last stage of the day is the finish. With a spray finish from the workshop, there’s normally only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. Either way, the finish is the one set out in your quote. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so any section going up there is sized for them. Elsewhere in the house, the route is usually more generous. Each section is assembled and fixed in the room.

  1. To begin, use our contact form; a brief note on the TV wall and everything that plugs into it is plenty.
  2. At the design visit we measure the wall and plan cable routes and ventilation, as set-top boxes, consoles and amplifiers need air.
  3. Your written quote sets out the design, materials and finish.
  4. The unit is made in our workshop from moisture-resistant MDF and birch plywood, with cable openings and vents cut in.
  5. The unit is fitted and scribed to the walls, with a spray-painted or hand-painted finish and the routes left clear.

Before fitting day

  • Check the building’s rules for trades and lift bookings
  • Move anything in the hall or on the stairs out of the way
  • Clear the walls of pictures and shelves

Starting with a design visit

Getting a quote starts with some details: which room it is, rough sizes and a couple of photos if you can take them. To send them, send us a few details through our contact form. After that, we arrange a visit to measure and talk through the design, then send a written quote.

Materials and finishes

Hand-painted finish

Hand painting often suits units in older houses. The colour is agreed with you.

Plinths and scribe strips

Scribe strips are trimmed on site to meet walls that are not straight, so there is no gap.

Flats, leases and landlords

We also make and fit furniture for landlords furnishing a let, as it makes good use of an tricky room. It is made from the same moisture-resistant MDF and birch plywood as any of our work.

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.
